You will find a manual book within the premises on the dining for instructions for the appliances, internet, boiler and wireless speakers etc.
Internet: you will find the password for the router in the manual book. Alternatively, you can use the hardwired Ethernet connection, which you will find on the wall in each room and in the living room.
Wireless speakers: you can connect to the wireless speakers via your smartphone, smart device or laptop via the wireless connection. Just look for 'Lumiaudio' and click connect, there is no password required.
General House Rules
1) Guests Details
As part of our policy and for security reasons, we require you to give us the full name and age of all of the guests attending the property. There will be an agent at the property to check in the guests ID’s against the details provided. Please note failure to disclose all guests checking in could cause delays with your check-in and could result in additional charges for you.
Strictly, no events, seminars, lectures or parties at the property, this is strictly prohibited. If we have any complaints from neighbours regarding a party being held at the property or excessive noise levels then you will be in breach of these house rules and it will result in an immediate eviction of the property and potentially a loss of your deposit.
3) Candles/Incense Sticks and Flammable Items
The use of candles/incense sticks or anything flammable is strictly forbidden at the property
4) Setting the heating
The boiler is in the cupboard next to the double doors leading to the garden. The switch to the boiler is inside the cupboard directly next to the boiler. Please switch this boiler on before setting. Please find attached boiler manual for further details on how to operate the boiler. Please switch heating and lights off when you are not in the property and on check out.
5) Access to strangers
Do not give access to the property to anyone you do not know and who has not been authorised by us. Please also do not disclose any of your details or our details to strangers you do not know and who we have not authorised to disclose information to.
6) Noise Level
There are flats adjacent and above you so we do humbly request that you respect your neighbours during your stay and keep all noise levels to a minimum/reasonable level especially from 9.30pm.
If there is a leak in the property it is important that you immediately turn the “stop cock” off by turning the tap – this will stop the leak and shut off the water supply to the property until the leak is fixed. You will find the stop cock under the kitchen sink. You must also inform us immediately when there has been a leak via the booking platform.
-If keys have been misplaced during your stay then there will be a fee of £25.00 to provide a duplicate.

You have 24 hrs a day unlimited fast internet usage, to get access to this service, please look inside the manual book inside the flat on the dining table for the password and internet provider.
10) British Gas Home Care Service – Repairs
If you experience problems with any of the following please immediately call a British Gas Engineer on (PHONE NUMBER HIDDEN) and arrange for a time when it is convenient for you for them to fix the issue. When you call British Gas please let them know you are the tenant. British Gas engineers cover the following issues in the property; electrical faults, leaks, blockages, plumbing issues, problems with the fridge freezer/washing machine/dish washer/microwave/oven/hob, boiler and central hearing. (There is no charge to you for this service). Please also notify us of any repairs required immediately via the booking platform.
11) Broken/Damaged Item
If you break, damage or render any appliances, furniture, instruments or other within the premises, let us know immediately by email/text or via the booking platform.
If you have encountered or observed a problem within the premises, please let us know immediately, in order to give us an opportunity to remedy the problem you are experiencing; we do not rely on, nor are we responsible for any circumstances raised upon your departure (check-out time), if such matter was not brought to our immediate attention during the time you were experiencing the problem, or at the time of your check-in period. Failure to comply with this prohibits you raising the subject matter in review later; however, can be provided as private review feedback.
Guests are humbly requested to take their shoes off at the front door, and place them in the 3 boxes provided under the side table in the hallway on your immediate right upon entering the property
Please ensure before putting any items in the dishwasher that all food particles have been properly removed into the bin and the items have been rinsed thoroughly beforehand in order to avoid any blockages.
No Smoking in the property please
15) Keeping the flat tidy
Please keep the flat clean during your stay, and treat it like your home. Cleaning products have been provided so occupiers can keep the flat clean. Hoover is also provided - kept in the storage cupboard where the boiler is located, please use this as often as necessary to keep the flat tidy. If on check-out it is discovered that the flat has been left in a poor/dirty condition requiring excessive cleaning additional charges may apply to you and will be deducted from you deposit.
Please empty black bags/bins in the large bins provided at the front of the building outside.
If any of the detectors go off in the property e.g carbon monoxide detector/smoke alarm then please leave the property for your own safety and inform us immediately via Airbnb and call the appropriate emergency help line.
18) Wireless Speakers
You can connect to the wireless speakers via any smartphone (iphone) android phone, tablet or smart device through the 'smart sonix' app. Look for 'lumiaudio' when you search for each speaker, there are four in total and can be picked up via wifi, as they are all independent speakers that have their own personal amp. The system works when you play your music etc via your SD card. For more step by step details, go on YouTube and look at the instructions of the title: 'Wireless multi- room solution WSP- 6 Lumiaudio”.
There is one free parking space available all day, at the front of the property on a first come first serve basis. Please note sometimes there are visitors parked in the parking spaces from other flats without proper authorisation (very rare), which, unfortunately we have no control over. In the event parking at the front of the property is not available there is off street free parking on Leopold Road, please ensure you park in the designated parking spots and DO NOT PARK between 9:00-10am, 3-4pm & 6-7pm (see parking boards for restrictions- parking at your own risk).
Strictly no pets allowed in the property. Any evidence of pets key at the property could result in a penalty and extra cleaning charges.
A baby cot is available on request (fee may be payable)
