I can't say anything about Frances as a guest because she cancelled the booking a few hours before. Frances booked the room for one night. Her reasons were: the check in time changed from "after 15:00H" to 19:30H the day before arrival. And address was different from the one on the AD. As I explained to Frances, real address is one minute away from the one on the AD (so it never occur to me that could be a problem) I tell my guests this detail at least 4 days before arrival, is like this for security reasons. Regarding check in time that was due to a new job schedule (a work emergency) I apologized to Frances for inconvenience but there was nothing I could do. She was very upset. She asked me to do a cancellation so she could get a full refund. I explained I would not do that due to future fees from Airbnb. Frances insisted. I explained I would contact Airbnb so she could get a full refund. Unfortunately for me I got charged a fee because of changing the check in time. As I said to Frances, I believe Airbnb is a community of people (guests and hosts). I believe in flexibility, meaning: guests arriving hours before check in time, hours after check in time (sometimes 1 am or later due to flight delays or because a late night flight)... I have never had a problem so far. Always good experiences. But hosting has as well bad experiences, that was my first one. As I said to Frances, maybe Airbnb is not the best way of traveling for her. Might suit her better a hotel or hostel. As a guest I can't say anything. I have no opinion.
