Dear Gilbert, the apartment where you stayed is a very grand apartment and its potential still needs to be expressed. You recognise that. Your statement saying the apartment is not ready to be rented is your opinion, but it's certainly not aligned with the experience of the guests who came before you.
It is however true that there are imperfections to fix in the apartment. It is one of the 3 of which compose our historic building. The effort we are putting to fix everything is enormous. The carpet, although very luxurious, is slightly torn and we are already planning to remove it and replace it with a wooden floor.
The house is a grand historic building on 3 levels. Parts of it were built in the 1400s. Making changes is very complex. We must obtain approval from the Comune and the Institute of Fine Arts.
We are aware that the historic house, as it is, has a few shortcomings but we did a test: before "going live" on airBnB we a few test guests to stay in the flat, we asked them if they thought it was ready to be rented out, and what improvement they suggested. Each test guest listed a few things that could be improved, many expressed preferences for showers rather than baths, but EVERYONE agreed that the house is ready to accommodate paying guests.
Our primary purpose is to make the house known and of course we want those who stay in it to have a pleasant and positive experience We are sorry you were not completely satisfied. We will use his criticisms to improve things.
Transparency is our primary driving factor. We asked a few experts to evaluate a possible rental price per night, and they all said it was in the region of 300 euros per night. Of course, because we know that there are minor adjustments to be made, we have gone live on airBnB at very low price, about 30% of the actual value. So the customer saves 70%. The dishwasher is still to be fixed. The fridge is old but works. Same story for the washing machine and the hob.
We are not entirely in agreement with your review, but we will make changes to the listing and explain the minor imperfections and the reasons why it takes time to resolve them, which are predominantly due to bureaucracy . But there are also budget reasons, as the entire building is very large and renovation and restoration works is difficult.
