Newbury Park located in the Conejo Valley (a part of City of Thousand Oaks) is a very quiet and charming city and community place.
As described in Wikipedia - lying within the Conejo Valley in the northwestern part of the Greater Los Angeles Area, Newbury Park abuts the Santa Monica Mountains National Recreation Area.
Our community is located approximately 35 miles (56 km) from Downtown Los Angeles and is less than 7 mi (11 km) from the Los Angeles County border in Westlake Village.
The closest coastal city is Malibu, 22 mi (35 km) from Newbury Park, which may be reached through winding roads or hiking trails crossing the Santa Monica Mountains. About 28,000 of Thousand Oaks' 110,000 residents reside in Newbury Park. Newbury Park, along with Thousand Oaks proper, have numerous times ranked among the safest and also wealthiest communities in the United States.
The 101 Fwy can take you within 45 minutes to LAX. Or you may take a 40 minutes drive to Santa Barbara following the spectacular coastal and scenic route through Camarillo, Oxnard, Ventura and Montecito.

We have created this house rules sheet to ensure that you can fully enjoy your stay in my Airbnb rental while also respecting the home and neighborhood. Following these rules will greatly help me as Airbnb hosts by making sure the home is taken care of during your stay. Do not hesitate to contact me if you have any questions regarding the items mentioned in this information about our house rules.
We ask that you treat my Airbnb rental as if it were your own property. Please be aware of the condition of items in the house, and if you notice anything broken or not functioning correctly when you arrive, contact us to let us know.
We also ask that you watch noise levels at night as most of our visiting guests are working professionals and we care that everybody enjoys a good night sleep before their next busy day (this is just a friendly curtesy request here).
Our private parking area can accommodate some 5-6 cars. We do not assign parking spot to a specific guest. Thus, you are welcome to park anywhere you can fit safely in the available space. To exit our parking area – best is to reverse back down the ramp. We will be happy to assist you with the parking or reversing to make sure that you are comfortable and safe.
Front Entry Door
There is an electronic combination deadbolt with touchscreen keypad installed at the front entry door. You will be given your own code to open the front door to enter the house. The deadbolt locks door automatically after 30 seconds, thus there is no need to turn on the knob to lock the door. Each room has a privacy twist-lock on the door handle. We do not offer a key locks on bedroom doors. Our house is located in a very safe area. However, if you are concern about leaving some valuables or other important personal belongings in your bedroom while you are away – we may recommend nearby banks which offer safe deposit boxes.
The home is a non-smoking environment. Please smoke outside and dispose of your cigarettes in the trash. I appreciate your compliance!
Landing / Eating Area
We provided a table with couple chairs for our guest to make a coffee or tea or prepare and eat some snacks or meals.
There are plates, cups, cutlery and selection of Keurig coffee cups and tea bags inside the cupboard. In addition we offer bottled water and fresh milk for coffee as well fresh fruit (apples, oranges, bananas) for you to enjoy after you wake up – or at any time of the day.
If you have any preferences for coffee or tea – please let us know and we will be glad to provide it. You are welcome to bring and store your own drinks, food or snacks inside the small fridge. Although we do not offer our guest use of our kitchen for cooking – we will gladly assist with small “favors” such as warming milk for breakfast cereal, etc.
To prevent any accidental spillage and stains on the carpet or furniture – we would appreciate it if you could refrain from eating food inside the rooms or if so – please exercise extreme care. This is why we provided to our guest the table with chairs to feel more comfortable and practical while consuming snacks or food.
You will find trash bin inside bathroom as well in the landing area near the small refrigerator. When the trash can is full, please remove the trash bag and take it to deposit it in one of the large bins in the parking space.
We do not allow unauthorized guests to sleep at our place. Please do not allow extra guests to sleep at the Airbnb unless previously agreed upon when you booked the rental.
Parties or Events
We do not allow guests to throw parties or events in our home, unless agreed upon during the booking process. We greatly appreciate your compliance on this as we do not want any issues with our neighbors and more important - to respect our other guests and their right to a quiet and restful time while sharing our house with others.
Usage of laundry
You are welcome to use washer and dryer located in laundry downstairs.
We provide washing powder and also washing liquid for delicate clothing.
However, we request that the washing / drying is completed by 8 pm due
to the rumbling noise created by the machines that can be heard inside the bedrooms upstairs.
Internet / Wi-Fi access
We offer free access to Internet through Wi-Fi – or via RJ-45 cable connection (if needed). You will be provided upon arrival with information how to access our Wi-Fi router.
The access to our house Wi-Fi network is for your convenience to browse Internet, to communicate with your friends, relatives, your workplace through e-mail, social networks or on-line chat, etc.
You are not allowed to use our house Wi-Fi and Internet access to conduct any activities considered in general terms as “unethical” or “illegal on-line activities”. Examples of such “illegal” activities would be to use our house IP location as a broadcast source of spam e-mails, sending harassing or insulting e-mails (that can be traced back to our location), hacking password protected website locations or other user’s accounts, downloading or uploading copyright content including sound / music, video, photos as well media materials considered as illegal child pornography or classified type information.
Working from Home
We welcome all our guests as visitors to our home. We understand you may be a traveler wishing to stop in our area for a short time visiting your friends or relatives or a student attending one of local educational institutions or travelling on business working with one of the local companies, perhaps needing shorter term accommodation while looking for a longer / permanent residence, etc.
However, we do not approve that you will use our house during day time hours to conduct business such as freelancing, contracting, researching, writing, on-line selling, consulting, coaching, i.e. any type activities that could qualify as “work” or “self-employment” - typically conducted from office or from your own home or from a long term rented / leased premises.
If for any reason you break an item during your stay, please let me know.
We understand that accidents happen, but in order for me to fix or replace something for a future guest to enjoy, I will need to know that it is broken.
We appreciate your honesty.
Please check out of our Airbnb rental by 1 pm.
Checking out by this time ensures that we have enough time to clean the place and get it ready for our next guest. Let me know if this is going to be a problem so we can plan accordingly.
