IImmersed in 2500 sq. meters garden with its private pool, this freestanding cottage is a beautiful example of a traditional Italian Countryside home: huge shady patio, wooden-beam high ceiling, mosaic “cotto” floor, romantic open fireplace, “stucco” painted facades.
The house is all on one level. The living area features sitting and dining for 6, an open fire place and an open-plan fully equipped kitchen.
The cottage can accommodate up to 6 guests + baby, with 2 bedrooms (masters featuring ensuite bathroom) and one double sofa-bed located in the living room. Children are welcome, and baby bed is available at no extra cost.
The garden is all on one level, with large lawns and a private salty pool (no chlorine).
The patio, facing the pool, is furnished with outdoor table and chairs and a BBQ.
How to spend your day? Hang out in lively Trevignano village, with its numerous lake beaches, a variety of restaurants and pubs and the typical flea and antiques market on weekends.
Take your kids for a ride on the inflatable “islands” on the lake. Get lost in the tight alleys of the old town. Be charmed by the Renaissance atmosphere at Odescalchi Castle.
Go crazy in the shopping district in Rome and stand speechless in front of the architectural beauty of the Eternal City.
…or just sip a soda while lazily soaking in your pool!
A drink on the deck at one of the lakeside pubs, in front of an amazing sunset and some live music in the background, is the perfect way to end the day.

Prices include: 1 set of bed linen per person/bed per week - 2 hand/face towels per person per week - Initial cleaning of the villa and garden and sanitation of the pool prior to Guests' arrival. All taxes included.
Prices do not include: for groups staying more than one week, a weekly gardening service and pool cleaning and sanitation are mandatory and costs $65. These costs are to be paid together with rental balance.
Gardening service, pool cleaning and linen changing take place every Friday and/or Saturday.

Winter heating is charged $40 per day.
Internet wireless access includes up to 300MB download per day.

Here are some important info for a proper use of the house
MAKE SURE YOU DO NOT LOCK YOURSELF OUTSIDE WHEN YOU ARE IN THE GARDEN.
Please always lock all doors and windows before leaving the house. the weather may suddenly turn windy or rainy, and if windows are left open while you are not in the house, doors and windows slamming may cause breakages.
Please don’t throw anything in the sinks and throw only toilet paper in WCs (no cotton, kitchen paper, de-makeup napkins, candy paper,…)
Please use only the correct soap for dishwasher and washing machine in order not to have them leaking.
Please make sure that garbage bags are not left in the garden.
Recycling rules in this area require to separate: paper, plastic, glass, non recyclable (all the rest). Garbage is to be dropped at the garbage collection center (open 09.00-12.00 Monday to Saturday, see map next page), which requires between 50 and 100 Euro fee to collect garbage left in the house and 100 Euro fine for non recycled garbage. Please note that above amounts will be charged in case of garbage left in the house.
If you leave on Sunday, when the garbage centre is closed, please make sure to throw away all garbage on Saturday morning and leave after you no more than one small garbage bag the day of departure.
Please be kind to nature, don’t hurt the plants and don’t throw anything in the garden and the pool.
Kindly don’t leave floating toys in the pool when you don’t use them, as they may obstruct the skimmers and prevent the automatic cleaning system from working properly, which will result in an unpleasant pool for you.
Please use only plastic plates and glasses by the pool.
Please note that gardening, linen changing and pool cleaning are scheduled every Friday/Saturday.
Please don’t use house linen and pillows on the grass nor on the patio floor and by the pool.
Please make sure that nothing obstructs the ventilation system in the refrigerator and keep its temperature not higher than # 2, otherwise it may cause annoying noise and damages .
Kindly do not overload the shelves, excessive weight may cause breakages.
Please be aware of neighbours and make sure that no noise disturbance occur.
Our property is children friendly, and well supervised children are most welcome.
We are committed to keeping the house and the garden in good repair and spotless for all our Guests, and we require and very much appreciate your co-operation.
Please remember that utilities consumption will be registered at the end of your stay, according to the meters reading, and charged to your balance.
Please do not take house ware out on picnics or excursions.
Anything missing upon departure will be charged.
Any pre-existing breakage found and all requirements regarding the house or the garden must be notified within 24 hours from arrival.

1)Occupancy: Guests agree that no more than the number of persons specified in the Booking Request (including children) shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions imposed under this Agreement.
2)Condition and use of the property: The Property is provided in “as is” condition. Rental Agent and/or Owner shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access or hot tubs, fireplaces as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as hot tubs, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk.
Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.
Pool is open from May 1 to October 1.
Guests are received at 4 PM. All arrivals later than 7 PM will be charged $30 per hour and must be previously communicated to the owner, otherwise a $50 fee per hour will be charged.
3)Assignment or sublease: Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.
4)Insurance and Cancellation Policies: We strongly recommend Guests take up an insurance policy against cancellation (very low cost). Please contact your Insurance Company. Should cancellation take place, the following penalties apply:
60 or more days before arrival: 20% penalty is applied
40 to 59 days before arrival : 30% penalty is applied
28 to 39 days before arrival : 50% penalty is applied
27 or less days before arrival : No refund will be made
5)Risk of loss and idemnification: Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever.
Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent and Owners harmless in all such cases.
6)Insurance against robbery/accidents/injury/death: We require Guests to take up an insurance policy against the risk of robbery, accidents, injury and/or death, occurring to any/all members of the Group during their stay at any of our properties. For this purpose, Guests can get such insurance policy even just limited to the period of their stay at the chosen Holiday Villa. Property owners and/or managers shall - under no circumstance - be considered liable, neither financially nor in any other manner, for any such robbery, accident, injury and/or death. In this connection, and should Guests decide not to take up such required insurance policy, by forwarding the Booking Request, Guests IMPLICITELY declare that they do not consider the property owners and/or managers responsible for possible robbery, accident, injury and/or death, and that they hold both the property owners and/or managers unharmed.
7)Release: Guest hereby waives and releases any claims against Rental Agent, the Property Owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.
8)Unavailability of the property: In the event the Property is not available for use during the Rental Term due to reasons, events or circumstances beyond the control of Rental Agent, Rental Agent will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Rental Agent shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated and Guest and Rental Agent shall have no further obligations or liabilities in any manner pertaining to this Agreement.
9)Breakages and damages: a breakage deposit is required, to cover possible damages to the property, and is to be paid together with rental balance. Guests are held responsible for all damages caused to the property directly, accidentally, due to incorrect usage of the property, appliances and/or furniture. The breakage deposit will be refunded to Guests by bank wire transfer within 7 days after departure. All damages caused will be withheld from the deposit. Houseware should not be taken out for pic-nic or excursions. Anything missing upon departure will be charged and deducted from the breakage deposit.

We are a group of friends fond of Lake Bracciano area. Our homes here are the refuge we run to every time we can leave Rome city.
We love the Roman countryside and take very good care of our homes and our environment.
Some of us enjoy sailing and some others prefer the lazyness of relaxing on the beach, but we all love the lively and yet not chaotic life style along the lake.
