The amenities of what the Sailhouse community offers is above any other place in Rockport/Fulton area. Its quite, close to town, Fulton beach road is a beautiful drive to the downtown attractions. Summerhouse has unique perks such as, a swimming pool, a private beach, fishing pier, pet friendly & close to local dining. Summerhouse is a nice, comfortable newly built 3 bed, 2.5 bath "home a way from home" with Free WiFi, SAT-TV and fully equipped so you and your family will enjoy relaxing.

We are a pet friendly home with a $178.00 Non Refundable Pet Fee (Limit 2 pets). You will provide payment directly to the homeowner by phone. Once Pet Fee is collected your Booking Request will be completed. A receipt will be immediately emailed to you to assure your furry friend will be welcomed. They will love to run on our beautiful private beach and play fetch all day!!

Agreement and Terms and Conditions
UPDATED (7/2017)

You must be 25 years of age or older to reserve and book Summerhouse Fishing Getaway. This Rental Agreement is a legally binding agreement between the Guests and the Homeowner. By making a reservation with us, you are agreeing to the terms and conditions as stated below. These terms and conditions have been updated on 07/2017.
RESERVATION REQUIREMENTS - A payment by credit card of 50% of the total rental fee is required when booking a reservation. You will receive an email confirmation of the payment and details of the reservation. The remaining balance is due no later 14 days prior to your check-in date. By accepting the terms of this rental agreement, you authorize the homeowner to charge your credit card on file for your remaining balance unless you make. We accept Visa and MasterCard and you may pay through (SENSITIVE CONTENTS HIDDEN). Reservations placed within 14 days of check-in date will require payment in full at the time of booking the reservation.
MAXIMUM OCCUPANCY - The maximum number of people (including children) allowed in Summerhouse Fishing Getaway is 6 as stated on your reservation confirmation. Please make sure this is accurate. The occupancy limits are set by the Homeowners Association and are strictly enforced. IF YOU ARE FOUND TO EXCEED THE MAXIMUM OCCUPANCY LIMIT OF OUR HOME, IT WILL BE CONSIDERED A BREACH OF CONTRACT AND WILL RESULT IN IMMEDIATE EVICTION, LOSS OF YOUR SECURITY DEPOSIT, AND NO REFUNDS OR REBATES. We reserve the right to come to the rental house and check the number of people using the facilities, and we have people in the various neighborhoods that report to us if there are too many people at a house.
VISITORS AND PARTIES - Renters are not allowed to invite guests to the rental homes for parties, BBQs, weddings, or for use of the facilities if it is going to put you over the maximum occupancy limits. The house and its amenities are strictly for the use of the renters. If you want to have a gathering with people other than in your rental group you will need to make arrangements to do so at a public place or meeting facility. Violating this policy can result in loss of your security deposit and eviction from the property.
VEHICLE POLICY – The maximum number of vehicles is two (2) per house. This includes golf carts or other rentals. Boats, RVs, campers, jet skis and trailers are not permitted on the property. This is a HOA policy and is strictly enforced. IF YOU ARE FOUND TO EXCEED THE MAXIMUM VEHICLE LIMIT OF OUR HOME, IT WILL BE CONSIDERED A BREACH OF CONTRACT AND WILL RESULT IN IMMEDIATE EVICTION, LOSS OF YOUR SECURITY DEPOSIT, AND NO REFUNDS OR REBATES.
CANCELLATION POLICY - Cancellations must be submitted by email and confirmed no later than 30 days prior to the original check-in date in order to receive a 100% refund and no later than 14 days for a 50% refund. No refunds are given for cancellations, changes, or rescheduling done after 14 days prior to your arrival date. NO EXCEPTIONS. We highly recommend purchasing travel insurance to avoid losing your vacation investment due to unforeseen cancellations. You may purchase travel insurance at the time of making this reservation by contacting your personal insurance agency.
SECURITY DEPOSIT - All reservations require a security deposit of $500. The security deposit amount will be charged to your credit card at the final payment. If your credit card is declined, you will be required to either provide a valid credit card before admittance to the property is allowed. Personal checks are not accepted for the security deposit or additional services during stay. Security deposits will be returned within 14 days of your departure after inspection of the property. Fees for damage, breach of contract, or extra cleaning required will be deducted from your security deposit. To ensure a full refund of your security deposit, we will provide you with a Check Out List to follow.
WEATHER POLICY - There are no refunds due to inclement weather such as raining, cold or overcasts, with the exclusion of hurricanes. In the event of a hurricane, Summerhouse Fishing Getaway will NOT terminate the booking, but allow the guest to reschedule their booking to an equal or less pricing season.
TRAVEL INSURANCE - Protect your vacation dollars from loss due to hurricane, illness, injury, or other circumstances beyond your control. We encourage speaking with your insurance agent and look over the policies offered to see if it is right for you.
PET POLICY – Summerhouse Fishing Getaway is a pet friendly home and allows up to two (2) pets. Cats and non-aggressive dogs only will be allowed. A non-refundable pet fee of $150 is charged per stay. The pets must be included in the original reservation to avoid violating this agreement. If pets are found on the property or pets visiting property during stay is a violation of this agreement. Guests agree to be in full control of their pets by body harness or by leash and take full responsibility for their pet’s actions and well-being. Guests agree to charges for additional cleaning for removing pet hair from furniture, waste in yard, stains from use of linens or towels, must be crated when alone, urine/fecal accidents on carpet. Guest will remove all waste from property to large community dumpster. Guests agrees to this Agreement once reservation is accepted, they are authorizing homeowner to charge Guest's credit card on file for any damages sustained because of pets. VIOLATING THE PET POLICY WILL RESULT IN IMMEDIATE EVICTION, LOSS OF SECURITY DEPOSIT, AND NO REFUND OR REBATES.
DAMAGE, CLEANING, AND MAINTENANCE: Summerhouse is privately owned, furnished, and equipped by the homeowner. Guests agree to take responsibility for treating the home with care. Do not remove furnishings; kitchen items and do not move furnishings around, which may result in additional fees due to extra housekeeping services. Guests agree to properly use and operate all furnishings, appliances, home entertainment items, BBQ grill, etc. during stay. Guests will be charged for any damage or destruction of property caused by the guests and/or guests pets for extra cleaning required. Please report any problems immediately by cal(PHONE NUMBER HIDDEN). Certain areas in each rental property are locked for the owner's personal storage. Guest may not access these locked owner areas. Guests are responsible for placing dirty dishes in dishwasher, removing all food from freezer and refrigerator, taking all properly bagged trash to the provided dumpster located at the frontage of HWY 35 exit.
CABLE/SATELLITE TV – Summerhouse has WI-FI and satellite TV, however management cannot guarantee TV channel availability. Occasionally there are interruptions in cable or satellite service due to unforeseen circumstances. We do not guarantee the availability of cable or satellite service. No refunds or rebates will be offered if cable service is down or DVD players do not work.
CONDUCT - Summerhouse is located in a small community. Occupancy and use of premises should not disturb or offend neighbors or residents by means of parties, excessive noise, obnoxious behavior, excessive speeding through neighborhoods, blocking driveways, sidewalks, discharge of fireworks, or any other noise-inducing mechanisms. Home Owners reserve the right to terminate this Agreement and evict Guests with no refund or rebate who engage in these behaviors. Quiet time is 10:00p and Pool closed at 10:00p Monday -Sunday.

BBQ GRILLS - Guests who use the BBQ grills are responsible for cleaning them after their use. Guests may be charged up to $35 for cleaning of the grill. Guest must use provided “Ashcan” to properly cool and dispose of coals. Please be sure the coals are no longer hot. Charcoal is NOT provided.
CHECK-IN TIME IS 3:00 PM. Sometimes during the off season, homes are available for an early check in, but this is not guaranteed. If you are interested in an early check in, contact Home Owner at (PHONE NUMBER HIDDEN) the day before you arrive. There is no early check in available if other guests are checking out the same morning. On those days, we will make every effort to make sure the home is ready by 3:00, but sometimes cleaning takes longer than expected which could cause delays in check in. Please allow the cleaning crew to finish their job before you enter the house.
CHECK-OUT TIME IS 11:00 AM. The cleaning crew must have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by 11:00 AM will be charged a MINIMUM $30.00 late check out fee that will be deducted from your security deposit. This amount will increase by $30 for every 30 minutes beyond 11:00a. During our off season, you may arrange for a late check out if it is available. You can contact us at ((PHONE NUMBER HIDDEN) the day before your checkout to see if a late checkout is available.
LOST KEYS - There is a $75.00 fee for a lost pier key. If guests lock themselves out of a house do to electronic access failure or lost personal code, please immediately call (PHONE NUMBER HIDDEN) for a new access code or to have physical key delivered to you.
ITEMS LEFT BEHIND – Home owner or their affiliates are not responsible for any items left by Guests. We will collect all items we find that are left behind we will provide a courtesy call. Guest are responsible for charges of $15 personal time of housekeeping, plus all shipping/handling and insurance if requested by Guest. All unclaimed items will be removed and disposed of.
SMOKING – Summerhouse is a NON-SMOKING home. If you smoke, please do so outside, away from the house and dispose of your cigarette butts properly. If you get smoke in the house, you will be charged additional fees associated with ridding the home of smoking residual.
FISHING PIERS - BOATS MAY NOT BE TIED UP TO THE FISHING PIER! Unexpected storms, high winds, waves can capsize boats and cause damage to piers. Home Owner does not authorize guests to tie boats to pier, bulkhead, or beach/anchor watercraft on private beach front. Guests must find proper rental space to store boats, trailers and watercrafts during their stay at Summerhouse.
RELEASE OF LIABILITY - All guests agree to save and hold harmless the property homeowner and Sailhouse HOA for any loss, liability, damages, or costs that may incur during occupancy on or around the property including the pool, pier, beach and bulkheads. ALL GUESTS AGREE THAT ALL CHILDREN MUST BE ACCOMPANIED BY AN ADULT ON THE DOCKS, PIERS, BEACH, BULKHEADS, SWIMMING POOLS, OR ANYWHERE ON OR NEAR THE WATER AT ALL TIMES. Guests assume the risk of injury or other losses relating to any recreational activities and will hold the home owners and Sailhouse HOA with respect to this.
