An abundance of public transport links including buses, Metrolink and Victoria Train Station are located nearby.

1) Strictly no parties, events or social gatherings of any kind are permitted in the property at any time.

2) No pets are permitted in the property at any time: a charge for the removal of pet odour will be applied for any breach of these terms.

3) No guests other than those booked are permitted in the property at any time of the day or night, without prior agreement from the host.

4) Strictly no smoking is permitted in the property, and cigarette butts or ashes should not be disposed of in the grounds: a charge for the removal of smoke odour will be applied for any breach of these terms.

5) No noise that is audible from outside the house is permitted between the hours of 10.00pm and 8.00am, as the property is located in a peaceful residential area.

6) The lead guest will be required to provide Full Name, Postal Address and a copy of Government-issued Photo ID in advance of their stay. We will also require the Full Names of any additional guests.

7) We may not be able to accommodate arrivals outside the stated check-in times: an extra charge may be made for late arrivals.

8) Late check-outs may be available upon request subject to availability, for which an extra charge may be made.

9) We reserve the right to request a refundable Security Deposit at any time prior to entry.

10) Kindly observe our Cancellation Terms: we recommend guests take out their own travel insurance to cover events that may lead to cancellation.

11) We cannot be held responsible for any loss or damage to guests' property. It is recommended that guests take out insurance to cover their own belongings.

12) Guests will be held liable for any damage to property, furniture, furnishings or equipment, unless accidental and notified to us immediately upon occurrence.

13) Guests will be held liable for any lost keys or fobs, which will be charged at replacement cost.

14) Drunken and rowdy behaviour, the use of any illegal substances or any illegal activity will not be tolerated and will be reported to the Police, who may forcibly remove guests from the property.

15) For the protection and safety of our staff, abusive or threatening language or behaviour will not be tolerated and will result in the termination of guests’ stay.

16) For your security and safety, our properties are covered by external CCTV at the front and rear of the property.

17) Any guests contravening the House Rules shall have their stay terminated with immediate effect in accordance with our cancellation policy.

18) All bookings are subject to our Full Terms and Conditions, a copy of which is available upon request.

The host is a very friendly and kind guy. Because this was my first Airbnb booking I had a lot of questions for him, which he not only answered immediately but also very professional. For us the check in and was a bit of a hassle. The host did not really provide any further check in details to us right upon a couple of hours before the actual check in time. But this was not a problem. He told us that he was trying a new check in method with us, which in the end we really liked. You get a code via text message and go across the street of the apartment to a café and pick up the keys. During our stay the warm water went out. We contacted the host and he responded immediately. He showed us his concern and gave us a fair refund of our initial payment. I'd like to mention that the pictures that were displayed are not the pictures of the apartment we stayed in. The furniture is identical but the shape of the rooms was different. All in all, we had a very very good time in Manchester. The warm water outage and the check in "hassle" were a bit annoying but the host was acting very kind and professional the whole time. Therefore we give 4/5 starts.

This is a good size, spacious 2 bedrooms flat, with all the basic things you need. The sofa/bed in the living room is comfortable. The place is cleaned weekly and everything, such as kitchen, toilet, heating, hot water, etc., works well. The location is convenient if you don't mind walking for 15-20 minutes. Town and universities are at such distance and the walk is nice. But there are supermarkets and places to have a bite at a much closer distance. Daniel is quick replying messages on (SENSITIVE CONTENTS HIDDEN) and is willing to solve your queries immediately.

The flat was easy to find and just as described. Very clean with comfortable beds, bath, shower and kitchen. Although we drove into the centre, it wouldn't be far to walk. Very close to Asda and a great cafe nearby for breakfasts.

Had a brilliant stay in Dan's apartment. The place itself was very spacious, with nice and comfy beds and a well equipped kitchen. The apartment was absolutely spotless and Dan was very welcoming when I arrived. Communication with him was brilliant which made picking up/dropping off keys easy. The apartment is ideally located in a quiet residential part of the city, with a big Asda just down the road and some nice coffee places in the neighbourhood, so it really felt like a nice pleasant place to come back to in the evening after spending the day in the busy centre. It took me around 25 mins to walk there from Piccadilly station but there is also a frequent bus service which drops you off around 2 minutes away from the apartment. All in all, I had a great time visiting Manchester, and Dan's apartment proved to be a perfect place to stay. Thank you very much!

Quick responses to all communications. Quiet location, really appreciated secure parking which City hotels don't have & a quick taxi ride to centre (£6.30). Few mins. walk of shops including big Asda. Clean, comfy beds, plenty of hot water, powerful shower. Good value. Would stay again (3 ladies on conference weekend)
