Please print, sign, and send copy of the rules and regulations with your deposit and reservation confirmation. Please treat our condo like you would your own home. If you spill it, clean it up. If you break it,fix or replace it.

1.Check-in time is 3PM CST and Check-out is 10AM CST. WE DO NOT ALLOW EARLY CHECK IN'S DUE TO THE HOUSEKEEPING STAFF NEEDING AMPLE TIME TO CLEAN ALL OUR UNITS. PLEASE DO NOT ARRIVE TO THE UNIT EARLY OR BRING LUGGAGE TO THE UNIT UNTIL 3PM CST. THE HOUSEKEEPING STAFF ARE NOT ALLOWED TO LET GUEST AND OR LUGGAGE INTO THE UNIT EARLY! Please call us immediately if there are any problems with the cleaning ((PHONE NUMBER HIDDEN) cell, ((PHONE NUMBER HIDDEN) or ((PHONE NUMBER HIDDEN) cell
2.NO SMOKING in unit or entire deposit is non refundable!
3.No Pets or the entire deposit is non refundable!
4.We will not rent to anyone under 25 years of age unless accompanied by parent/guardian. An parent/guardian must be in the unit at all times or you will be immediately evicted without any refund or deposit or rent. Reservations made under false pretenses will be evicted without refund of rent or deposit! NO SPRING BREAKERS PERIOD!
(URL HIDDEN) Deposit-a $300 deposit must be received within 5 days of booking the reservation. We do not hold units the $300 deposit and signed contract must be received within 5 days of emailing this or the dates will be reopened. The entire rent must be paid before 60 days of arrival date. If payment is not received before 60 days of the check in date the dates will be reopened without any refund. Renter is responsible for making payments on time. This deposit is not applied to the rent, and will be fully refunded within 14 days of departure, provided the following provisions are met:

a.No damage is done to unit/contents, beyond normal wear and tear. Do not rearrange furniture in the condo.
b.No charges are incurred due to contraband, pets, or collection of rents or services rendered during stay.
c.All debris, rubbish, and discards are placed in dumpsters.
(URL HIDDEN) placed in dishwasher and cleaned.
e.All charges accrued during stay are paid prior to departure.
f.No linens are lost or damaged. Bring your own beach towels. Linens and towels are not to be taken from the unit. You will be charged for stained or missing linen. DO NOT USE BRONZING LOTION/CREAMS WITH OUR WHITE LINEN. THEY STAIN THEM GOLD COLOR AND THE STAINS DO NOT COME OFF.
g.Leave parking passes inside your car for security to see.
h.The renter is not evicted by the owner, police, or the Calypso security company.

Check-Out is 10am CST. Guest that delay the check-out past 10am will be charged for an additional day. Please follow the check out procedures to avoid extra charges or forfeit of deposit. Guest are responsible for removing all food, loading dirty dishes into the dishwasher and running it, remove all garbage from the unit and place out side at the end of the hall in the trash chute. IF YOU DO NOT FOLLOW ALL THE DEPARTURE PROCEDURES AND LEAVE THE CONDO TIDY THERE WILL BE AN ADDITIONAL CLEANING FEE TAKEN OUT OF THE DEPOSIT.
6.Cancellations- A ninety day notice from the arrival date is required for cancellation. Cancellations or changes that result in a shortened stay, that are made within 90 days of arrival date, forfeit the full advance payment and damage deposit. Cancellation or early departure does not warrant refund of rent/deposit. The entire payment must be paid in full before 60 days of arrival date or loose reservation and all monies.There is a $200 cancellation fee regardless of when or why the cancellation is made. No refunds will be given due to inclement weather.
7.Maximum Occupancy- 8 people max ALLOWED TO SLEEP IN THE UNIT.
8.NO DAILY MAID SERVICES-we have provided a starter supply of garbage bags, soap, and toiletries.
9.FALSIFIED RESERVATIONS-Subject to forfeiture of advance payments, and the party will not be permitted to check in. ID's may be checked upon arrival by our condo manager and and adult/parent must be present for the entire stay in the unit. Any lawsuit the renter will pay all our attorney fees and court cost.
10.Parking Passes will be located in the unit and must be displayed on the dashboard. Any vehicle that does not display a pass may be towed at owners expense. NO Boats, RVs, trailers, campers may be parked on
the property at any time. Guests are to use the Calypso parking garage across the street.
11.Wristbands must be in your possession at all times while on the Calypso property.
12.Follow posted Pool Rules $15 fee for each lost pool band. Swim at your own risk. There are no lifeguards at the pool or the beach.
By accepting occupancy of the vacation property, the guest agrees to hold harmless the property owner/owners and the association for accidents or injuries sustained while using the facilities. By using the facilities the guest assumes responsibility and liability for their own actions. Renter agrees to indemnify and save harmless owner from any and all cost, expenses, legal proceedings, attorney fee, suits, claims, or demands whether from loss of life, damage to property or vehicles, or injury to the renter, renter's agent, family or guest entering the property or resort of every kind or nature. Renter, renter's family, guest, children, friends, agents, employees, visitors must agree to and abide by the "Rules of the Resort" and the applicable Florida laws. Renter mus tbe at least 25 yrs of age at the time of booking and must have a valid drivers license. The renter is responsible for the conduct of all guest and other occupants, and that renter must occupy the unit for the full term of the contract/reservation. The use of fireworks is prohibited by the resort. Local city ordinances and fire code prohibit the use of fireworks on the beaches, building or grounds. Loud music and large parties are not allowed in the condo or on the property. The renter will maintain the premise on good order and appearance. The fire department prohibits the use of grills on all decks, porches, balconies.
13.If you should have any maintenance problems please notify us. Please report any damage or malfunction of equipment to us the owners as soon as possible. The owner may enter the property at reasonable hours for the purpose of effecting necessary repairs and inspections and repair personnel may enter the premises for the purpose of repairs. WE HAVE SENSORS ON ALL THE DOORS IN THE UNIT AND IF THEY ARE OPEN FOR MORE THAN 15 MINUTES THE AC WILL AUTOMATICALLY SHUT OFF UNTIL THE DOORS HAVE BEEN CLOSED FOR 15 MINUTES. PLEASE DO NOT TURN THE AC, FREEZER OR REFRIGERATOR TEMP WAY DOWN. THIS CAUSES THE MOTOR TO FREEZE UP AND STOP WORKING. IF THIS HAPPENS THERE WILL BE A $125 SERVICE CHARGE TAKEN OUT OF THE THE DEPOSIT.
14.HURRICANE or STORM POLICY-No refunds will be given unless:the
National Weather Services orders mandatory evacuation in a "Tropical
Storm/Hurricane Warning area" of the vacationing guest. The day the
National Weather Service orders a mandatory evacuation order we will
refund:
a. Any unused portion of rent from a guest currently registered
b. Any unused portion of rent from a guest that is scheduled to
arrive, and wants to shorten their stay, to come in after the
Hurricane Warning is lifted; and
c.Any advance rents collected or deposited for a reservation that is
scheduled to arrive during the "Hurricane Warning" period.


BY SIGNING BELOW, I AGREE TO ALL TERMS AND CONDITIONS OF THIS AGREEMENT. This agreement is for 2-202 Calypso only and for this specific renter not transferrable.
