My place is in a great location on the Mornington Peninsula 300 m from the beach. The house is large and can accommodation groups with plenty of space left over. With 6 comfortable bedrooms, beautifully renovated kitchen, heated outdoor spa, two outdoor entertaining spaces with BBQ and plenty of fridge space, the house will provide all you need for a relaxing and enjoyable stay.

- CHECK-IN/CHECK-OUT/ENTRY & KEY PICK UP: House will be ready FOR CHECK IN AFTER 4pm. Keys are located at the property in a secured locked box. Please nominate a mobile number you wish to have the key security box code sent to on the day of your arrival. You can check-in at any time after 4pm on the day of your arrival. Check out time is no later than 11am, unless otherwise stated in your booking contract or in writing. Late checkout fees apply ($35 per 30 minutes). On departure from the property, please leave the keys in the locked box, scramble the codes again and send a text message to my mobile to let us know you have vacated the property. BEDDING & LINEN: All linen and bedding is provided if stated in your booking contract. Laundry fee of $40 per bed applies if slept on without linen (for private external laundering fees/applies to bookings without linen hire). There is no need to strip any linen off the beds after your departure, and please do not leave any towels or linen in the washing machine or attempt to wash any of the linen items yourself (towels acceptable). NOISE/NO PARTY POLICY: Sole use of the property is for accommodation and 'social gatherings' only* (*Definition of Social Gathering: a group of people gathered together for social meeting or get together). This property is not suitable for loud parties/functions. The house is located in a residential street, whilst you are on holidays your neighbours are not, loud parties and noise at any time will not be tolerated. As per our No Party Policy, you will be evicted immediately if we are called out because of noise complaints with a total loss of rental monies paid and extra charges for security and other expenses, will be deducted from your security deposit. Only one attempt will be made to give a warning regarding noise level. All other attempts will be charged against your security deposit at a charge of $500 per noise breach per night. There is a zero tolerance on the Mornington Peninsula Region for this behaviour and local Police can and will now fine a minimum of $500 if they are called out because of noise. MAXIMUM NUMBER OF GUESTS: The maximum number of guests must not exceed the number as stated and quoted on your booking application and confirmation. This must not exceed 27 guests at any given time. Visitors (unregistered guests) are not allowed at or on the property at any time unless otherwise stated in your booking contract. SPA: Operation hours 11am-10pm. To operate the spa, just push the left white button on the spa unit itself. The heater will not operate unless this is pushed on and the spa is bubbling. It takes approx 1 hour to heat the spa on the initial use, and approx 15 minutes on subsequent uses if the spa lid is kept on. Please use the lid and secure it on top of the spa when not in use, this keeps the spa hot for your use and also maintains the chemicals required for hygienic use throughout your stay. DO NOT ATTEMPT to change the spa settings on the heater or pump unit behind the locked gate. This equipment is very expensive and can lead to fines and damage costs should it be tampered with. Please shower before use, minimum call out fee is $200 if the spa requires cleaning when misused. Please do not use the spa if you have used fake tan or other body products as this will damage the spa filter (minimum replacement cost if damaged is $500). Charges may apply for misuse or damage caused by you or any guests staying with your booking. Children under 18 years old must be supervised at all times when using the spa. It is not recommended that you bathe alone. If you have any medical condition that may be effected by using the spa or are pregnant we recommend that you seek medical advise before using the spa. Property owners will take no responsibilty for injury whilst using the spa, use is by your own risk. We recommend you do not use the spa for more than 10 minutes, drink plenty of water and do not use the spa if under the influence of medication, drugs, alcohol or any other substance. Please do not use glass in or around the spa, as when it is broken, it is undetectable in the water and dangerous for you and other guests. Any situation where the spa is misused and requires additional cleaning or dumping of the water, is charged to the booking guest at an hourly rate as charged by the spa cleaning company, and will be deducted from your security deposit. CAR PARKING: Off street parking is available for up to 8 vehicles on the property driveway and the grassed areas. No more than 8 cars are allowed on the premises. It is strongly advised that you CAR POOL and share the drive with other friends, limiting the cars at and around the property. Please DO NOT PARK on the street, it's very narrow and causes traffic issues and may lead to accidental damage to your own vehicle. If you do need to park on the road, please use the side street only in Adams Avenue. Please be respectful of the neighbouring properties when parking and do not park over the driveway or nature strips. Your co-operation with this is appreciated and allows us to continue to provide group accommodation in the area. NO SMOKING INSIDE: Smoking is not permitted inside the property or near doorways and windows. Please ensure that you and your guests refrain from smoking anywhere within close proximity of any entrances to the property. Minimum of $500 will be deducted from the bond if there is evidence of smoke smell inside the house. RUBBISH: Please empty all bins inside the property and remove all excess rubbish from property if outside bins are full, please put outside bins on the nature strip for collection every Tuesday night if they are full (weekday bookings only). There are 3 large recycle bins and 1 large general rubbish bin at the house, any additional rubbish will need to be removed by you and your guests prior to departure. Please ensure ashtrays are used in the outside areas and that any cigarette butts are picked up prior to your departure. Rubbish removal charges apply if you leave excess rubbish behind and are charged at an hourly rate as per our maintenance supplier. Please notify us upon arrival if your bins are too full and we will recite this immediately. CLEANING: Enjoy the property but please leave it the way you found it. Over and above general cleaning, charges will be deducted from the bond if the house is left filthy or damaged. BBQ's MUST be cleaned after use. ($40 per hour additional cleaning charges apply if cleaning time exceeds 4 hours, BBQ Clean is charged at $45 per clean). BBQ: There is a 4 burner gas BBQ at the property and we use the 'Swap n Go' system. If you find at any time that the gas bottles are empty, you can take them to the nearest petrol station and swap them for another full bottle. Please keep the receipt and place it on the kitchen bench after your departure and we will reimburse you with your security deposit. Alternatively you can call me and I can arrange our maintenance person to do it for you (depending on his weekend availability). SECURITY DEPOSIT: Pending a satisfactory check out report, the amount we are holding will be refunded back to you the way you paid it to us within 5 – 10 business days after departure. EMERGENCIES: If you are not satisfied with the property please contact us within 2 hrs of arrival (BEFORE 10PM), or if you have any emergencies whilst staying at the property such as appliance break down, please contact us on the number provided above for immediate assistance. MANAGEMENT FEES/PENALTIES: Call outs caused by guest misuse are charged at $100 for the first hour and $60 per hour thereafter. Breaches to any part of this rental contract are charged at $100 per breach and will be deducted from your security deposit. COMPLAINTS PROCESS: If you are dissatisfied with any of these terms and conditions or believe you have a complaint you would like to make regarding your stay at the property, please contact us via email with your full booking information and contact details for further review. Management will document in writing any breach of the terms and conditions for your stay once you have departed and this will be sent to you via email. If you disagree or dispute any of these beaches, please contact us in writing via email for further review. CANCELLATIONS: Refunds will not be issued once you have mad a booking and paid a deposit for the accommodation, unless the accommodation can be and is re-sold for the full amount of the accommodation for the cancelled dates. In this case the deposit will be refunded less a $75 administration fee. Cancellations made within 60 days of your accommodation booking are payable in full by you. All attempts will be made to rebook the property for you, however refunds are only payable once the dates have been fully rebooked and paid for in full by another group.
