Our cozy room is located in a restored 1850's Victorian home in New York's 2nd largest historic district. In spite of its urban setting, it's very quiet. A short walk takes you to cafes, riverfront restaurants, brewery and historic sites. We were the first listing in the City of Newburgh and we are centrally located.
This room is on the second floor in a restored historic house on a quiet one way street in downtown Newburgh above our business, Newburgh Art Supply.
We are steps away from Washington's Headquarters, the Newburgh Brewery and Taproom, Liberty Street cafes, pubs and boutiques, Orange County Community College-Newburgh Campus, Newburgh Library, Newburgh City Hall, riverfront restaurants, Downing Film Center- and close to Mount St. Mary's College. It is a short walk to the ferry to the Beacon train station(runs only on weekdays during morning and evening rush hours).
The room has a queen-size bed with a firm premium mattress, is fully furnished with a desk and dresser, and it has a nice size closet. It has two large windows facing north and west and a large west-facing window in the bathroom. Continental breakfast served in our elegant dining room- or seasonally in the garden if you wish. Wi-fi included- there is no TV anywhere in the house. The property has plenty of off-street parking. We are very accommodating hosts and are familiar with all the local restaurants, sites and events.
Children: There is no room for any extra bedding for a child. The room holds two people maximum- including a child. Please be aware that we will only accept a child if there is only one adult, that the child will sleep on the same bed and that we are assured that the child will be watched at all times. It is not a child-friendly environment as we have delicate glassware and antiques scattered around the house.
*In September and October we require a two night minimum stay that includes a Saturday booking.

With the room you pretty much have the run of the second floor. We have a wonderfully-furnished parlor with plenty of comfortable seating and a large dining room that we rarely use ourselves. We also have a well-tended garden with a shaded sitting area in the yard.

We are always around as this is our home and our business is on the first floor. We enjoy meeting new people and introducing them to our city. We respect your privacy, but we are readily available if you need any help or guidance.

We have a cat that is kept in a closed room on the third floor- she is not permitted to wander the house. We clean thoroughly every day. However, if you're chronically allergic to cats, this still might be an issue. We will not allow pets- please don't ask.
We are a vegan-friendly household. We are also environmentally aware- no harsh cleaning chemicals(including chlorine bleach) are used. We recycle everything we can and all our paper and most of our cleaning products are Seventh Generation.
Although we are flexible, we always appreciate a general idea of arrival and checkout time. If stay is for more than one night, we launder towels daily and sheets by request. If there are any problems, concerns or special requests, we expect to be notified as soon as possible to give plenty of time to fulfill or correct the issues.
*This is strictly a non-smoking property. No smoking is permitted inside the house nor on the property. The use of matches or candles are not permitted.
My partner Gerardo and I have worked very hard to restore this wonderful old house (ca.1851) in downtown Newburgh. We are always striving to be an integral part of our community- through our art, our business and through introducing visitors to this great city. We have an art supply store and separate art gallery on the first floor. We thoroughly enjoy meeting new people and do all we can to make them feel welcome. Airbnb has proven to be an extension of what we already do in our business and an ideal way to connect to interesting people we'd never meet otherwise.
