Built in 1930's, St Hilary's is a lovely detached house with bright, sun-filled rooms, set in a large and secluded pretty garden. Sitting in an elevated, quiet position on the edge of the popular village of Little Walsingham, with views across the village from the first floor, and over open fields to the rear - at certain times of year you can catch a glimpse of the The Walsingham to Wells toy steam train as it passes by. The house is a mix of contemporary and traditional furnishings, feels very spacious with several living 'spaces' and has the bonus of four en suite bedrooms, two of which could be classed as private suites as they have their own inner hall and private doorway to the main corridor.

Entrance Hallway
A warm welcome greets you as you arrive at St Hilary's. Doors off the hallway lead to..

Main Sitting Room
A lovely light and airy room, with an open fire for cooler days, and windows overlooking the side garden. There are two comfy sofas and a couple of stylish armchairs with pretty, coordinating cushions. There is no tv in this room, but there is both a hi-fi and record player, with a selection of LPs and CDs - a fab room for reading. listening to music and talking the night away.

Dining Room
A perfect room for a family meal or celebration, with a long wooden table and ten dining chairs. Original parquet flooring adds character, and French doors lead to the sunken patio area and lovely rear garden.

Kitchen
A well-equipped room, with a two oven gas Rangemaster cooker, combination microwave, dishwasher and washer/dryer. There is a large fridge/freezer in the handy, spacious adjoining pantry, and tucked away in an alcove, with windows overlooking the garden, there is a small breakfast bar and two high stools.

Inner Hall/Boot Room
A handy space with plenty of hooks for coats.

Music/Games Room
An attractive room with original herringbone parquet flooring and log burner (available for use from 2017), add warmth and character. If you are stuck for something to do on a rainy day - there are bookshelves crammed with books and a selection of games, there is table football, a card table and even a parlour grand piano!

Snug/TV Room
A great room for settling in for an evening in front of the 50" Smart TV to watch your favourite DVD/box set on the blu-ray player, or chose TV catch up and watch your favourite series. There is also a Playstation, with a selection of games. A really comfortable large L-shaped sofa, plus armchair with sheepskin rug, to snuggle into.

First Floor

Master Bedroom Suite (Bedrooms 1 & 2)
From the landing the door leads into a small inner hallway with seating, and storage.

Bedroom 1
The main bedroom has a Kingsize zip and link bed which can be made into twins (request on booking, if required), dressing table, wardrobe, bedside tables and lamps.

Bedroom 2
A separate room with a single bed, and under truckle bed (request on booking, if required).
A family bathroom completes the suite, with large double shower, twin basin vanity unit, bath with handheld shower and wc.

Bedroom 3
A Zip & Link be can be made into a King-size or 2'6" twin beds (please request on booking). There is a wardrobe, dressing table, bedside table and lamps.
The Ensuite Bathroom has a bath with handheld shower, wash basin and wc.

Bedroom 4
Twin beds with iron bedstead, bedside tables and lamp. There is a small TV with DVD player.The En-suite shower room has a shower cubicle, washbasin and wc.

Bedroom 5 (mini suite)
A doorway off the landing leads into an inner hallway. From this hallway, there is..
A bedroom with full size twin beds with pine bedheads, bedside table and lamp.
A shower room with shower cubicle and wash basin, and a separate cloakroom with wc. There is a door from the shower room that leads to the fire escape (for security, this door is kept locked with bolts at the top and bottom).

Outside
The pretty enclosed large garden, with well stocked borders, wraps around three sides of the property. The is a spacious gravel parking area for seven cars. There is a West facing patio and hexagonal paved seating area.

Just two minutes walk from the excellent village Farm Shop, a brilliant local restaurant and only five minutes walk from two great pubs. Easy access to the local coastal town of Wells-next-the-Sea (a bus regularly passes by at the bottom of the road), where you will find everything and more you would expect from a seaside town - great shops, cafes, busy quayside and stunning beach with its famous array of colourful beach huts. Little Walsingham is the site of the Shrine of Our Lady of Walsingham, the National Roman Catholic Shrine and the Church of England Shrine. It is a fascinating place to visit with many fine buildings. The Shrine is visited all year round by Pilgrims.
