The Hares, a wonderfully spacious detached bungalow with a lovely south facing enclosed dog friendly garden, is situated in a quiet cul-de-sac in the coastal village of Brancaster.


Entrance Hall
With coat rack, doors leading off to cloakroom and sitting room.

With WC and corner wash hand basin with mirror over and window to side. Tiled floor.

Sitting Room
A spacious, light and airy double aspect room picture window to the front and wall lighting.cosy open fire. There is a three seater leather sofa and two arm chairs. There is a TV with Freesat and built-in DVD player and a selection of books, games and puzzles. A door leads into the inner hall and kitchen/diner.

Kitchen/Dining Room
A light double aspect room with windows to the side and rear, cream shaker style kitchen with beech block worktop over, four ring hob with extractor over and under counter electric oven. There is a dishwasher, microwave, washing machine, fridge-freezer (3 drawer).
The Dining area is open to the kitchen and has table and chairs seating six people.

Providing an additional table and chairs and views over the garden, ideal for coat/shoe storage, tiled floor - an ideal space for wet dogs!

Inner hall
With storage cupboard and airing cupboard, doors lead off to the bedrooms and bathroom.

Master Bedroom
King size bed, side tables with bedside lamps, chest of drawers and built-in wardrobes. A large picture window to the front of property.

Twin Bedroom
Twin beds, bedside table with lamp and large picture window overlooking the rear patio and garden.

Bunk room
Ideal for children with full-size adult bunk beds, chest with lamp and window to the front of the property.

WC, bath with mixer tap, electric shower over and curtain, pedestal wash hand basin with mixer tap curtain, wash basin and WC. Tiled floor.

A garden path over the front lawn area leads to the entrance door and a side drive provides ample off road parking. The rear south facing garden is private and enclosed with a selection of mature shrubs and trees. There is a large patio area with garden furniture which provides and excellent spot for enjoying the summer sunshine.

Front garden and parking
There is a large lawn, mature tree and shrubs and a central path leading to the front door. There is a long driveway to the side giving ample off road parking for at least three cars.
The rear south facing garden is private and enclosed with a selection of mature shrubs and trees. There is a large patio area with garden furniture which provides and excellent spot for enjoying the summer sunshine.

Rear Garden
There is a fabulous fully enclosed, fenced south facing garden to the rear with fruit trees and large lawn area , a great place for children to run around and explore and is both child and dog-friendly!

In the village of Brancaster Staithe, you will find shops and supermarkets, pubs serving good food, tennis courts and children's recreation area, a busy harbour, and a petrol station all within a mile away. This is an ideal base from which to explore the beautiful North Norfolk coast - the beautiful beaches at Brancaster and Holkham are nearby.

Brancaster is known for its simply stunning beach. It stretches for miles backed by gentle sand dunes and the famous links golf course of The Royal West Norfolk Golf Club. Seals bask on the creek edges and children can safely paddle in the tidal lagoons. The tide goes out a long way revealing the shipwreck of the S S Vina (beware of strong tides and do not venture out!) The sand is perfect for sandcastles and picnics. Kite surfers provide exciting entertainment on windy days. Parking is a few yards from the beach and anyone who walks that little bit further will be rewarded with their own private stretch of sand! The Ship public house has recently been reopened under Chris Couborough The Flying Kiwi Chef to great reviews. Traditional icecream and lollies can be had from the booth on the beach! Wildlife along the coast is abundant and accessible, Marsh Harriers wheel overhead along with Avocets, Oyster Catchers and Terns. A trip would not be complete without tasting the famous mussels, in season when there is an 'R' in the month.
