Welcome to my Airbnb townhome! I am very excited for you to stay here with us and hope that your visit in Houston is most enjoyable. Please feel free to let me know if you need anything or if you have any concerns about your stay.
I have set out some house rules to help us as hosts ensure we maintain a home setting where you as guests can fully enjoy your stay in our Airbnb rental, while also respecting the home and neighborhood. Following these rules will greatly help me as a host by making sure the home is taken care of during your stay.
I am here to assist you in any way that I can. Do not hesitate to contact me if you have any questions regarding the items mentioned in this document.
I ask that you treat my Airbnb rental as if it were your own property. Please be aware of the condition of items in the house, and if you notice anything broken when you arrive, contact us to let us know. I also ask that you watch noise levels at night, as I have a close relationship with my neighbors and do not want to cause any problems.
Avoid obstructing others when parking:
Please park your vehicle in the driveway off the street. This is your designated parking area. Parking here will ensure that you can easily come and go as you please without bothering the neighbors.
Check-in / Check-out:
Please be on time when making appointments. We'll expect you to work with us to find a mutually acceptable check-in time and commit to arriving at the agreed upon time. The default Check-in is at 3 pm, and check-out is by 11 am when coordinating with other guests. Arriving slightly earlier, or want that extra hour to sleep? Should be fine, but please check with us first in case it impacts others. Guests must complete a written condition checklist at check-in and checkout.
Lock Up when away:
To provide for the safety of our guest’s belongings, we like to keep the front gate and front door locked and garage door closed as a precautionary measure. Remember to lock up when you leave and at night. This is for your safety! Although our townhome is in a safe neighborhood, we take our guest’s security very seriously. We kindly ask that you turn off the lights when you leave to keep costs down for future guests.
Absolutelu NO Smoking:
The home is a non-smoking environment for all our guests. Please do not smoke on the property. I appreciate your compliance!
Provide identity security photos:
Please upload a profile pictures on Airbnb where we can identify both you and each registered overnight guest by sight. This is our only way of ensuring we let only you and registered guests in and not any strangers or unregistered guests. We will check your and your guests government photo ID against the photo you provide before allowing entry into the house. Any overnight guest must be registered with Airbnb before entering the house. Any overnight guest not registered will be treated as trespassers and you will be charged a security bouncer Service Fee of $100 for dealing with unregistered person on the property after midnight.
USE the security alarm system:
The home has an alarm system and we will teach you how to use it. You will be given the alarm code when you are here and are expected to use the system when we're not home or sleeping.
NO entertaining or parties allowed:
We are perfectly happy having people pop by to pick up our guests, but we would prefer that you not use our home to entertain them. We'd be happy to help you find other places to spend time with your family and friends, for example working out details to pack a picnic to take to a local Park or making a dinner reservation. Any significant damage to the townhome will result in the loss of security deposit and civil actions againt you and each of your registered guests. A guest Service Fee of $ 20 per person is required if you do not submit a Host approved list of authorized visitors for any gathering in addition to a Police Officer response fee of $ 350 for each event when officers are dispatched to the property to respond to neighbor complaints for disturbances.
Absolutely NO drugs of any kind:
We lost a precious friend due to drugs after falling from a balcony. We expect that no illicit drugs be possessed or used on the property, which has a balcony and roof top terrace. Moderate use of alcohol can be tolerated. Complaints of unruly behavior will unfortunately result in you being asked to leave. Not good for you. Not good for us
Respect Occupancy limits – register overnight guests:
We ask that you respect our maximum occupancy requirements – two persons per room - ten persons in the house. We have this in place instead of an additional guest charges in an attempt to keep costs down for you. In the event that you want additional guests to stay, please contact us to let us know. We’re reasonable and have multiple rooms, so we will accommodate others wherever possible. However, all overnight guests must be approved in advance through the booking process and are subject to an additional fee as noted in the booking prices.
Cook only in the Kitchen:
You are welcome to use the microwave, glassware and dishes for anything you've brought for yourself. That means the gas stove top, build-in oven, cookware and knives are to be used only by the Hosts. If you desire a home-cooked meal instead of eating out, you must work that out in advance. If anything should break, spill, or stain, etc. please let me know ASAP. Chances are we can fix issues as effortlessly as possible when we know they occur, which also means better chances of having your full security deposit returned too.
Eat meals in the common areas instead of your room:
If you intend to eat meals at home, please sit down in the common areas - kitchen, dining room, balcony, roof top terrace, or on the back porch instead of eating in your room. Bottled drinks or packaged snacks can be had anywhere in the house.
NO Pets and Animals:
Please do not instant book if you plan on bringing your pet or dog. For the comfort of our other guests, we do not allow animals in the house. We also prohibit pets in this home because of the wood floors. Please arrange other accommodations for pets in advance. We cannot commit to pet-sitting service.
Respect Quiet Hours:
To be considerate to the other roommates, we kindly ask to keep things on the quieter-side after 10 pm and before 7 am. If you want to listen to music, please remember the other roommates and enjoy using headphones in your personal space. Others may have get sleep some time. Waking other roommates up in the middle of the night is not cool.
Dispose of Trash properly:
You will find trash bags in build-in drawers and in the bathrooms. The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanity napkins in the sanitary bin we’ve provided in the bathroom. When the trash can is full, please remove the trash bag and take it to the bins in the Garage. Trash gets picked up by the city every Monday morning.
NO small children under 12:
Our townhouse is a modern style in the Arts District, but it was not really designed for small kids. There are four flights of hardwood floors, a 1st floor balcony, and roof top terrace. We’ve also implemented a minimum age requirement of 21+ for registering guests. Guests under the age of 21 are still entirely welcome – they will just need to be accompanied by parents or guardians.
Leave behind what you do not use:
We'll do our best to anticipate what you may need by way of extra towels, blankets or such. Shampoo, conditioner, and soap are available while you are staying with us along with some other spiffs, but we expect you to leave behind what you don't use during your stay. If you don't see what you need, please ask. Lost key replacement fee is $ 25. Lost garage door remote control fee is $ 125.
Get our help for temperature controls:
If you are hot or cold, please ask us to adjust the programmable zoned air conditioning settings rather than adjusting them yourself. You also have an adjustable overhead ceiling fan in your room for your personal comfort.
Ok to use Fridge and prepare breakfast:
Feel free to put a few things in the fridge - leftovers, beer, snacks - whatever. We'll have breakfast and coffee for you. If you have a request, please tell me in advance, since we might not have it. There is always fresh fruit and toast. We supply a Keurig machine to prepare coffee.
Pick up after yourself when you use of common areas
You are welcome in all common areas of the home and our backyard. Want to play some music or watch a show on your laptop - go for it. You may want to bring headphones if you watch during quiet hours. We provide a TV in the Living room with Directv and wireless internet service from AT&T.
Use of washer and dryer is not permitted for stays of less than 1 week. If you are staying for at least one week, please ask before starting laundry. (2 load maximum)
Cleanliness for wood floors –no shoes policy:
To ensure we keep the wood floorboards and stairs squeaky clean for our guests’ enjoyment, we have a no shoes policy inside our home. Shoes can be left at the entrance. If you have special needs, we will have shoe and boot covers in the closet near the entry.
