Cotswold View is a stunning contemporary property, on the ground floor of a new eco-friendly Cotswold stone farmhouse, which sits on a small alpaca farm, with spectacular south easterly views across the beautiful Windrush Valley. As well as the lovely countryside views, a wide variety of wildlife can often be seen from the property, and the friendly alpacas that live in a meadow on the farm are loved by children and adults alike. The farm is located half a mile up a country lane from the famous Cotswolds village of Bouton-on-the-Water, affectionately known as the "Venice of the Cotswolds", due to the lovely river that meanders through the centre of the village. Bourton is surrounded by stunning countryside, with numerous walks on the doorstep, and its central location makes it ideal for exploring the entire Cotswolds region and beyond.

Cotswold View is accessed through the farmyard, which contains a mobile home (awaiting conversion to a games room for guest use), storage containers and farm equipment, none of which are visible from the apartment. Once you reach the front door of Cotswold View, the only thing you look out over are miles of unbroken countryside.
The front door opens into the main open-plan living space of the property, with all the rooms on the same ground floor level:
Living room/kitchen/dining area: This bright and spacious open plan space has floor to ceiling windows, which offer spectacular views across the Windrush Valley. The living room area contains a large comfy sofa, a very realistic wood free electric log stove, and a flatscreen TV, with a Blu-ray player. The large kitchen area is well equipped, with an electric oven, four ring induction hob, fridge with small freezer compartment, dishwasher, microwave, kettle, toaster, washing machine and tumble dryer. The dining area contains a table, with seating for four;
Master bedroom: Further floor to ceiling windows provide lovely views across the Windrush Valley. The bedroom can be set up as either a super king size bed, or two single beds;
Bedroom 2: Located at the rear of the property, this room contains a double bed. There is no window in the bedroom, however the door and the wall separating the room from the main living area are glazed, to allow natural light in, with a curtain for privacy;
Family bathroom: The property layout means the bathroom can either be an ensuite or a family bathroom. It contains a bath, walk-in shower, toilet and wash basin.
Immediately outside the front door is a patio area, with a table and four chairs, which is perfect for whiling away time and watching the wide array of wildlife that regularly visits the farm. The open grounds of the farm wrap around the house and extend down a grassy hill to the enclosed paddocks beyond. There is a charcoal barbecue at the property and ample off street parking is available next to the farmhouse.

Instant booking restrictions
This property is instantly bookable, subject to the following restrictions:
Short breaks: We can only accept breaks less than a week long that start on a Friday or Monday;
Weeks: We can only accept week long bookings commencing on Monday, Tuesday, Thursday and Friday. Friday and Monday are the preferred options;

Short notice bookings: For bookings commencing within 7 days of the booking date, we have to seek confirmation from the property owner that they can accept the booking, before it can be accepted.

Fluff's Farm and owners' accommodation
Guests should be aware that Cotswold View is a ground floor property in a newly built farmhouse on Fluff's Farm, which is a small working farm, with normal farm sights, smells and noises. Cotswold View is accessed through the farm yard, which contains a mobile home (awaiting conversion to a games room for guest use), storage containers and farm equipment (none of which is visible from Cotswold View).
The owners of Fluff's Farm live in a separate, self contained part of the farmhouse.
Security deposits are not required (please note that guests are still liable for any damage or additional cleaning required as a result of their actions).
The maximum occupancy of the property, including its grounds, is four guests, at any point during your stay. Unauthorised over occupancy is a breach of our terms and conditions and may result in the cancellation of your booking and additional charges. Please consult us prior to booking if you wish to discuss the possibility of having more than four guests at the property.
Infants who sleep in a cot do not count towards the occupancy figure, however, due to space restrictions, the occupancy figure may only be exceeded by one additional infant.
Regrettably, pets are not accepted.
Bed linen and towels
Bed linen and towels are provided for guests.
Arrival and departure times
Arrival time is after 4pm and departure time is by 10am. Access is via a key safe, therefore it does not matter if you are arriving late at night.

Family bathroom: Bath, walk-in shower, toilet and wash basin
Heating and fuel
The property is very eco-friendly and its underfloor heating is provided by an air source heat pump. As a result, guests may hear the sound of the pump (similar to an air conditioning unit) in the bedroom during the winter, when the underfloor heating is adjusting to maintain the ambient heat level.
To supply the hot water, a unique British designed system has been installed which senses the moisture in the shower room, extracts it and then combines this to help heat the water. As a result, guests occupying the second bedroom may temporarily hear the system as it heats the water.
Electricity is included in the rental price.
The property has free wireless internet access and a Freeview TV with a Blu-ray player.
There is no telephone at the property.
Mobile phone reception can sometimes be variable and is typically better outside the property than inside.
The property has off street parking.
Where a letting exceeds nine nights, a mid-stay clean, bed linen and towel change may be included in the price. Please check with us to confirm. Additional housekeeping services may be available on request.
Child friendly facilities
A travel cot (without linen) and high chair are provided.
The property is located on a working alpaca farm and Cotswold View's private area is not enclosed, therefore it is essential that young children are supervised outside at all times.
There are friendly alpacas in an enclosed meadow below the property and information regarding the alpacas will be available in the property.
A small quantity of initial consumables is provided for your convenience (eg. tea, coffee, sugar, dishwasher tablets, washing up liquid, soap, washing powder, toilet rolls, etc), however, you should not expect the quantity of these provisions to be sufficient for the duration of your stay.
Accessibility, health and safety
The property is all on one level and is wheelchair accessible. An entrance ramp is available upon request.
No smoking is permitted throughout the property.
In order to provide you with as much detail of our properties as possible, we sometimes use wide angle photography, which can make certain rooms, or spaces, appear larger than they actually are. Wherever possible, we try to include a floorplan, with detailed dimensions of rooms and areas.
