This 900 sq. feet apartment has a private one bedroom with a king size bed and a walking closet. Your family or friends can sleep in the queen size sofa bed located in the living room. It has a spacious bathroom completely remodeled. All furniture is new.

The apartment is equipped with everything you need from, pots and pans, bed sheets, to beach towels. You will have access to the apartment, the pool , the tennis and basketball courts and, most importantly, the beautiful beach.

There will only be a limited amount of paper goods provided, shampoo and soap. Shopping is close by. The CVS is just in the corner. A valid government issued photo ID must be provided. You are renting a totally furnished and equipped apartment, with 1 assigned parking space. There are no additional parking spaces. Each unit is individual furnished and equipped to suit the Owner’s particular tastes & needs. The inventory is based on our minimum requirements. Our apartments include more than the mínimum inventory but this is an Owner’s option and not all of them include the same extras. Any inventory purchased by the tenant for personal use will not be reimbursed. Tenant will use the property only for the said purposes and will not sub-contract. It is not allow use the premises for illegal activities, or against good will. If you bring more people than you indicated on this contract, there will be an extra charge per person $25 per NIGHT. If renter or tenant has other guests, it MUST be with previous consent and approval from the Agent. NO PETS ALLOWED. If you come with pet you will be obligated to vacate the premises immediately. Tenants who do not return all the keys, parking card by 11:00AM will be charge an additional day rental. Arrangements can be made before hand for tenants with a late departure. If the tenant fails to make these arrangements tenant will be charged an additional day charge. Tenant accepts the responsibility, to properly maintain assigned unit during occupancy and agree to replace, repair and/or pay for any breakage, damage or loss caused by tenant or guest of the tenant during occupancy. Tenant agrees to report any damages immediately and should the problem intensify due to failure to do so, the tenant will be responsible for the expenses due to negligence. Problems within the unit will be corrected within a reasonable period of time. Any situation that might arise not during hours that our office is not normally open must wait to be resolved the next working day. Neither AGENT or the Owner assumes any responsibility for problems in the building or problems related to the utilities companies. And not responsibility, whatsoever on behalf of the tenant during their stay in PR. Our obligation is to provide the client with a fully furnished apartment. If for any reason beyond our control the apartment you have been assigned is unavailable, AGENT has the right to place in comparable unit or up-grade your accommodations. The condo has the following rules a $25 to up of a fine could be imposed for any of these violations. Must obey the following rules: The comfort or rights of neighbors must not be interfered with. This means that loud music and annoying sounds, smells and lights are not allowed. Nothing may be placed on or attached to window sills, windows exterior walls of the apartment or in hallways, stairs or public areas. Tenant will not hang clothes or rugs in a visible place. Dusting rugs or other objects from windows or outside apartment and emptying garbage outside the designated areas is also forbidden. Use of a parking space assigned to another Apartment will result in a fine given by the Police Dept. as per Law, which payment will be the sole responsibility of Tenant. Use of Barbecue in balconies will result in a fine given by the Fire Department & Condo Association which payment will be the sole responsibility of Tenant. Final cleaning fee and Maid Services do not include: comforter dry cleaning, washing dishes & throwing trash away for which there is an additional $25 charge per item. Furniture must be in the same position as found; if not, there will be an additional $25 charge. You are responsible for keys, beeper, etc. NO SMOKING ALLOWED THE APARTMENT. If you have smoked in the apartment you will be charged for a cleaning service provided by a private company that specializes in these cases. The price depends of the intensity of the odor. The tenant hereby releases the Owner and AGENT from any responsibilities or ability, whatsoever regarding the tenant’s person or personal property while residing in the unit and are not responsible, whatsoever on behalf of the tenant during their stay in PR. In the event of a court action arising under the terms of this contract, the court of San Juan shall have jurisdiction and venue over the parties. We expect you to treat this apartment as yours. We have no problem with gatherings and music as long as you respect your neighbors. Please return anything you borrow. We are not responsible for injuries, accidents, losses or anything that might happen to you while staying there. Help us conserve energy. When you leave turn off all lights and A/C.
