Majestically positioned to capture spectacular views across acres of blue ribbon grazing land to the scenic Blue Mountains, Eden is unquestionably one of the Hawkesbury District's finest largest acreages. From the moment you step inside the grand sandstone entrance way (security access only), you will feel as though you have been transported into the rolling meadows of Kentucky with white fenced paddocks.. Spanning over 90 fully fenced acres of gently undulating to perfectly level pasture, the property is bordered by the World Heritage Listed Blue Mountains National Park with direct access to walking trails.
The charming country homestead is positioned to take full advantage of the breathtaking scenery. Beautiful timber floors and wall panelling create a warm and inviting atmosphere with spacious flow through living areas include a large casual dining area bathed in sunlight. Quality kitchen with stone benchtops, 5 burner gas range and huge walk in pantry. White plantation shutters throughout and heavy blockout linen curtains in 3 bedrooms.
5 generous bedrooms with BIR's including two with French doors that open to wide open deck overlooking the gardens. Bedroom layout consists of:-
1 x Queen (floorboards in room with cowhide rug) opens onto front verendah with French doors
1 x Double bunk below and single bed above (floorboards in room with hessian rug)
1 x Daybed (sleeps 2-3 pax) with carpet in room and BIR's

Period style main bathroom with claw foot bath, brass fittings and timber vanity with marble top. Separate shower and heated towel rack and lights. Downstairs bathroom with walk-in shower, sink and toilet next to laundry and cedar sauna.
The huge extensive hardwood decking at the front of the property has magnificent views over the paddocks and to the Blue Mountains beyond - perfect for relaxing afternoons and easy entertaining with friends over a long lunch. The lawns in front are perfect for a game of cricket or petanque, kicking a ball around or just lying on the grass with a good book. There is also another separate smaller deck on the lawn which is ideal for lounging on with large cushions and there is a swinging seat under the large ancient pine tree.
Other features of the property include plenty of comfy couches and reading spots with cowhide rugs, sheepskins and throws plus a large dining table that comfortably seats 10, cosy fireplace for those cooler evenings and a well equipped kitchen with coffee machine, kenwood mixer, blender, copper saucepans, fully stocked pantry with basics (oil, condiments, rice, coffee, teas, flour, eggs). Beds are super comfy with fresh linen, fluffy towels and basic toiletries supplied (shower gel, handwash, shampoo, conditioner, sunscreen, first aid kit).
The backgarden is fully fenced with a veggie garden - suitable for kids to run around in the sun whilst parents can watch on from the dining/kitchen area.
Eden Guesthouse is also part of Eden Equine - we have 12 horses and ponies of our own onsite along with a number of agisted horses. Horseriding is available on request only subject to availability and your riding ability and will be charged separately.
There are also three sweet miniature donkeys and two free range ducks on the property along with four alpacas and two sheep and our friendly farm cat Smudge who lives in the barn. Our animals are super friendly and whilst we are happy for you to interact with them, we would ask that you do not feed them or enter their paddocks.
Further down the back of the property you will find our riding arena, barns and stables and to the left of this is our beautiful dam which is perfect for cooling off with a swim on a hot day or just floating on a large swan with a cold drink. There are many places to walk and explore on the property - bushwalks, a waterfall in the forest, etc.
Local attractions include:-
Bilpin Afire (great little restaurant at the top of our road features woodfire pizza, raw bar and sensational salmon and pork dishes)
Lochiel House (historic restaurant with famous scones, breakfast lunch and dinner - beautiful!)
Mount Tomah Botanical Gardens 5km away and with a spectacular restaurant Sean's (as part of Sean's Panorama at Bondi) for a long lunch
Kurrajong is just 15 mins drive away - a pretty village with antique and curios shops, gifts, cafes
The Archibald Hotel - great pub with meal specials on and live music in Kurrajong
Orchards and Fruit Picking all within a short walk / drive
Lithgow (50 mins drive)

Guests will have full use of the entire house and surrounding lawns. The 90 acres can be accessed by our guests but is also utilised by our staff and agisted horses. The horses are further down the back of the property so although you have complete privacy at the house you may meet some of our riders around the grounds.

Things to do at the property
Long walks - when you reach the border of our property you will be at the entrance to the State Forest. There are many trails through here - you will spot wildlife and there is a small waterfall and pond with the local 30 year old red crayfish (please leave him there!).
Swim in the dam or float on one of our inflatable swans.
Have a picnic on the lawn.
Play pétanque or a game of cricket.
If our manager is around feel free to help her feed our many animals.
Pick pears from our 100 year old pear tree.
Play board games. Read a book.
Sit on a deck chair on the deck admiring the incredible views.
Go visit our horses - they love a chat and a good pat.
Enjoy a long lunch on the deck with some local produce from the many stalls on the roadside.
Visit Mt Tomah Botanical Gardens.
Check out the little village of Kurrajong with cafes and quaint shops.
Visit Saturday markets (monthly) at Richmond oval.
Bring your bike and go for a long trail ride across from our property is Mt Lagoon Road.
On certain weekdays there is local yoga at the community hall.
Whilst we would like you to enjoy Eden and feel like you are a home away from home, there are a number of house rules we would like you to respect.
No parties. No smoking. As Bilpin is a peaceful rural community please be respectful of that and the neighbours. No littering. No loud music, offensive language etc.
No fires to be lit outside.
As we are an Equine facility our insurance does not cover your pets onsite. Whilst we encourage you to interact with our animals onsite please do not feed them or enter their paddocks.
Eden runs on sceptic tanks and water tanks so please do not be wasteful with water, leave taps running, long showers etc. only toilet paper in toilets,
If staying with young children please ensure sufficient padding/protective bedding used to prevent bed wetting. We would also ask that children refrain from eating/drinking on furniture and bedrooms.
Outdoor shoes to be removed indoors (sorry, country rule!).

I live in Watsons Bay with my husband Michael and 3 children (14,11 & 7 yrs) plus our dog and cat.
We love walking to the beach, paddleboarding, going on the boat and hanging out together. Weekends are spent socialising with friends around a table with good food and laughs, movies and games.
