This is a carefully modernised traditional Edinburgh tenement flat built in the 19th century. Its architecture, decor, view and overall feel combine to make this a very special flat. In fact it's a listed building, the only one in the area as far as i'm aware. It boasts many original features including large windows, high ceilings, cornicing, wood panelling and even the old mechanical doorbell. It also boasts modern creature comforts such as gas central heating and unlimited hot water on demand from a combi-boiler, double glazing, modern fitted kitchen and bathroom, and good quality beds.
Best of all this flat is south facing with no other buildings close by. I've never seen a shadow fall on it even in winter so it's always bright.
This is a real Edinburgh home, a perfect base close to the city centre. I love this flat - one day it will be my home but I can't yet afford to live here so it's available for you to enjoy.
Albion Road is walking distance (about a mile) from Princes Street, Waverley Train Station and the Royal Mile. It is the closest point to town with free on-street parking so ideal if you're travelling by car. If you don't fancy walking then the award-winning local bus service runs routes right past the flat direct to both the new town and the old town.

Albion Road is a well proportioned, comfortable, stylish 2 bedroom flat. The spacious living / dining room can be equipped with an extra bed making it a 3rd bedroom if required.
The price includes a basic breakfast of cereal, toast and tea.

This listing is for the whole flat which has 2 bedrooms with dedicated beds for 4 people. The living / dining room is spacious enough to fit another bed which can be provided for a small additional fee. This allows up to 6 people to stay in the flat comfortably.

The flat is about a mile from Waverley Train Station; you can walk, catch the no.1 bus or jump in a taxi.
From the airport you can catch the regular (and inexpensive) no. 35 bus which brings you all the way to the flat in about an hour.
SETTLING INTO THE FLAT:
I will meet you when you arrive to hand over 2 or 3 sets of keys, show you round the flat and answer any questions you may have about the accommodation, location and Edinburgh in general. After that you're welcome to call or email if you have any queries or issues but I will leave you to enjoy the flat in private. You will get my email address when your booking is confirmed, my phone number is on all the key fobs and I live just across the road. I am available 24/7 for emergencies and 11am - 11pm for general questions.

DISCOUNTS & CHARGES
Some discounts are applied automatically. For example, if you stay for a week you get one night free and if you stay for a month you only pay for 3 weeks. AirBnB's system is good but not perfect so I have to apply some discounts manually. In particular if more than 4 people people stay in this flat for a week or more then I will manually apply a discount to the price you are quoted.
When you enquire about renting this flat I will send you a special offer with the correct price. Similarly, if you want an extra bed and bedding to be provided beyond the 2 included beds there is a one-off charge that I will apply manually. Regardless the length of your stay an extra single bed and bedding costs £15 while a double bed and bedding costs £25.
NO smoking inside the flat or stairwell.
If you have to smoke please go outside.
Please check if anyone needs to use the bathroom before taking a bath or shower.
Please keep the flat reasonably tidy and do your washing up before leaving.
Please be courteous and don't disturb the neighbours or other guests.
Report any issues promptly so we can sort them out.
Pets are only allowed if cleared with myself in advance, a security deposit is paid and they do not damage anything.
