It is also close to the Royal Mile, Dynamic Earth and the Scottish Parliament. All these places are within a 5 minute walk. Walking to Princes Street would take around 10 minutes.
Abbeyhill is a particularly popular area of Edinburgh ideally placed for access to the shops at Meadowbank Shopping Park including a Sainsbury’s Supermarket, with Meadowbank Sports Centre, Canongate, Holyrood Palace and the Scottish Parliament within easy walking distance. Scenic walks can be enjoyed around St Margaret’s Loch and Holyrood Park, which also gives access to Arthur’s Seat and Salisbury Crags. There are numerous frequent bus services from London Road along to the east end and the City Centre, and also in the opposite direction towards Portobello.
The master bedroom has a double bed and the second bedroom contains bunk beds suitable for adults or children. There is a separate toilet with basin and a shower room.
Nearest bus stop is only a short walk to London Road with a good variety of buses taking you to the city centre. Nearest train station is Waverley Train Station and Edinburgh Bus Station is within 15 minutes walk. Buses to Edinburgh airport run from outside Waverley Train Station.

A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager.
Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 19:00 may incur a late arrival fee of 15 pounds for unsociable hours. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.
The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.
This property is let on the understanding that it is to be used as a holiday let. It therefore is subject to Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988.
You will receive an email confirming your booking, this then forms a contract of booking.
You are not permitted to sub-let the property (or any part of the property).
You must vacate the premises without demand on the agreed departure date (at the agreed time). The hirer is responsible for the condition of the property and it's entire contents during the hire period, fair wear and tear accepted. The hirer will report any damage or loss to the property manager as soon as possible and prior to departure.
You agree to pay to cover any loss or damage caused. We may charge you for any unreasonable amount of cleaning required after your stay.
You agree to prevent any party members from causing a nuisance or disturbance to other residents/neighbours. You agree that the hired premises will be secured when unoccupied during your stay. You agree that owners/agents will be allowed access to the property if required.
It is recommend all guests obtain personal holiday insurance to cover any potential losses. We (including the property owners, managers and agents) take no responsibility for any damage, loss or injury however caused by any member of your party whilst you stay at the property.
All groups will be vetted and WE DO NOT ACCEPT STAG/HEN PARTIES OR GROUPS OF YOUNG PEOPLE WITHOUT AN ADULT OF 25 YEARS OLD STAYING IN THE APARTMENT THROUGHOUT THE STAY. All bookings must have an adult of 25 years present. On arrival you must present your confirmation details as well as your passport or identity card to us. We (including the property owners, managers and agents) reserve the right to use our discretion in this matter and refuse to check in guests who appear to contravene these terms or are deemed not suitable to take charge of the property.
The number of persons (adults and children) must not exceed the number of sleeping places indicated on the website or the amount stated at time of booking.
