***Maximum number of daytime guests allowed: 4 (Please inquire if more guests are expected)

****Outdoor noise not permitted after 10pm. Outdoor areas are closed from 10pm-8am. This is not a party house.

***Absolutely no bachelor parties allowed at this property. Please contact us if you are a bachelor party looking for accommodations and we will be more than happy to assist!

***If you are planning to bring any kind of pet with you, you MUST inquire before booking.

***There is absolutely NO SMOKING allowed in the house. Smoking outside may take place only with all doors and windows closed, and cigarette butts must be disposed directly into the outside trash cans.

****If you're booking any time during SXSW, we have a zero cancellation policy. NO REFUNDS will be given after the booking is complete.

Let’s start with the positives – the management company, Renters Club, was very easy to deal with. We were able to check in early and kept their patience with us when we were unhappy about additional fees for local taxes being paid outside of Airbnb. We realized all of this was actually disclosed in various places in the listing and was our mistake. The Daphne House in Austin is where we stayed, and it was really perfect for our group of 11 women. The décor was artsy and the home had a ton of character. There was ample space for everyone and the property was very clean upon arrival. The location was also ideal. Now for the negatives – upon arrival and check-in, we were contacted by Renters Club via text message and they requested that one of their representatives come by the house to explain the neighborhood rules to us. We agreed to wait for the person to come. It was a very brief interaction and seemed the main point was to “scope out” what we looked like, as all of the rules were contained in a handy binder and framed sign. The representative stressed the importance of being quiet and not making any noise or having any conversations outside after 10pm. There were also several signs around each door stating that there were to be “no conversations” outside after 10pm and any complaint received would result in a $500 fine. Our group had only planned to stay in the first night we were in town, so we were not concerned about the noise rules since we would not be at home. In addition to the representative from Renters Club, there were 2 other unannounced “visitors” to the rented property on our first day – one cat lady who came to put cat food down in the back yard (??) and the owner of the property also showed up while we were in the pool to remind us of the rules and again, seemed mostly like he wanted to scope out what the group looked like. On the second day of our stay, one of the three toilets broke. We contacted Oliver at the Renters Club and informed him of the situation and the owner of the property came by to look at the toilet. The owner stated he would be unable to service the toilet during our stay and it would remain broken. We were OK with this as there were 2 other bathrooms. It was also a holiday weekend. However, there was no offer to refund a portion of our fees or otherwise compensate for the lack of the 3rd bathroom with a large group of women. The final occurrence worth noting is the text message we received at 10:30pm on Saturday night from the Renters Club requesting that we turn off the outdoor string lights which are strewn across the large trees in the back and across the pool. The home is full of large windows...

The house was beautiful and the hosts were very responsive to all communication. The neighborhood is very quiet and neighbors are really sensitive to noise. Other than that, it was a great stay.
