By moving forward and booking our home, you confirm you understand all the below:

CITY REGULATIONS
Due to the City of Austin's new short-term rental regulations, no more than six unrelated adults are allowed to stay in any single-family residence in Austin, Texas. Also, no more than 10 adults are allowed on the property. Failing to observe these rules will lead to immediate eviction without refund.

CHECK-IN / CHECK-OUT
Check-in time is 4pm.
Check-out time is 11am.

NO PARTIES
We respect our neighbors and we expect you to do the same. Parties will constitute immediate eviction without refund. Please make sure to observe quiet hours from 10pm to 9am.

SOUND SENSORS
We inform our Guests that noise sensors are installed in the living areas. The noise sensors are not recording devices and are used only for monitoring sound levels in case a noise violation is received by the City of Austin Code Compliance Department. Only the Property Manager has access to the noise reports, and will look at them only if we are alerted by a neighbor or Code Compliance Officer regarding a potential failure to observe our House Rules. Removing the noise sensors will jeopardize your stay. Guests should never be worried about the noise sensors ift hey intend to follow the House Rules and comply with the City Regulations.

CLEANING FEE
Guests will receive check-out instructions the day before the end of their stay. Guests are required to properly use and take care of our home. The cleaning fee will be used towards professional cleaning service, and covers regular check-out cleaning and regular laundry. It doesn't include bleaching linens stained by guests, dry-cleaning if fabrics are stained or damaged, deep cleaning of our appliances if these are not used in a respectful and decent manner. Therefore, any extra money spent on the cleaning fee will be charged to the guests and we will provide a receipt for the required service.

CANCELLATIONS
Cancellation policy will vary during larger events in Austin (SXSW, ACL etc...)

Decent sized place for 7-10 guests. Can walk to Rainey street no problem. Check in process was easy and the hosts are very accessible if any issues arise.

Kevin Burns - the founder and CEO of Urbanspace, a 15-year-old Austin firm that handles residential real estate, commercial real estate and residential interiors - owns 5 properties on Waller Street in the East Cesar Chavez neighborhood that have been transformed into hot - and haute - destinations for out-of-towners.

On one property is a 3,200-square-foot single-family home, Modern Estate With Pool. Just down the street is a duplex with two 2,400-square-foot units, Boho Chic and Dutch Modern, and then another 2,200-square-foot duplex including Modern Farmhouse and Urban Retreat. Each space has been decked out with the finest furnishings from Burns’ Urbanspace Interiors. Together, the five spaces show what bold interior design can accomplish when it has no restrictions.

The story began just down the street the owners's former main residence. In 2013, that lot was vacant, and Burns, who has had his real estate license since he was a 19-year-old student at the University of Texas, bought it to build a duplex.

The duplex was completed just before the start of South by Southwest in 2014, but before he and his wife, Paula, moved into one of the units, he decided to rent out each half of the duplex for 10 days.

He saw an opportunity. “I wrote letters to everybody in the direct neighborhood trying to buy additional properties,” Burns says. He got immediate response and purchased two properties: 46 and 52 Waller.

“I wanted to leverage all of the things that Urbanspace is great at,” he says. “I wanted to show off our development capabilities. I wanted to show off the interior design capabilities, both on the fit and finish as well as the actual furnishings.”

In the shadow of I-35 and within walking distance to Rainey Street, Wallerspace embodies the change that has been happening for years in East Austin. They are gleaming, fresh homes where older structures once stood.

That's when Laura Levilly-Deola came into play to take over the Property Management of Kevin's units. She previously had experience within the luxury hospitality and had moved to Austin a couple of years earlier. She's from Angers, France, which is a cute city surrounded by vineyards and castles in the Loire Valley. Laura takes care of the guests visiting the Wallerspace properties as well as several other homes in Austin, a ski house in Park City, UT, and a ''Made in France'' 62' catamaran. She handles the bookings inquiries, support, coordinates the daily maintenance of the houses, and all necessary tasks that will make your stay outstanding and unforgettable!
