This spacious farmhouse and Annexe, sleeping a total of 14, offers an ideal space for large families. Part of an immaculately kept working beef and arable farm, the house is stylishly presented and enjoys beautiful panoramic views across the Avon valley. There is a bedroom on the ground floor and, although the bathroom is on the first floor, the house may be suitable for those with limited mobility.
There are large gardens with plenty of space and the property is dog friendly.

Hingston Farm has been our family home for 30 years, and we have worked the beautiful countryside whilst bringing up our 3 children. They have now left home (Whoop Whoop!!!) and we rent the Farmhouse and Annexe out as holiday lets.

A minute’s walk from the renowned Oyster Shack and the popular Avon estuary, the sandy beaches of Bigbury, Bantham and Salcombe are nearby.

Beautiful bespoke Kitchen very well equipped with under floor heating and an Induction Range with three ovens, two hobs and a warming plate, dishwasher, microwave, fridge, island unit with marble work surfaces and breakfast bar. Step up to dining area with dining table which extends to seat 14. The kitchen is often the hub of the house with room to cook, dine and have a great time all sitting down together.
Traditional lounge with log burner, large flat screen TV and DVD, large sofas. Two sitting rooms allow the oldies to sit in front of the fire, and the youngsters to have their own space!
Cloakroom off the lounge, also housing shelves of books and games.
Bedroom 5: Twin bedroom with 2 x single 3’ beds and also z bed. Adjacent WC with basin, also housing shelves of books and games.
Walk in larder with large fridge freezer. Rear kitchen entrance to garden and access to utility store and driveway.
Stairs to First floor. Master Bedroom 1 with 5’ King size bed, wardrobe and chest of drawers, en suite shower room with WC and basin.
Bedroom 2: Triple bedroom with 3’ bunk beds and 3’ single bed, wardrobe, chest of drawers.
Bedroom 3: Twin bedroom with 2 x 3’ single beds, wardrobe, chest of drawers.
Bedroom 4: Double bedroom with 4’ 6” bed, wardrobe and best morning views!
Luxurious family bathroom with walk in shower enclosure, rainfall and power showers, freestanding roll top bath, basin and heated towel rail.
Adjacent is a separate WC.
Annexe accessed from Kitchen - Open plan Sitting Room/ Kitchen with Flat screen TV, kitchenette with counter top oven oven, microwave and two ring hob, under counter fridge/freezer and dishwasher.
Stairs to First Floor. Bedroom 6 : large and spacious with King size sleigh bed , walk in wardrobe, with en suite shower room.
The house is heated by a wood chip boiler and is controlled thermostats. You can turn it up or turn it down, is on 24hrs a day as is the hot water... so plenty of warmth even for Granny.
We have travel cots (bring your own baby bedding), stair gates fitted and high chairs for the little ones.
Outside: A large undulating landscaped garden surrounds the rear of the property for exclusive use of farmhouse guests, with patio area and garden furniture. To the front of the property is a walled garden with lawn and patio area. There are farm chickens nearby providing fresh eggs for guests and a separate fenced field opposite which guests of Hingston Farm are welcome to use for exercising dogs and playing, with fabulous far reaching views across the estuary.
A lean-to on the side of a shed gives an undercover BBQ /alfresco eating area with gas and charcoal BBQ’s. There’s a fire pit and chairs to sit and mull over the day watching shooting stars and drink wine into the night.
Utility store/Garage , washing machine and drying racks, space for storing sports equipment.
Parking: Ample parking for cars, boat and trailer adjacent to property on driveway and in covered car port. Room for everyone!
Dog Rules: Under no circumstances must pets be left unaccompanied within the property. No pets upstairs (stair gates fitted) or on furniture. Any poop to be cleared up, and any damaged caused by your pets to be paid for. A large cage, dog towels, plastic dog bed and a hot water pet shower can be used, so after a fun filled day on the beach everyone can go to bed refreshed and have a good night’s sleep. Generally dogs have more fun than their owners at Hingston!!

The Farmhouse is all yours including garage and gardens
We (that’s me Susie, and my husband Farmer John) live in a converted barn across the yard. We are available to help, but don’t get in your way. You will see us going about our farming jobs and we will let you know “what’s happening on the farm this week” so you can go home countrified! Egg collecting and pony patting available on site and farm tours can be arranged depending how busy we are on the farm.
You have a large grassy space out the back of the house to run around on with a trampoline for children and adults. The back patio has splendid views and a picnic bench for meals.
The front of the house has a walled garden and a corner patio. This is a good suntrap for lunchtime.
A fenced field in front of the house is for all to use and sometimes Yogi the pony can be seen here.
We have very good 4g reception, Broadband although not super fast is adequate for zoom meetings but please do be aware that the farmhouse is an old house with thick walls and some rooms have better reception than others.
Control your own heating with wall thermostats, so no one is cold
Plenty of hot water that's on all the time

A well equipped shop is just one mile away, it has all basic bits plus local meats , cheese and bakery goods.
The well renown Award winning Oyster Shack is five minutes walk away, great for alfresco eating.
Bigbury and Bantham beaches are a short drive away ( or 50min walk) as is Burgh Island with its Art-deco hotel and the Pilchard Inn.
Pickwick Inn one mile away serves pizza and pasta
and then of course there's Salcombe nearby

We are in the middle of the countryside, so no light pollution and its pretty quiet on the traffic front. There is plenty of birdsong and wildlife to see.
We have brilliant walking right from the door of the farmhouse, with many local footpaths and the Devon Costal footpath on our farm. We can show you where to walk on our ground and provide some maps for the longer journeys ( and which pubs to call in at!) Dog heaven walking , complete with hedges to sniff along.

We are on site in a barn conversion across the yard, so just ask if you need anything..... remember this is still a working farm, so keep your eyes and ears open....But most importantly, HAVE A BRILLIANT TIME!!
