The property is located adjacent to the beach and the Coast Road.

The accommodation consists of a light and open main room providing a living/dining area with views of Morecambe Bay and open countryside.
Driftwood studio is located in a tranquil rural hamlet yet with quick and easy access to
the vibrant market town of Ulverston and comprehensive services of Barrow in Furness.
Experience the big sky and open space of Morecambe bay with beach walks from your doorstep.
At high level a cozy bed loft is located below the roof and accessed by a narrow ladder type stair.
(Not suitable for infirm or people with limited mobility, headroom in the loft is also limited)
The bed loft has a roof light with wonderful views out over the bay which is ideal for watching sunrises over Morecambe bay and the night sky from the bed.
Ideal base for cyclists, walkers and bird watchers or for people just looking for a calm place to stay for contemplation and reflection.
A double bed with storage drawers, chest of drawers and side table are provided.
Below the bed area is a compact kitchen space providing the essential cooking facilities and a shower room.

The room has a woodburning stove and electric convector heaters.
To the rear a small patio area provides further space for the BBQ, bicycle parking, and covered drying area.
Outside a small deck area with table and seating provides a great place to sit and watch
the everchanging views of the bay protected from the sea breeze.
To the side of the property is a small off-road car parking space.
Note the space is unsuitable for vehicles with low ground clearance due to the slope of the ground.
Nearby parking is available in the layby on coast road.

Rental Agreement Driftwood Studio
The Holidaymaker is the person or persons making the booking.
The Owner means the owner of the property
During the period of the holiday, the Holidaymaker (personally or on behalf of all other people visiting the property) undertakes the following:
a/. the number of people occupying the property will not exceed 2 unless agreed with the owner in writing prior to occupation.
b/. The property will be used solely for the purpose of holiday by the holiday maker.
c/. The property owner or their representative will be allowed access to the property at any reasonable time during the holiday.
d/. To keep the property, furniture equipment utensils fixtures and fittings in the same state of repair and condition as at the commencement of the holiday.
The owner reserves the right to charge the Holiday maker for any additional cleaning required after the Holidaymakers occupancy and for any consequential loss.
e/. Not to arrive at the property prior to 3.00pm on the day of arrival unless prior written agreement has been made with the owner
f/. To vacate the property by 10.00am on the day of departure unless prior written agreement has been made with the owner
g/. Not to allow any other persons to use other than the guests booked to use the facilities and amenities of the property.
h/. To show due consideration for other parties and neighbours. To refrain from excessive noise, disturbance, dangerous or offensive or rude behaviour.
i/. To notify all members of the party these undertakings.
Breach of Holidaymaker’s responsibilities
In the event of of a breach of the above undertakings detailed in clause 1.3 the owner can refuse to allow the holiday maker to take possession of the property or make the holidaymaker leave the property before the end of the holiday. In either case the holiday maker shall be deemed to have cancelled the booking and shall have no claim for compensation or reimbursement whatsoever.
Pets and children
No pets or children aged below 18 years of age are allowed at the property without the written consent of the owner
In the event of pets or children being taken to the property the owner can refuse to allow the holidaymaker to take possession of the property or make the holidaymaker leave the property before the end of the holiday. If this happens the holiday maker shall be deemed to have cancelled the booking and shall have no claim for compensation or reimbursement whatsoever.
Holidaymaker’s personal belongings and vehicles (together with their contents) are left at the property entirely at their own risk.
Cancellation by the Holidaymaker
Should the Holidaymaker cancel the booking for whatever reason no refund of the Rental charge or any booking fees will be given.
Cancellation by the owner
Should in the unlikely event of the booking having to be cancelled by the owner a full refund of the Rental charge and booking fee will be made to the Holidaymaker. The owner will not be liable for any other losses incurred by the Holidaymaker due to the cancellation.
The Holiday maker is recommended to take out holiday and cancellation insurance to cover any losses that may be incurred due to cancellation by either party.

No liability can be accepted and no compensation will be paid by the owner where the Holidaymaker or their property suffer any loss, damage, injury, disappointment, inconvenience or otherwise by any event which the owner could not have reasonably foreseen or avoided including war, threat of war, riot, civil strife, industrial action, terrorist activity, natural or nuclear disaster, fire, adverse weather conditions, disease, non availability of transport services, interruption of services and utilities and all similar events outside the control of the owner.
