I work from home and happy to sit down over a cuppa with some suggestions of what you might want to see and do in the well served local area and the rest of the city.

A help yourself breakfast is provided - tea/coffee/cereals/bread and jams. I do have other rooms, which I let so can accommodate a larger family/party if need be. I live on the premises and am often around to give advice about what to do or see in the local area or the rest of the city.
I am a relaxed host and don't really have many rules - no smoking in the house being the only hard and fast one. Check in is usually after 1pm and check out is usually 11am but a I try to be flexible about times and can extend check out if possible and let you into the room early depending on other bookings. You are always welcome to drop of and pick up bags earlier and later in the day.
I will try to accommodate pets depending on other guests so please ask.

I used to work in the book industry but now run my own internet business selling theatre memorabilia. I very much enjoy hosting guests from all over the world. I used to travel a lot for work and stayed in some pretty soulless and bland hotels. I try to provide as many amenities in the rooms as possible but also want my guests to feel they are in the home of a friend.
I love living in Edinburgh and hopefully have enough knowledge of this beautiful city to help my guests get the most out of their stay.
I enjoy theatre, classical music concerts and exhibitions. I like rugby. I travel when I can and at the moment I am concentrating on seeing some of the Scottish Islands I haven't visited.
There is an old Chinese proverb which says "a man without s smiling face must not open a shop" Or an Airbnb!
I try to smile, be helpful, relaxed and go out of my way to make sure my guests have a really happy stay.
