I am renting out another of my vacant room so you may run into another Airbnb guest. The other room has another permanent renter and I am renting this master bedroom whenever I am not around. I have an odd work schedule so I may not be around too often.

No smoking of any type, vape, 420, cigarettes, nothing, no exceptions sorry. Previous guest has left the place with strong smoke smell.

There are camera on premises to validate your entry and stay. No audio is recorded.

Airbnb House Rules (as of 8/4/2017)

1) Utilities
a) Water: Never leave running water. California is always in a risk of a drought.
b) Electric: Please turn off and unplug unused items as it passively drains energy.
2) Common Area
a) Guest: No additional or overnight guest are welcome. Please follow the amount of guest you initially booked for.
b) Quiet Hours: Quiet times are after 11pm until 9am Monday -Thursday and 2 am until 10am Friday – Sunday. This rule applies to the entire complex and set by HOA.
c) Parking: No additional parking for guest will be provided. Outside parking is checked after 7pm and may be towed if left after 7pm without parking permits. We do not reimburse for towed cars or tickets; you have been warned! (The guide I will send you will also detail that). Note: Street parking is available but street swiping occurs on Mondays and other days throughout the week, read all posted signs!
3) Cleaning
a) Simply stated, clean up a mess you made and fold the bed if possible before you leave.
b) Always wash your own dishes, if you borrowed one, please wash it.
4) Internet
a) No torrenting or streaming of illegal content. Netflix and services similar such as Hulu and Youtube are allowed but no illegal streaming allowed.
b) Be courteous and refrain from heavy download. You may download content but please refrain from frequently doing it. Internet is shared and unthrottled.
5) Miscellaneous
a) Smoking: NO SMOKING WHAT SO EVER IN THE HOUSE! THERE IS NO EXCEPTION, NO VAPING, CIGARETTES, CIGARS, WEED OR ILLEGAL DRUGS, NO EXCEPTIONS. WE WILL CALL THE POLICE TO REMOVE YOU IF SERIOUS ENOUGH. WE TAKE THIS EXTREMELY SERIOUS. This rule has been set after previous guest did smoke in the house and caused smoke detectors to go off.
b) Kitchen: Feel free to use the kitchen at any time.
c) Washer / Dryer: Both are available for use.
d) Please, do not install, modify or change any part of the room. This includes installing things on the window, wall or furniture. NO EXCEPTIONS, IF CAUGHT, YOU WILL PAY FOR DAMAGES.
e) If anything is broken, and not reported, you will pay for it after the trip. If you did damage something unintentionally, please report it to me and we can work it out. I report all damages officially via Airbnb which facilitates the claim, in rare cases legal action may be escalated.
f) Security Cameras: There will be multiple cameras recording video only in the common area during your stay. NO CAMERAS ARE IN ROOMS OR RESTROOMS.

6) Additional Pets and Guest
a) Pets: Pets only allowed outdoors. Do not bring any pets indoor, please verify you have pets before coming to the stay or else you be charged for the extra cleaning fees. A security deposit and extra cleaning fee is required for pets. Each pet will cost $100 (1-5 nights), $200 (5-10 nights) and $300 (10+ nights)
b) Additional guests are NOT ALLOWED during your stay. If a friend was to stay over, contact me immediately, each additional night will be $30 per person, per night.
For Pets, please note there is a security deposit of $100 per stay 1-5 days, $200 5-10 days and $350 for 10 or more days. You are required to to message me prior to arriving with a pet.

For smokers, all smoking of any type is not allowed in the house. We are NOT 420 Friendly nor are we vape or cigarette friendly. We had past guest who were extremely disrespectful and have left us with heavy cleaning fees, sorry.

Worth noting this building doesn't have any air conditioning at all. I'm not sure if it's actually broken or if they're trying to save on the electric bill seeing as how they use this house for continuous AirBnB stays. It gets pretty hot in the small rooms but the fan provided helps. Bed was not super comfy and I used my own sheets and blanket as the one provided has hairs on it and I'd rather not place a bet on if it was washed prior to my arrival. It was a cheap room so I'm not expecting a five star hotel, but I won't be returning.

Jason was very on top of communication. Immediately got back to me with any questions or issues. The place was clean. The room was nice and big and the bed was very comfortable. Jason was very welcoming to my pet as well. We had a small mix up upon check in and Jason was nice enough to reimburse me for one of the 5 nights I was there. The only thing that was difficult was the parking. If, for some reason, you did not get a space in the complex, there was nowhere to park outside as it was all permit parking. I would definitely stay here again when I'm in OC for business.

Jason's home was very comfortable and clean and quiet. The kitchen was well stocked with the basic necessities....paper towels, silverware, cups etc. Near the kitchen, there was a washer and dryer for my (URL HIDDEN) convenient. It felt like I was at my own place! The room had a nice sized closet and a comfy bed. Check in was very easy. I would certainly stay here again!

After a long day of flights, having to take business meetings, and trying to navigate the maze-like apartment complex this unit is in - I showed up at night, to find that someone else was occupying the room. The owner had never communicated to me anything about this, and I don't know who the person was. They were just laying on the bed on a laptop. I had to go to a nearby motel and get a room, and never actually got to stay in this unit. Owner then denied anyone was in there. Terrible Airbnb experience.

User never came by or messaged me. There was no one in the room and my house has electronic locks which I change the code frequently user is providing false reviews, check his account, only his friend will vouch for him. Beware of user.

I had a great stay here! The apartment had everything you could need and was very clean. It is located in a family friendly area and is always bustling with activity in the community. Moreover, Jason was a great host who was always just a quick call/text away. He replied to all questions I had promptly and made sure the stay was as comfortable as possible. I highly recommend this place to anyone looking for a place in Tustin. Thanks Jason!
