THE LOCATION
Orcas Island -home is 2.5 miles to the adorable town of Eastsound
Orcas Island in Washington State is known as 'the gem of the San Juan Islands'. The home is 20 minutes from the ferry landing and 2.5 miles from the charming town of Eastsound. (Think coastal Maine). Everything you need is waiting for you (except stop lights, traffic, fast food and franchises). Enjoy the adorable shops, restaurants, farmers market, organic and local food co-op and even a movie theatre. You can eat local! It is easy to find food entirely grown or raised on Orcas! Closer still to the house, there is a lovely park with tennis and pickel ball courts, a Skateboard Park (designed and built by Warren Miller himself) and a basketball court baseball fields and bocce court. Moran State Park, Washington’s fourth largest State Park, encompasses several gorgeous lakes for hiking, swimming and boating, are a 12-mintute drive where you can hike, swim, bike, paddle boat or kayak.

THE SLEEPING ARRANGEMENTS
The Orcas Island Craftsman Beach House has a casual feel with comfortable and eclectic furnishings, making it easy to feel at home and relax. There are SIX bedrooms, with 9 beds (5 queens, 4 singles). Four Queens are NEW Memory Foam, Temperpedic type mattresses. The layout: Upstairs, off a large central hallway, there are 4 private sleeping rooms including a 'sunroom' with two dormer windows and a view to the water and Mt. Baker. 3 rooms upstairs have queens (one also has a trundle bed with two twins with great mattresses), 1 room has two twins and there is a shared remodeled full bath. Downstairs one bedroom is adjacent to the 2nd full remodeled bath and has a queen bed. The sixth bedroom is also downstairs and has a queen bed.

Detailed FAQ that takes place of an in person orientation:
Ferry Reservation System! You can now book both legs of your trip in advance and we HIGHLY recommend it! ( A must between May and October) 2 months before the start of each season just go to this site and be a guest user. They release 30% of the spots at that time, 30% 2 weeks out and 30% 2 days out all at 7am. There is a “no show” fee that would get charged to your credit card were you not to make it, or change or cancel it within 24 hours. Otherwise, you just pay at the booth. Be in line at least 45 minutes prior!

The “Buckhorn Knoll” is a small neighborhood of 3 homes on acreage and 7 or so waterfront homes and is home for full time residents and visitors alike. We love our visitors and guests and you should have all the privacy you want on the property. You will find neighbors friendly and respectful. We all look out for each other’s guests, homes, and the beach.

Please leave the home generally as it was found except for cleaning.

Laundry: Doing some/most laundry is a common expectation for large homes/groups in order to turn the home in one day and keep cleaning costs down. It is ok to leave a load in the wash, a load in the dryer and if necessary, a load pending. Wash and dry sheets and towels separately for maximum timesavings. (Sheets dry fast when run separately.)Wash on HOT and dry on HIGH HEAT (jeans or timed dry). Cleaned linen and towels DO NOT need to go back on beds or be folded. Leave them on the loveseat in the dining room.

Caretaking is tightly scheduled (especially in the summer). Extra time to take care of anything that was not handled as requested can result in a charge to the security deposit. Examples of what may generate additional charges: CLEANING THE BARBECUE, late check out, returning furniture to its proper place; doing excess laundry, dealing with garbage or recycling left outside of the cans or shed; doing dishes, mailing lost items.

IMPORTANT! GARBAGE/RECYCLING/FOOD SCRAPS:

Please place garbage in can nearest the door in the shed by the driveway entrance.

RECYCLING: Place recyclables in the other can. (Recyclables do NOT include: Styrofoam, aluminum foil or trays, diapers, paper plates, paper towels, tissues.)

Pick up is handled weekly on varying days by one of our caretakers. Text or email if pick up is needed. Place overflow in secured bags in shed on the floor if needed.

FOOD SCRAPS: We do not have a disposal as we are on a septic system. ALL food waste can go in the compost heap to the left of the shed.

EVERYTHING HAS A PLACE: Take a look around so you can leave the home generally as you found it.

Let me know immediately or any concerns or if something is or gets damaged or seems out of place.

KAYAKS: Kayaks and paddles are on the back deck, and life vests are on the front porch. Use them at your own risk. You may leave them down by the beach above the tide line at your own risk. Bring paddles to the home. (We do this and have never had a problem.)

EMERGENCIES: For certain emergencies, of course, call 911.
If you have a question or concern about the home or its condition CALL or TEXT (don’t email) Kati, first at (PHONE NUMBER HIDDEN) or Bill at (PHONE NUMBER HIDDEN). If you cannot reach us, call our local caretaker, Halley at (PHONE NUMBER HIDDEN).

PETS: With a pet fee, up to two dogs are allowed. They must: 1) remain downstairs at all time, 2) be supervised while at the home or in the yard-they can not be left unattended, 3) remain off all furniture, 4) remain in the fenced yard or on a leash, 5) all poop must be scooped.

PROPANE FIREPLACE AND ELECTRICITY: The fireplace operates by remote. It will also work in a power outage (see directions on back of remote and view short tutorial below). This can heat the entire downstairs. There is baseboard heat that heats individual rooms quickly. Please turn off heat or turn it way down when rooms are not in use. POWER OUTAGES: Be prepared, these can occur, especially in the winter. Flashlights and candles are in the hutch in the dining room. Use a cell phone to call OPALCO (Orcas Power and Light Co.) ((PHONE NUMBER HIDDEN) to check that they know of your outage. The fireplace will work without electricity. Use the propane stove burner on the barbecue to cook. Enjoy the respite from the digital world. ☺

PHONE: The phone number is ((PHONE NUMBER HIDDEN) and is a voice over internet phone that has unlimited long distance It should work during a power outage thanks to a battery back up system.

INTERNET: The wireless password is abcd1234 on the “Craftsman Beach House” network. We are on the new fiber broadband high-speed system. It should even work in a power outage as we have a battery back up wireless. The router is downstairs near the TV if you need to hardwire or reboot. Netflix streaming is available too. If you have any issues, call ((PHONE NUMBER HIDDEN) M-F 9am-5pm.

SEPTIC: We are on a septic system, please help and conserve water, use minimal toilet paper and use the big flush/small flush settings for flushes. There is no disposal. (See food scrap info above.)

MAINTENANCE AND MOWING: We have a big yard and fruit trees! We try to care for it on transition days. We try to mow from mid morning to mid afternoon only if we have guests.

BARBECUE: Propane is fed from the large propane house tank. Please CLEAN Barbecue it if you use it.

LINENS AND TOWELS: The beds are made up at your arrival, find towels in baths. Please be conservative about towel usage. Towels are for inside the home only. Please do not take them to the beach or lawn.

THE WASHER AND DRYER: Washer: Read instructions on the lid and use HOT WATER for sheets and towels. Dryer: Please use HIGH HEAT-timed or Jeans setting for sheets and towels.

NO SHOES OR PETS UPSTAIRS Shoes may be placed on the shelf at the bottom of the stairs.(URL HIDDEN)
THE BEACH: Public Access is straight in front of the house across the street (Buckhorn Road and Lodge Lane intersection) about 200 yards away. The beach has signs that it is private past certain point. This means please don’t set up your picnic, build fires or forts or hang out long, but as long as you are respectful, feel free to explore the beach for miles! Watch out for high tides. HARVESTING OF DRIFTWOOD OR SEALIFE FROM THE BEACH IS ILLEGAL. This is a big deal.

BEACH FIRES OR USE OF FIRE PIT: Most of the summer, beach fires are banned. Note signs at fire station across from airport for bans that affect private homes. Except in extremely dry conditions, you may use our fire pit as it meets the size limit, Island Grocery sells wood. Please do NOT use driftwood from the beach or that stored around the home. EXTINGUISH FIRES WHEN UNATTENDED.

ODDS AND ENDS (ODDITIES OF OUR OLD HOME!)
THE FRONT DOOR: Locks only from the inside. You do not have a key for it.
THE UPSTAIRS SHOWER: Pull out the center ball of the handle to turn on the water flow. Pull up lever on spout to make shower go.

DEPARTURE DAY:

1) Leave the home as you found it inside and outside, except for cleaning. Games, furniture, extra beds, etc. must all be restored to original place. Please CLEAN the BARBECUE if used.

2) Deal with garbage and recycling as noted on first page.

3) LAUNDRY: To help keep cleaning costs down and turn the home for same-day guests, we ask you to do some laundry. You may leave with one load in the dryer and one load in the wash (and one in the “cue” if needed). Please wash towels and sheets separately. Wash on HOT, dry on HIGH HEAT (timed or jeans setting). DO NOT WASH BLANKETS OR BEDSPREADS. We have these on a schedule and they need a special process.

4) Refrigerator/Cupboards: Remove all personal food items from cupboards and refrigerator. Leaving relatively full condiments or staples for the next guests is ok if they are clean and NEEDED.

5) Wash and put away all pots and pans. Leaving one load RUNNING in the dishwasher is ok.

6) Leave heaters at 55 degrees when it is below that temperature outside. Turn off fans and lights.

7) Windows: Summer: Leave windows with screens OPEN for air out. Off-Season-shut windows.

8) LOOK AROUND ONE LAST TIME. Common items left behind: chargers in outlets, cameras and jewelry.

9) KAYAKS: Please make sure they are wiped out on the inside, stacked on their sides on the back porch. Return dry vests to the closet/porch and paddles to the corner of the laundry room.

10) Place key in key box and lock the door when you leave.

We had a great time staying in the house! It has plenty of rooms for our family gathering. It is located in such a beautiful place, the view is gorgeous. It has a big yard with all kinds of entertaining stuff. We especially liked kayaking, we have the whole beach to ourselves! Thank you kati!

Very beautiful location with everything you need to enjoy Orcas Island for a week with 12 people. We had a great time hanging out in the house, playing yard games, kayaking on the beach that is 200 yards away, and using as a base to explore the island. Kati was a fantastic host offering tips for scheduling ferry to and from the island and maintaining the house which is full of character and charm.

We loved our stay at the Orcas Beach House! The home is lovely and spacious with everything you might need. The yard is huge with an amazing view and was perfect for lots of outside play with the dogs and kids. The location is ideal with lots of quiet and privacy and easy access to the shore while being close to everything for lots of exploring. We had 8 people spanning three generations (ages 81-12) and everyone enjoyed their time. We are already dreaming of our next trip to Orcas Island and staying at the Beach House.

We live in north Puget Sound and have been married for 26 years. We have two grown children in their 20's. We spent every summer of their early years sailing the San Juan and Gulf Islands and have traveled with them all over the world, including a once in a lifetime two-week sailing trip in the Greek Islands. We all believe that Orcas Island is the most beautiful place on earth. Sharing our home with others is a great joy and helps make our dream of owning a home in the San Juans possible.

Why We Chose Eastsound:
We have good friends with a home on the water near our home. Every time we left we'd look at the (at the time) distressed Craftsman Beach House and say 'if that ever went on the market let's try to buy it.' Well, it did and we did! The location is ideal with the stunning view, the sun in the morning and a bright open acre to play on and grow fruit trees. Our favorite marine parks in the San Juans (Sucia and Matia) are just a 10 minute power boat ride away. With a stunning 'exploring' beach a short stroll down the lawn,the town just walking distance (ok, a 40 minute walk, but still) or a short bike ride-(10 minutes) away, and great friends nearby, this home had everything we dreamed.

The Unique Benefits at this House:
Really, we never have to leave if we don't want to! The big lawn is great for frisbee and all manner of family yard games; the firepit for songs, stories and s'mores; the beach to explore for hours and build forts; the warm, casual and traditional house for gatherings large and small and an old porch to sit on with a glass of wine while Mt. Baker lights up the sky. We have to pinch ourselves sometimes.
