USE AND CONDUCT You may only use the room for your personal use only. You must not use the room for any business purposes. You must take reasonable care of the room, the building and the contents and behave as a reasonable and responsible occupier would normally do. All furniture or electrical items and appliances you bring into the room or building must meet safety standards for items of that type in accordance with current British standards and statutory regulations, The Communications Act 2003 states that you have to be covered by a TV licence to watch live TV on a TV set, a laptop, tablet or any other receiving equipment. It is therefore your responsibility to obtain a TV licence should you choose to watch live TV in your room or the shared social areas. You will not be covered under any licence that the owner may hold. YOU MUST NOT: remove any of the contents. interfere with the electrical installations in the building or use any equipment which is likely to overload the electrical circuits. put anything down the toilet or sinks or otherwise into the drains which is likely to block or damage them. interfere with the fabric of the building (for example; radiators) prepare and cook food anywhere other than in the kitchen. use a deep-fat fryer, including using a saucepan or chip-pan in a similar manner, anywhere in the building. smoke in any part of the building. allow naked flames, including candles, burners or joss sticks or any other living flame device, anywhere in the building. Use a barbeque in the garden except with the prior and express permission of the owner. use the room for any illegal or immoral purpose. generate levels of noise whether in the room or communal areas of a level that may disturb other residents or neighbours and in particular you must not generate any noise that may be heard in any neighbouring room or by any neighbour between the hours of 09.30pm and 8.30am. be violent or abusive or act in an intimidating manner, or threaten to do so, nor harass or threaten harassment on the grounds of race, colour, religion, sex, sexual orientation or disability. keep any firearms, weapons, knives (other than those required for general cooking or culinary purposes) or other dangerous items in the room or building. store rubbish other than in proper receptacles that are emptied regularly when, or before, they are full. keep any animal, bird, fish or other creature in the building, including the room. Bring any illegal drugs or substances whether for the licensee’s own use or otherwise unless prescribed by a medical practitioner. Bring any car, motorcycle, or bicycle or parts thereof into the building, nor effect repairs to any car, motorcycle or bicycle within the building. You agree to abide by and be bound by the rules set out in the resident’s manual ACCESS You must allow reasonable access to the room to the owner or any workman or anyone acting on his authority for the purpose of examining its state, condition and compliance with this licence agreement and the residents’ manual, or for carrying out work. The owner will normally give at least 24 hours’ notice but immediate access is to be given; in the event of an emergency, or to carry out inspections required by health and safety regulations, or where the owner has reasonable suspicion that a breach of this licence agreement has occurred or that the property has been damaged or tampered with.

Beata was very prompt with communicating meaning that we managed to get a booking in with short notice. The house was clean and convenient and the guests enjoyed their stay.

Lovely cosy place with all the amenities you need. Four grown, broad people didn't feel squashed. Just far enough from town to escape the hustle and bustle with a bus stop a few yards away from the flat. It doesn't have a TV but I actually didn't notice until someone pointed it out. If I'm away I like to escape. If I'm ever in the area again, I will definitely check the availability of the flat. Thanks Beata

The place is great! Both bedrooms were good sized, one bigger than the other one, are conected, but also have independent doors. Kitchen small but enough. Kitchen food equipped, except because we didn't find large pans so was a bit difficult to cook dinner for 4, but we managed. Bedding and towels were included and cleanliness was great!

+ check-in 24/7 possible due to key locker, tea & coffee (&cookies at the bed) offered, good communication, free parking, quiet, tidy & clea(URL HIDDEN) heating didn't worked properly & it was freezing (bea tried to solve it, and the radiator worked several hours, but in the morning the house was again freezingly cold and there was a note that no more than 20C should be put on the temperature device, which is far too less for me - even more as I had already a cold), wifi only had good connection in one of the rooms but not in the other & not in the kitchen, quite far from the city center & restaurants (about 15 min with the car)

Beatas house was very clean and tidy! Had the essentials and it was a comfortable nights stay! It is a lot better than the photos, the rooms are big and spacious

Loved the apartment. Nice and tidy, quiet and private, easy to access the kitchen and bathroom from both rooms :)
