To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions:

• Damage, breakages, theft and loss are the tenants responsibility during their stay.
• Number of guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
• Parties and functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly, this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments. If any parties are found to have been held at the property a $1000 fine will be charged to the guest.
• Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 11.00am , but on days of a new guest arriving please be ready 30 min before. Dishes should be cleaned and rubbish removed. The tenant is obliged to take care of the apartment and look after it and is obliged to keep the accommodation in the same condition as found on arrival. Furthermore, the tenant is obliged to compensate for any damage or loss occurring in the accommodation due to his own fault or the fault of accompanying persons.
• To avoid additional cleaning charges dishes should be cleaned properly including grease build up and burns on pans. Excess food & rubbish needs to be removed and put in the waste removal room on level B1
• A replacement fee will be charged for towels & linen stained by hair dyes, bleaches, tanning blood & make up and greasy burnt saucepans. Fingerprints and food spillages caused by infants must be cleaned also.
• Please note that there is no need to clean bed linen or towels as these will be professionally laundered. Keys may be left in the apartment or returned personally, by arrangement.
• Disturbance to our neighbors, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
• Loss - the owners take no responsibility for the tenant's personal property.
• No smoking is allowed in the building

Stephen J's place is fantastic. We had 8 ladies on a weekend away in Melbourne and there was so much space for us all. Bedding was so comfortable. Lovely touches by Stephen, leaving us some complimentary goodies. Very clean, comfortable and great location.

The apartment was spacious and well kept. Size of the apartment was perfect for our group of friends. Location was fantastic and convenient for a quick trip to Melbourne. Communication was easy and helpful!

This apartment is in a great location with easy access to all the amazing things to do in Melbourne. It's stylish, comfortable and quiet. The accommodation is a good size for a family with enough space for privacy and a great open plan lounge/kitchen/dining room for getting together. Stephen was really communicative which felt reassuring. There was everything we needed in the apartment (all great quality) but the little touches like a bottle of wine, lots of shampoo and soap allowed us to simply settle in and start to enjoy our holiday. We'll be back soon!

Stephen's place in central Melbourne CBD is awesome. Really great location to access everything you need. Lovely furnished and decorated apartment that looked exactly like the pictures. Felt really spacious so everyone had enough room. The beds were uber comfortable. Stephen was in touch whenever needed and flexible with check in time and meeting us. We had a fantastic weekend in Melbourne and this place made it extra special. Would definitely stay here again. Thanks Stephen!

We were a group of 8 gals in Melbourne to enjoy some theatre, shopping, exhibitions, cafes and bars. This place is amazing, you won't be disappointed. Well appointed, spacious, quiet and very central. So nice to have a large cosy loungeroom to sit around and chat. Lovely outlook over a park. Easy check in and great communication with Stephen.

Everything was perfect as advertised. Stephen even included free wine, chocolate, and coffee (life's bare essentials) at the place waiting for us upon check-in. He was always available if we needed anything, and I would stay here again in a heartbeat.
