The good news is that its climate controlled with forced air heat and A/C, too. But, its important that you consider this for groups of 5+ who are planning on utilizing this bonus 3rd bedroom, as that might not be for everyone. Airbnb Smart Phone App:
We request all of our guests download the Airbnb App to their smart phones. We will do most of our communications through Airbnb but feel free to phone us if there are any urgent matters. Please let us know if you do not have a smart phone so that we can communicate mainly through phone once you have arrived.

Please let us know in advance what time you expect to arrive and depart.
Check in and check out times are strict unless prior arrangements have been made. Exceptions can be made for a nominal extra fee only when there are no other conflicts in the cleaning schedule and with other check ins and checkouts.
For your convenience we do a self-check in. On the day of your arrival we will provide you with (1) set of keys for two doors, and a code for the third. Please be discreet and do not discuss the code outside of the residence. Once you enter please send us a message through the Airbnb app letting us know that you have arrived and whether the place meets your expectations.
For your convenience we do a self-check out. Take out the trash and do your dishes before you go. It's fine to have the dishwasher running when you leave (We'll empty it.) Please gather up the soiled linens and towels, place them in the hamper, and we’ll do the rest. If you tracked in any sand from the beach please sweep or vacuum it up. Close the windows and shut the door securely when you leave. Send us a message notifying us that you’ll be checking out, and we’ll provide specific instructions on how to leave the keys in the lockbox, then.
Not A Party Crib:
This is NOT to be rented as a party house. This is a family neighborhood and is generally pretty quiet at night. Quiet hours are 10 pm until 9 am. No underage drinking allowed on the premises. The neighbors all have our phone number and if they call us to complain about any noise issues or excessive people arriving we will kick you out immediately (Airbnb does allow hosts to remove guests who do not follow our published house rules.) We require the names of all of the registered guests upon booking. There are to be no overnight guests not originally registered for the booking.
Please note, this is strictly a non-smoking rental. If you are a smoker this may not be the right place for you. You may NOT smoke inside or outside on the patio (and yes, this includes Marijuana). If we smell any smoke in the home when you leave we will keep your deposit plus charge you any additional cleaning fees to get the smoke smell out.
No Cooking Pungent Food:
If you have any questions about what's pungent, please ask in advance. Seafood, Curry, Popcorn, etc. We realize having access to the kitchen is one of the great benefits of AirBNB'ing, but if it makes the house stink then its not fair for the next guest.
Respect the 'hood:
Feel free to enjoy the space, but please be considerate of neighbors and listen to movies or music inside, or at the pool, at a respectful volume. If you can hear it from the street or alley, then please be courteous & turn it down.
No wet feet:
When coming in from the pool please towel off before entering the home or you can ruin the wood floors. Please take off all shoes upon entering the home, the hardwood and limestone are beautiful – but sensitive and can easily be damaged.
Infants and Children:
We love children and want you to know that they are more than welcome as our guests. This means that children of any age, even infants, are counted as guests in your guest count and we have a maximum guest limit of 6. Please let us know in advance the ages of all children and whether you have any special needs we could help accommodate.
Child Safety: Please note the space is NOT guaranteed to be baby proof or childproof. Please inspect the space when you first arrive and move any choking hazards out of your child's reach, and note the front balcony gap under the glass. It is your responsibility to watch your children at all times.
Your staying on our property acknowledges that we are not liable for any injury to you or your guests while on our property.
Accidents happen. If you or your guests break anything it is your responsibility to notify us so that we can replace it. If you notify us, we do not hold it against you in your review and we can easily arrange compensation or replacement through Airbnb's phone App.
No use of spray tan or self-tanner in the home. It stains the sheets and towels and gets on the furniture. No burning of incense or fragrant candles. The smell lingers for the next guests.
Most of all, please treat the home as if it were your own!
