1. Duration & Tenants: The duration of the present hire is agreed on __nights for the accommodation of __ tenants.
It begins on dd mm yyyy at 15h00 and it will expire on dd mm yyyy at 12h00. After signing this agreement it is
absolutely not possible to shorten the duration of the hire or the number of the tenants. It is, however, possible to extend its
duration and the total number of the tenants only if the landlord agrees and has been informed prior to the starting date.
2. Uses of premises: The letting will be used exclusively for private residential purposes only. Any unauthorized
change of this use of letting is absolutely prohibited. Guest must not do any of the following, or allow someone else to do any
of the following: Harass, annoy, or endanger any other tenant or neighbours, or their guests, or create any excessive noise or
public nuisance, Do anything to the structure or its surroundings that may be hazardous or that will cause Landlord’s insurance
to be cancelled or premiums to increase, Keep any flammable or explosive materials or any dangerous, hazardous, or toxic
substance in or around the premises, Deface or damage, or allow another to deface or damage, any part of the premises. If the
lessor decides that the lesse or any of the renters fails to conform to the conditions described by this paragraph has the
absolute right to ask the lesse and his/her companions for them leaving the property at any time without any refund or
3. Expiry of hire – return of letting: At the expire of this hire, the lessee is obliged to attribute the letting in the
lessor in good and functional condition, along with its keys. For as long as he denies to do it, he/she is obliged to pay for each
day a compensation of use equal to the double daily rate of rent. Additionally, the lessor is obliged to attribute the letting to the
lessee for check-in at 15:00 hrs of the agreed date of the start of this hire, or otherwise if another check-in time, for the
convenience of the lessee, has been written agreed. Likewise, the lessee is obliged to attribute the letting to the lessor at
12:00 Hrs of the expire date of this contract according to the terms of the previous paragraphs of this contract.
4. Liability – Safety: The protection of the renters’ personal belongings is absolute responsibility of the lessee. The
lessor will not be responsible for the safety of the renter(s), or liable for any financial losses incurred. Therefore, no charges,
accountability or compensation can be attributed or claimed, in any case, by the lessor. We advise you to arrange your own
insurance to cover yourselves and your personal belongings whilst staying at the property. Additionally, the lessor is not liable
for any act, neglect or default on the part of any person nor any accident, damage, loss, injury, expense or inconvenience
whether to person or property which the tenant or any other person may suffer or incur arising out of or in any way connected
with the letting or resulting from any other cause whatsoever. Personal details & Presentation of documentation: All the
details that are provided with this document, personal or financial, are valid and the official documentation that proves their
validity, e.g passport or identification card, will be requested by the landlord upon arrival at the apartment. Fail to do so, gives
the right to the landlord to call for this lease termination and therefore not to provide accommodation. Pets: We are sorry but
the pets are not allowed in any apartment.
5. Bond-Guarantee: For the full compliance of the lessee to all terms of this hire, the lessee has already agreed by
accepting the terms and conditions that had been prompt to be read prior to his/her reservation through the automated
booking platforms (AirBnB, TripAdvisor, (SENSITIVE CONTENTS HIDDEN)) that the lessor reserves the right to claim the sum of EUR_100_ as a
security deposit if needed toward any additional rent or any amount owed for damage to or loss of the property within seven
(7) days that succeeding the lessee’s departure for which the present document constitutes also proof of its receipt.
6. Cancellation Policy:
Full or partial cancellation is possible according to the following:
Cancellation more than 60 days prior to arrival date: no fee incurs.
Cancellation 59 to 30 days prior to arrival date: 50% of the rent
Cancellation 29 days prior to arrival date: 70% of the rent
No show or no cancellation: whole stay charge.
Fail to comply with the above gives the landlord the legal right to claim for the corresponded compensation.
7. Receipt of Letting – Repairs: The lessee declares expressly that he received the letting in his responsibility, after
he carefully examined it from all aspects and he found it to be to his full satisfaction, in excellent condition and absolutely
suitable for the use that he intends to use it. For all the duration of the hire, the lessor does not have any obligation for any
repairs, additions, maintenance, replacement of parts or equipment, due to wilful damage by the lessee, for which any
obligation will bind the lessee. Also, the lessee should attribute the letting as tidy and clean he/she has received it otherwise
the lessor reserves the right to claim a 50 EUR cleaning fee from the security deposit.
8. Additions – Reforms in Premises: It is prohibited to the lessee to perform any additional, modification or reform
of letting. The tenants will only be provided with one set of keys per apartment, except it is otherwise agreed with the landlord,
which should not be separated from their magnetic card for any reason whatsoever. A fee of € 50 will be deducted from the
security deposit in case the keys are found separated from their magnetic card.
9. Good use of Letting: The lessee is obliged to make good use of letting, to keep it clean and decent; otherwise he
is accountable for compensation for any deterioration or damage to it. The lessee must use the premises in any way that he
does not offend the serenity, health, the work, the safety and the moral decency of the lessor, the other tenants and the
neighbours of the building, against who he/she is obliged to behave in proper manner. The lessee must not occupy or use, by
any means, any other parts or spaces of the building terrace, ground, sidewalk etc. than those expressly included in the
description of the letting.
10. Written modification of contract: Any modification of the terms of this contract, such as extension or renewal,
can be proved only in writing. The non-immediate exercise by the lessor of any of his rights does not mean that any of his
rights is lost or diminished.
11. Landlord’s right of entry: Landlord, or Landlord’s representative, may enter the apartment at reasonable times,
with 2-hours notice to the Guest, to examine, protect, make repairs or alterations, or show prospective renters and purchasers.
In emergency situations, Landlord is not required to give Guest notice. If emergency entry or urgent repairment works occur,
Landlord or his representatives may enter at any time.
12. Courts Jurisdiction: Any disputes about this letting agreement fall under the exclusive jurisdiction of the Courts
of Athens, irrelevant to the location of the letting or the nationality of the lessee.
13. Consequences of Infringements: The not duly payment of any of the agreed, by this contract, rent, bills,
utilities, or the infringement of any of the terms of the law or any of the terms of this contract which all are agreed as essential,
gives to the lessor the right to call this lease terminates and ask the courts the expulsion of the lessee from the premises letting
at the fastest legal process. It is expressly agreed that in case of non-payment of rents, it is allowed to the lessee to ask from
the court to edit an eviction order, even in time afterwards the expiry of the conventional or the legal period of the present hire.
Also, in any case of infringement of any of the terms of the present lease agreement, the guarantee that has been deposited to
the lessor remains to him/her as fully justified penal clause.
14. Failure to comply: By signing below I state that I fully comprehend that if failure
to comply with the conditions and obligations of this agreement the landlord reserves the right to remove all Guests and
their and belongings from the property leaving it in good condition and free of damage. Also, No refund of any portion of
the Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement
from the other party for all costs incurred.
NOTE: An actual copy of this contract should be signed upon arrival at the apartment so please make sure that you have your ID/Passport available at check-in!
