An executive luxurious apartment in a fantastic location, that can comfortably sleep 6 guests.

Enjoy all that Edinburgh has to offer as you're in the heart of this fantastic city, including all the major city centre shopping areas. The apartment is situated on the third floor of a traditional Georgian building however has undergone a massive refurbishment including the inclusion of a private lift.

It features beautiful spacious rooms, ceilings typical of a property of this style. The beautifully appointed kitchen features all required appliances and is equipped for holiday guests.

The modern living/dining room and kitchen benefits from large sunny windows making the room bright and spacious. A large LCD TV, DVD player and wifi internet access are provided for guests use. The modern quality furniture includes a large sofa and breakfast stools.

There are 3 double bedroom with queen size beds two of which have fabulous en suite bathrooms. The bedrooms benefit from large built-in wardrobes, offering ample storage for guests.

A family size bathroom with shower over bath completes the accommodation.

The apartment overlooks Scotland's most popular tourist attraction Edinburgh Castle.
Rugby games and music concerts at Murrayfield Stadium are just 1 mile away. Locally you are on the door step to Princes Street and George Street both having the best shops, restaurants and bars Edinburgh has to offer.

** We have been advised of upcoming internal building work taking place within the first floor area of the Frederick Street Residences on behalf of a neighbouring shop, commencing on Monday 30th May until approximately the end of June 2016. This work should not affect the Frederick Street Residence Apartments in any way but guests are advised that there may be some noise and additional traffic in the communal stair during this time. We will of course try to ensure disruption is kept to a minimum and we anticipate that all work will take place during office hours.

A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager.

Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 19:00 may incur a late arrival fee of 15 pounds for unsociable hours. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.

The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.

This property is let on the understanding that it is to be used as a holiday let. It therefore is subject to Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988.

You will receive an email confirming your booking, this then forms a contract of booking.

You are not permitted to sub-let the property (or any part of the property).

You must vacate the premises without demand on the agreed departure date (at the agreed time). The hirer is responsible for the condition of the property and it's entire contents during the hire period, fair wear and tear accepted. The hirer will report any damage or loss to the property manager as soon as possible and prior to departure.

You agree to pay to cover any loss or damage caused. We may charge you for any unreasonable amount of cleaning required after your stay.

You agree to prevent any party members from causing a nuisance or disturbance to other residents/neighbours. You agree that the hired premises will be secured when unoccupied during your stay. You agree that owners/agents will be allowed access to the property if required.

It is recommend all guests obtain personal holiday insurance to cover any potential losses. We (including the property owners, managers and agents) take no responsibility for any damage, loss or injury however caused by any member of your party whilst you stay at the property.

All groups will be vetted and WE DO NOT ACCEPT STAG/HEN PARTIES OR GROUPS OF YOUNG PEOPLE WITHOUT AN ADULT OF 25 YEARS OLD STAYING IN THE APARTMENT THROUGHOUT THE STAY. All bookings must have an adult of 25 years present. On arrival you must present your confirmation details as well as your passport or identity card to us. We (including the property owners, managers and agents) reserve the right to use our discretion in this matter and refuse to check in guests who appear to contravene these terms or are deemed not suitable to take charge of the property.

The number of persons (adults and children) must not exceed the number of sleeping places indicated on the website or the amount stated at time of booking.

Great location close to restaurants, shops, galleries and theatres; lovely apartment, spacious and clean; good access includes a lift. Only downside is not hugely comfortable beds.

The location of the apartment is spectacular and it was as advertised. We met Daria at checkin and she was quite helpful. You cannot be more in the heart of things here! It is auperb!

The Frederick Street apartments (we rented all 3 - #1, 2, and 3) are in a very central location, which is excellent for exploring the city. These apartments are very nice and spacious, the kitchens are really beautiful and the bathrooms were great. Apartment 3 has much smaller common rooms than Apartments 1 & 2, but it worked for two couples. The kitchen is still really great. We were able to meet our host earlier in the morning when we arrived - note, it is not "Gareth", the apartments are run by a management company. We appreciated her helpfulness and she was very friendly. Overall the apartments worked well for our family, and we would recommend them if you have a large group that would prefer to stay all together (we had about 15 people total).

This apartment is in a great location - close to transport links and only a short walk from many of the things you'll be hoping to do while you're in Edinburgh. Checking in and out was simple and quick and everything within was clean and in good condition. Very enjoyable few days.

Great apartment in a great location. The apartment is very spacious and right in the middle of everything you would want to see in town. This apartment is rented through an agency so the personal touch isn't the same as renting through an individual. We were greeted by a friendly host though he didn't know much about how the apartment worked (stove, washing machine, fire place). The apartment clearly gets heavily used but it is not very well maintained. Many things were broken (knobs, tables) or scratched (floors, walls). A few key things were missing (coffee maker, tea pot, drying rack, stove lighter). Overall, I would recommend it. Just know it doesn't exactly look like the pictures anymore.

Our experience was very positive. The unit was clean and our greeter, Filip, provided us with an extra set of keys and a parking pass. The view from the living room window was of the Edinburgh Castle, very charming. This unit is within walking distance from so much in Edinburgh! Thank you for being our host!
