The sitting room and sunny conservatory offer plenty of space for a little leisure time, while the dining kitchen with separate dining room offer complete flexibility for relaxed brunches or more formal dining.
There is a spacious king-size bedroom with walk-in dressing room and en-suite facilities as well as a pretty twin room, each featuring high quality mattresses and crisp linens with views over the garden to open fields beyond.
The accommodation is all on the ground floor (no internal steps) and is therefore suitable for less mobile guests.

Garden and grounds
The cottage sits in a pretty, mature lawned garden which is fully-enclosed once the gate is shut. There is a patio terrace to the rear of the cottage with outside dining space and a gas barbecue. An outside shed provides storage for outdoor kit and bikes. There is ample parking for two cars.
As can be seen from the images, the owner’s property is visible from the cottage. The patio and garden looks out over lovely open countryside, however the owner's property sits to the right. They are on-hand to assist guests get the best from their stay but are very respectful of guests’ privacy.
The charming market town of Duns is just 5 miles from the property offering a good range of small town shopping including a butchers, bakery, country and fishing store, a small co-op supermarket as well as a small selection of local gift and coffee shops.
For a greater choice, including larger supermarkets, the historic town of Berwick-upon-Tweed is 14 miles away including a Marks & Spencers food outlet, and a good selection of cafes, pubs and restaurants, including the very popular Maltings Kitchen with adjoining arts and theatre venue. Head to the quayside and you can purchase lobster, scallops or wild Scottish salmon fresh from the day’s catches from the Berwick Shellfish Company or order direct to have a perfect seafood platter delivered to your holiday home.
For eating out, the Wheatsheaf at Swinton (2 miles) or the Inn at Allanton (5 miles) are both renowned for serving dishes full of fresh local flavours amidst relaxed, convivial surroundings. Alternatively for a perfect pint and lovely ambient surroundings, the newly refurbished Cross Inn at Paxton is developing a super reputation for its excellent local menu and friendly atmosphere. A little further afield, the Collingwood Arms at Cornhill (10 miles) is an elegant setting for lingering lunches or fine evening dining.
For sightseeing, the property is an ideal base for exploring the wider area with its magnificent countryside steeped in a turbulent and romantic history, punctuated by imposing castles, including Floors, Bamburgh, Dunstanburgh, and Thirlestane; the evocative ruins of abbeys at Kelso, Melrose and Dryburgh; and the grand stately homes and gardens of nearby Paxton, Manderston and Mellerstain.
The stunning heritage coastline is just a short twenty minute drive with miles of pristine sandy beaches, jolly pubs serving the freshest fish and chips, and picture postcard coastal villages with charming galleries and gift shops.
Birdwatchers, walkers and photographers will delight in the stunning cliffs and coves of the Berwickshire coastline where you will spot thousands of seabirds and seals around the St. Abbs Nature Reserve or cross the causeway at low tide to the very beautiful Holy Island of Lindisfarne where you will experience nature at its very best.
There are some wonderful walks around the area, and more serious walkers and cyclists can link into a number of long distance routes including the Berwickshire Coastal Path, or St.Cuthberts Way which take in the spectacular scenery and rich wildlife of the area but which all have easier stretches and shorter routes for those seeking a more leisurely pace.
Walk for miles on the stunning sandy beaches around Bamburgh or simply enjoy the simple pleasures of a picnic watching kite surfers soar across the bay on sands which remain almost deserted even in the summer months.
