A spacious, open plan kitchen and living area is bathed in light from the large bay window, perfect for people watching over the busy street below. A sofa bed accommodates an additional two guests. The kitchen area is well equipped with everything you need to rustle up your own treats, and your entertainment needs are met with Freeview TV, WiFi and iPod dock. The master bedroom also enjoys generous proportions, plentiful light and a large bay window. A double bed ensures a comfortable night’s sleep. The second bedroom has a double bed and ample storage. A family bathroom completes this lovely home from home.
In terms of location, you couldn’t ask for more. Running up through the New Town and merging in to Hanover Street to spear the heart of the city centre, Dundas Street is one well-connected thoroughfare. George Street (think shopping bags at your feet whilst you sip an amaretto sour in the sunshine) and Princes Street are just a hop, skip and a jump away, fulfilling all of your designer and high street retail therapy needs. A little stroll further, but still less than a mile from your apartment, and you’ll find yourself on the Royal Mile; the famous artery running across the medieval Old Town and home to Edinburgh Castle at one end, and Holyrood Palace at the other. A five minute wander west takes you to Stockbridge, a quaint village-like district of Edinburgh with a fantastic Sunday market, cosy old pubs and picturesque meandering Water of Leith. Follow Dundas Street north, and visit the Royal Botanic Gardens, 72 acres of peace and quiet and breathtaking scenery.
For amenities, directly below is Margiotta. This residents’ favourite has been providing Edinburgh with local and organic produce for decades, and has an extensive supply of delicious and unusual little bits and bobs, as well as more regular supplies. If you prefer something a bit more familiar, there is a large Tesco on Broughton Road, just a few minutes walk east along Eyre Place. Round the corner on Brandon Terrace and Henderson Row, you’ll find numerous cafes, coffee shops and take-aways. Number 23 and 27 buses run from outside of the apartment, and will take you up to Princes Street, next to the Royal Mile and National Museum of Scotland (an absolute must!), and Edinburgh Southside.
Please note that we do not accept hen/stag groups for this property. This property is best suited to families or sensible groups.
A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager.
Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 21:00 will incur a late fee of £30 for unsociable hours. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed.
The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already.
This property is let on the understanding that it is to be used as a holiday let. It therefore is subject to Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988.
You will receive an email confirming your booking, this then forms a contract of booking.
You are not permitted to sub-let the property (or any part of the property).
You must vacate the premises without demand on the agreed departure date (at the agreed time). The hirer is responsible for the condition of the property and it's entire contents during the hire period, fair wear and tear accepted. The hirer will report any damage or loss to the property manager as soon as possible and prior to departure.
You agree to pay to cover any loss or damage caused. We may charge you for any unreasonable amount of cleaning required after your stay.
You agree to prevent any party members from causing a nuisance or disturbance to other residents/neighbours. You agree that the hired premises will be secured when unoccupied during your stay. You agree that owners/agents will be allowed access to the property if required.
It is recommend all guests obtain personal holiday insurance to cover any potential losses. We (including the property owners, managers and agents) take no responsibility for any damage, loss or injury however caused by any member of your party whilst you stay at the property.
All groups will be vetted and WE DO NOT ACCEPT STAG/HEN PARTIES OR GROUPS OF YOUNG PEOPLE WITHOUT AN ADULT OF 25 YEARS OLD STAYING IN THE APARTMENT THROUGHOUT THE STAY. All bookings must have an adult of 25 years present. On arrival you must present your confirmation details as well as your passport or identity card to us. We (including the property owners, managers and agents) reserve the right to use our discretion in this matter and refuse to check in guests who appear to contravene these terms or are deemed not suitable to take charge of the property.
The number of persons (adults and children) must not exceed the number of sleeping places indicated on the website or the amount stated at time of booking.
