Gadwall House is a contemporary coastal property just fifteen minutes' walk to Brancaster Beach.

The accommodation is extremely spacious with a wonderful open atrium style hallway/sun room overlooking the fully enclosed, spacious gardens. The kitchen is a great sociable space with central island, range style cooker and dining table, and the sitting room is comfortable with a log burner for cosy evenings in. The house also has the great advantage of a ground floor bedroom.

A good pub/restaurant is a five minute walk away.

Ground floor

Entrance hallway
Fabulous space that gives you the wow factor when you walk in. Tiled floor and feature staircase. To the rear is a glass ceilinged atrium style garden room with French doors to the garden. A really sunny spot to sit in. Furnished with white garden style chairs.

Sitting Room
Good sized room with plenty of room for everyone. Comfortable leather sofas and squashy cushions, chair, coffee table and lamps. Large screen TV with DVD player. Tiled floor.

Kitchen
Another great space, bespoke kitchen with central island and granite top. Range style cooker with two ovens, dishwasher, painted dresser. Well equipped. Dining table to one end with seating for 10, overlooking the garden.

Utility Room
Useful room with large fridge freezer, washing machine and sink, door to outside.

Twin room with wardrobe and chair.

Cloakroom
WC and basin.

Outside
The house is situated in a quiet position off the main road but within a few minutes’ walk of The Ship and a 15 minute walk to the beach. There is plenty of parking in the driveway and the garden to the rear is enclosed with a traditional wall. The rear garden is laid to lawns and has a patio area with garden furniture. It is walled on two sides and one side hedged (no side gates) so access to the front.

Brancaster is known for its simply stunning beach. It stretches for miles backed by gentle sand dunes and the famous links golf course of The Royal West Norfolk Golf Club. Seals bask on the creek edges and children can safely paddle in the tidal lagoons. The tide goes out a long way revealing the shipwreck of the S S Vina (beware of strong tides and do not venture out!) The sand is perfect for sandcastles and picnics. Kite surfers provide exciting entertainment on windy days. Parking is a few yards from the beach and anyone who walks that little bit further will be rewarded with their own private stretch of sand! The Ship public house has recently been reopened under Chris Couborough The Flying Kiwi Chef to great reviews. Traditional icecream and lollies can be had from the booth on the beach! Wildlife along the coast is abundant and accessible, Marsh Harriers wheel overhead along with Avocets, Oyster Catchers and Terns. A trip would not be complete without tasting the famous mussels, in season when there is an 'R' in the month.
