Judd Farm House is situated on 33 acres. It is surrounded by rolling hills of Litchfield. It is a perfect retreat for a group with generous size gathering rooms and large bedrooms that are tastefully decorated. There is a formal living room with wall to wall carpeting, fireplace, grand piano & a sleeper sofa. A family room with 2 couches & a raised fireplace. The dining room seats a large group comfortably. The kitchen lends itself to cooking for a large group.

Just completely decorated and finished December 1st. The living room feature a baby grand piano and fireplace with a sleeper sofa.

The dining room is done in country French furniture there is a set of silver flatware to use on the hutch. All kinds of serving pieces and bowls can be found in the hutch and cabinets.

The family room has 2 large sofas with a raised hearth fireplace. The TV gives you a choice of Amazon or Netflix's.

The drapes in family room should be closed at night to give you privacy. You can also close the drapes on the porch to keep heat in.

We provide a key to the garage that opens the right side. To lock it you have to move the door up and down a little bit. The other key opens the side porch. If it is snowy and wet you should you the garage. There is no walkway yet to the porch door.

The water refills slowly in the toilets- it usually shuts off just when you think it's stuck.

The house has 4 bedrooms, there is the library that has 2 full beds (not pictured) the living room has a sleeper sofa and the family room has 2 couches. This house can sleep 16.

The house has 2 large rooms to socialize in. The library will accommodate 4 with 2 full size beds. If you need additional sleeping such as an Air mattress- there is room in there. The property is on 33 acres and there is an unimproved road that is adjacent to the property on route 132. This is an excellent place p walk or ride a bike.
The basement is not accessible. We store personal items down there.

The Judd Farm House has an attic fan which can be used to effectively cool off the whole house if necessary. It draws outside air in any open windows, so it is most effective after sundown when the outside temperature drops. It is accessible from the north-west bedroom (heading upstairs, left, then left, so you're facing the backyard). Open the closet door and the door at the top of the attic stairwell, and switch on the wall switch inside the closet (located on the left wall of the attic stairwell) to activate the fan.

We take pride in providing our guests a wonderful experience. At the end of your stay please leave the property clean and picked up. This helps our housekeeper prepare the home for new guests to have a wonderful experience too!

1) Here's a simple checklist to help you organize your departure:

a) DO NOT make bed(s) but strip them down to the mattress pad. Leave used sheets on floor or bring them to front porch.

b) Leave used towels in a pile on bathroom floor or bring them to front porch and leave them on floor.

c) Wipe down table with a damp sponge.

d) Kitchen counter tops should be clear of dishes and wiped down. The dish washer has soap bricks in the adjacent cabinet and can be loaded and turned on.

e) Bathroom sink wiped down.

2) Some other considerations if you travel with a pet:

a) If you bring a pet please keep them off furniture or you may cover the furniture (couch and love seat) with a sheet from the linen closet. Remember to book them as a guest.

b) Please wipe up any muddy tracks and pick-up any dropping they may leave in yard.

3) Check out time: 11:00am.

a) To allow time to properly prepare the property for the enjoyment of the next guests, it is important to respect the checkout time. Check out time is 11:00am, and late check out may be granted for as late as 2:00pm with prior approval, provided no guests are scheduled to arrive early that day.

b) If guests overstay normal checkout time, property owner reserves the right to relocate personal items to a safe storage area of the house for later retrieval. Property owner assumes no liability for personal items that guests leave in the property past checkout time which may become lost or damaged.

4) Guests of guests:

a) If the booking point-of-contact must leave the property early, the names and numbers of all remaining guests should be provided to host. Any damage that they incurr will remain the responsibility of the booking party.

b) The guest must personally occupy the property and may not sub-lease the property or rooms to other individuals under any circumstance without express written permission of the host. The terms of any sublease will be discussed on a per case basis. Failure to disclose reselling rooms is against our terms and conditions and your party will be asked to vacate property immediately and forfeit all deposits and payments.

5) The property owner reserves the right to enter property under the following circumstances:

a) The guests have overstayed the checkout time.

b) The guests appear to be having an unauthorized party.

c) The guests are hosting more people than booked.

d) To make repairs and/or service appliances such as stove, dishwasher, refrigerator, washer, dryer, wifi Internet, gas grill, heating system, plumbing system, etc.

E) If you are booking for a group. We would like names and contact information of people staying on the property during the booking.

It is a nice place to stay if you are planning for water activities in Connecticut. We didnt mind driving so it worked fine for us. The host, Faye is very responsive. We had issue with the wifi and it was fixed right away. All in all it is worth every penny you pay for. Just watch out for wasphives as they spring up during summer. And your cell phone wont get any reception depending on your carrier.

A large can of wasp spray is now by the porch. I did the initial assault on the nest and it looks to be taken care of. The wifi was unplugged for the vacuum cleaner- oops!

Paul's family has lived in the Watertown area since 1976. I'm from the Farmington Valley area of Connecticut. Paul and I purchased the Heminway property in 1989 from the original owners that had a silk thread mill in town.
It's been a wonderful place to bring up our 2 girls Genevieve and Madeline. We love to give parties, spend time with friends and share interesting food. Inviting travelers from around the world to our properties is the perfect fit for us. We love to travel and we spend part of the year in Honolulu. We enjoy riding our bikes in the evening around Honolulu and on weekends take our trail bikes on the path around the 3 lochs of Pearl Harbor. I love to swim for exercise and try each morning to get some laps in.
