This is a beautiful 2 bedroom flat that's very close to the centre of town. South facing bedrooms are bright and warm with spectacular views of Salisbury Crags. The open plan living space is so comfortable and sociable that one naturally feels at home here. It easily sleeps 6 people, a great place from which to enjoy Edinburgh.

THE FLAT:

This is a carefully modernised traditional Edinburgh tenement flat built in the 19th century. The open feel of its architecture and natural light combine to make this a very pleasant space to spend time. It boasts many original features including large windows, high ceilings, cornicing, wood panelling and the kind of quirky layout that has been superseded by uniform blandness in modern buildings. It also boasts modern creature comforts such as gas central heating and unlimited hot water on demand from a combi-boiler, double glazing, modern fitted kitchen and bathroom, and good quality beds.

Best of all this flat is really quiet, almost peaceful, despite being less than ½ a mile from the Royal Mile and a mile from Princes Street and Waverley Train Station.

This is a real Edinburgh home, the perfect base and just a short walk from the city centre. I bought it with my dear friend David who adores this flat. One day he will live in it but for now work forces him to be in London so it's available for you to enjoy.

Montrose Terrace is walking distance from nearly all the major sights. It is inside the controlled parking zone but less than 5 minutes walk from free on-street parking; ideal if you're travelling by car. If you don't fancy walking then the award-winning local bus service runs dozens of buses an hour. They include the no.35 which passes right by the flat and is the only route that goes up the Royal Mile.

This listing is for the WHOLE FLAT. It is fully equipped and furnished and you will not be sharing with anyone.

Montrose Terrace is a well proportioned, comfortable, stylish 2 bedroom flat. The spacious living / dining room can be equipped with an extra bed making it a 3rd bedroom if required.

The price includes a basic breakfast of cereal, toast and tea.

CAPACITY:

This listing is for the whole flat which has 2 double bedrooms with dedicated beds for 4 people. There is a spare single bed which can be provided for a small additional fee and will fit in either the larger double bedroom or living / dining room. Subject to availability and by special arrangement I can provide a second single bed - this allows up to 6 people to stay in the flat comfortably.

DISCOUNTS & CHARGES

Some discounts are applied automatically. For example, if you stay for a week you get one night free and if you stay for a month you only pay for 3 weeks. AirBnB's system is good but not perfect so I have to apply some discounts manually. In particular if more than 4 people people stay in this flat for a week or more then I will manually apply a discount to the price you are quoted.

When you enquire about renting this flat I will send you a special offer with the correct price. Similarly, if you want an extra bed and bedding to be provided beyond the 2 included beds there is a one-off charge that I will apply manually. Regardless the length of your stay an extra single bed and bedding costs £15 while a double bed and bedding costs £25.

Great location! Great communication. Zeb left some goodies form our arrival which was really nice. Six of us stayed for the entire Edinburgh Festival and couldn't have been happier. The property shows signs of wear-and-tear but I believe this is reflected in the price. Servicable kitchen. For a trouble free holiday close to all the essentials this is the property for you!

Our host was very pleasant but unprepared for our visit. Unfortunately, when we arrived he was replacing the dishwasher. He told us the flat had not been occupied for a while but apparently waited for the last minute to replace it. There were no personal touches. We loved our host but he just seemed flustered. Kitchen was well appointed. He asked us what we wanted for breakfast but didn't bring it for a while. Also, he didn't have enough keys or enough beds/sheets until later (we arrived at about 3:30 PM and he didn't come back with the keys until about 9:30 PM.. We gave him sufficient notice as to when we would arrive and how many people would be staying there but Zeb wasn't ready. Zeb's personality was great, so friendly and enthusiastic but he didn't seem ready for us. Picture hooks on the wall needed pictures. Windows were dirty and grout in the shower needs replacing. Flat was clean and we had a great time. Location was not a central as we would have liked but the bus stops close to get to the airport in an hour. Thanks for a great time. With minor changes this flat would be really wonderful. It has great potential: newer bed sheets, clean windows, an information booklet or packet with details on the flat, transportation and area, including local shops for essentials. Maybe a small welcome gift or fresh flowers. Thanks for a great stay.

Zeb's flat is a great choice if you are looking for a place to stay while in Edinburgh. The flat is conveniently located - only minutes from the train station and from the Royal Mile. You can walk most anywhere but if you are bit tired you can always grab the buses that pick up at various stops around the flat. Just use (SENSITIVE CONTENTS HIDDEN) Maps and you'll be good to go on using the buses in Edinburgh. The flat itself is a perfect size for a small group of travelers. Zeb was wonderful and even set up an extra cot bed in the living room for us. Working with Zeb was a great experience. He was attentive, gave clear directions, and was able to accommodate our requests. We didn't get to meet him in person because of his busy work week but he gave very clear instructions and made sure we had the keys to get into the flat. I can't speak high enough about his excellent communication skills. In the end I would definitely recommend staying in this flat and if I'm ever back in Edinburgh Zeb will be the first person I contact about accommodations.

David was very nice, and we felt he cared about us. The first of us came late in the evening. He also came to say hello, the day before we went home. Nice. No problem with going there again. 10 min.ts walk to citysenter.

A friend and I stayed here recently, we had the be time and it was fantastic value given its proximity to the city (under 20 mins walk). The view of Arthurs seat from the bedroom window was spectacular. Zeb was friendly and accommodating during our stay. we decided to stay longer and Zeb made this possible with minimal complication

ARRIVING:

The flat is less than a mile from Waverley Train Station; you can walk, catch the no.113, X26 or X44 bus, or jump in a taxi.

From the airport you can catch the regular (and inexpensive) no. 35 bus which brings you all the way to the flat in about an hour.

SETTLING INTO THE FLAT:

I will meet you when you arrive to hand over 2 or 3 sets of keys, show you round the flat and answer any questions you may have about the accommodation, location and Edinburgh in general. After that you're welcome to call or email if you have any queries or issues but I will leave you to enjoy the flat in private. You will get my email address when your booking is confirmed, my phone number is on all the key fobs and I live 5 minutes walk down the road. I am available 24/7 for emergencies and 11am - 11pm for general questions.
