Located in quiet & historic Grovemont Community (conceptualized by E.W. Grove, the creator of the Grove Park Inn about 13 miles away), this lovely bungalow is very convenient to LEAF (popular music and arts festival: (URL HIDDEN) Black Mountain, I-40, Asheville, Blue Ridge Parkway, local breweries, restaurants, mountain biking, hiking, family-friendly activities (playground, library), grocery store, and other area festivals.
Enjoy a relaxing bath in the master bath with a jetted Roman tub and heated tile floors and a king sized bed in the master bedroom. Hall bath has classic shower/tub combo (with shower curtain). The 2nd bedroom holds a queen sized bed with room to spare (a portable crib would fit well here). The kitchen is fully equipped including stove, refrigerator, microwave, toaster oven, coffee maker, and blender. There is a gas log insert in living room to provide ambiance and extra warmth on cold winter days. The living room also has mountain views on the Southeast side and a wifi Roku tv above the fireplace. A breakfast nook with mountain views in the kitchen seats 4 and the pass-through countertop between the kitchen and living room seats 2 additional on bar stools , while there is an extra 2-seater table in the living room. Two twin XL beds are in the 3rd bedroom (one is a soft foam-type mattress and not recommended for very young children, while the other is a firmer spring mattress, better for young children). You can enjoy mountain views from the back deck and grill steaks on the front patio with the gas grill while your kids play on the front lawn. A washer and dryer are in the master bathroom for your convenience.

You will be renting the finished upstairs of the home, so please enjoy this area. The unfinished basement is locked and not accessible to guests (we use this for storage of cleaning supplies in addition to other odds and ends; this area is not safe for children). Park on the gravel driveway where it is comfortable for you - many like to park just at the stone steps leading to the front patio. The driveway is one lane that wraps around to the rear of the house without a turn around area (back out of the drive or back into the drive to face your exit). Some like to park down below/in back and use the deck stairs and back door to gain entry.

THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF GUESTS. YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.

PAYMENTS: All payments made by the tenant shall be deposited through the online vacation rental company Guest uses for booking.
INDEMNITY: The Guest agrees to release and indemnify the Owner from and against all liability, should anyone be injured upon the premises during the term of the lease, resulting from any cause whatsoever, except in the case of personal injury caused by the negligent act of the Owner, his Agent or the Agent's employees. Guest agrees to hold property owners harmless for any accident or injury whatsoever that may occur on the rental property during occupancy.
SMOKING inside the home is strictly PROHIBITED. If this regulation is violated and smoking has been detected in the rental property, an additional $100 cleaning fee will be charged to the credit card on file.
PETS are NOT permitted in or on the rental property. This policy also applies to friends and family who may stop by for a visit and bring their pet with them.
OCCUPANCY: Maximum Occupancy is 6 persons. Maximum Occupancy violations will result in rent forfeiture and immediate eviction of guests. Guests will obey occupancy limit at all times. Absolutely no parties, youth groups, fraternities, sororities, weddings, receptions, or meetings allowed. If such group attempts to occupy the rental property, all monies will be forfeited and guests will be asked to vacate the property immediately.
Absolutely no firearms or pyrotechnics will be permitted on the rental premises.
MECHANICAL FAILURES/REPAIRS/APPLIANCES: Refunds will not be issued for mechanical failures of non-essential or luxury items, including, but not limited to Television, Satellite/Cable/WiFi Services, wood burning stove, Air Conditioning, or any other appliance that fails to operate properly during your stay. No refunds will be issued for minor disruption of any utilities including, but not limited to, power outages, etc. These failures are beyond our control and no refund or rent reduction will be given. Please report inoperative equipment to the Owner and we will make every effort to have repairs done as quickly as possible during reasonable hours.
Locked areas for which Owner has not provided a key, such as Owners' personal storage areas, are exempt from this lease agreement and are off limits to the Guest. Forced entry into these areas is cause for immediate termination, legal action, and Guest will be charged for damage and/or missing items.
PERSONAL ITEMS: Owners are NOT responsible for guests' personal belongings that are lost, stolen, or left behind. If found, items will be returned at the guests' request and expense.
CLEANING: For Checkout, all trash and recyclables are to be placed in their proper bins. Pick-up schedule is on Wednesday morning.
Leave all bed and bath linens used during stay in the master bathroom bathtub upon departure.
Guests are responsible for cleaning out the refrigerator and disposing of all perishable food items and storing all dishes and utensils that were used.
By signing this agreement, the tenant agrees to pay a fee of up to $100 if check-out procedures are not followed and extraordinary cleaning is deemed necessary.
CHECK-IN AND CHECK-OUT PROCEDURES: CHECK-IN IS AFTER 3 PM. CHECK-OUTS IS BY 11AM. We need this time to properly clean the property for the next guests arrival.
EARLY AND LATE CHECK-IN AND CHECK-OUT: Requests for early check-in or late check- out will be considered on a case-by-case basis. If you are interested in either, please contact us in advance of your arrival/departure with your request. Consideration is given based upon the properties “status" immediately prior to, or following, your reservation.
ALTERATIONS: Date change requests will require a $25 service fee. Consideration is given based upon the property availability around your request. Please keep in mind the time needed to clean the property after checkouts will affect your change request.
Rental property will be stocked with initial supplies including, but not limited to: linens and towels, dishwash soap, sponges, hand soaps, paper towels, toilet paper, garbage bags. The cottage has a fully equipped kitchen including microwave, oven, toaster oven, blender, coffee maker, tea kettle, as well as cooking and eating utensils.
During your stay, feel free to use anything that is available to you. We ask that you please not take anything home with you when you check-out (i.e. linens, paper products, plastic containers, toiletries...).
TRANSFER OF PROPERTY. Should the present Owner transfer title to the real property, which is subject to this lease, the Owner is obligated to disclose to the Grantee certain information regarding existing leases. For rentals which end more than one hundred eighty (180) days after such recording of the interest to Owner's successor in interest, the successor in interest will not be bound for any rents which end more than one hundred eight (180) days after such recording unless they agree to be bound in writing. If such successor in interest does not agree to be bound in writing, you will be notified in writing and will receive a refund of any payments made by you.
