This home is a 2 Bedroom beach house that is wonderfully decorated with beautiful upscale furnishing & amenities. It sleeps 4 people. It's available all year round. There is so much you're able to do when you stay in this home. Long Island Skydive, and much more. If doing nothing is what you prefer, you can lay in the sun on your own Private beach in the summer months or sit and relax, with a glass of wine that you just brought back from one of the great vineyards.
Our homes have wireless internet and cable TV, most all our homes come with kayaks and fishing poles and some even with bikes! WOW ! This is the perfect getaway for any occasion. We are also the #1 destination for bachelorette parties or all girl weekends! The vineyards (wine tasting) and farm stands are less than a mile away. Right around the corner.! There's a five star restaurants only 5 min away. This home is surrounded by the ocean and natural reserve. It's a great beach town community. It's also only 15 minutes away from the Tanger Outlet Mall, East Wind Day Spa, Vineyards, Atlantis Marine World, Splish Splash water park, numerous farm stands, and so much more. It is only 25 minutes away from the Hamptons, Greenport and shelter Island. Montauk, and Fire Island.

RENTAL AGREEMENT

Re: This agreement must be signed to access the home. Dear Guest, Congratulations on your reservation to stay with us!. This agreement is a binding agreement between you and the owner of the home for the (Vacation rental Unit). We (Virginia & Debbie xxxxx inc) are the managers or owners for this property and will be taking the payment on behalf of the owner for The reservation. If there is anything we can do to make your arrival easier or your visit more comfortable, please let us know. We offer car/van/limo services from anywhere you want to go, please see our web site. DEPOSIT AND PAYMENTS: A $500 security Reservation Deposit is due immediately. (please note the Refundable Security Deposit gets refunded after your stay, minus any charges for damage, late checkout, etc. It is not part of the Rent payment). (There is a 3% county hotel/motel tax due after booking, the stay is paied by Airbnb just not the tax) payment method below. Note: MAXIMUM OCCUPANCY CANNOT BE EXCEEDED NO ONE UNDER 21 YEARS OF AGE WITHOUT ACCOMPANIED BY AN ADULTS 24 AND OVER.NO MORE THEN THE AGREED AMOUNT OF PERSONS (WHAT THE HOUSE SLEEPS NO MORE!) ALLOWED IN THE HOME OR ON THE PROPERTY STAYING/VISITING OR STOPPING BY. THE VACATION HOME IS JUST FOR THE AMOUNT OF BEDS IN THE HOME. WE STRONGLY ENFORCE THIS. PLEASE INQUIRE IF YOUR HAVING MORE GUESTS THEN THE HOME ALLOWS IF WE ARE NOT NOTIFIED IN ADVANCE. TERMINATION OF THE RENTAL PERIOD MAY HAPPEN.(NO EVENTS OR PARTIES UNLESS APPROVED BY MANAGEMENT PRIOR TO CHECK-IN. NO MORE THAN 5 VEHICLES ON THE PROPERTY AT ANY GIVEN TIME.)
CANCELLATION: Attempts will be made to re-rent your accommodation. If we are successful, your security/reservation/damage deposit and partial payment will be refunded minus $200 fee. This agreement shall not be assigned or the premises sublet without written consent of Landlord. This agreement is a binding agreement between you and the owner of the home. DAMAGE PROTECTION INSURANCE: Security deposits, covers unintentional damages to the rental unit interior/exterior that may occur during your stay, provided they are disclosed to management prior to check-out. (Upon arrival you must notify us if there are any damages or out of place items within 2 hours of arrival, if not notified you will be responsible). Any damages that exceed the security deposit will be charged to you. If, during your stay at one of our Rental Properties, a Guest causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions. CHECK-IN & CHECK-OUT: The rental period begins at 3:00 p.m. on the day of arrival and terminates at 11am on the day of departure, unless prior arrangements have been made. Early check ins or late departures will incur an extra charge. (IF YOU ARE RUNNING BEHIND THERE IS A $25 FEE FOR EVERY 15 MIN YOU OR YOUR LUGGAGE IS IN THE HOUSE. EVERYONE & EVERYTHING MUST BE VACATED FROM THE HOME AT 11 AM.) The properties are professionally cleaned and inspected before and after each rental to ensure that all guests have a clean comfortable stay. Please be thoughtful of renters who may be checking in on the same day that you checkout. AT CHECKOUT - PLEASE NOTE, NO DISHES IN SINK OR DISHWASHER EVEN IF CLEAN , ALSO CHECKOUT TIME IS 11 AM UNLESS DISCUSSED DIFFERENTLY. THE HOUSE MUST BE LEFT IN THE SAME CONDITION AS WHEN YOU ARRIVED TO RECEIVE A FULL REFUND OF DEPOSIT. No damage is done to the unit or its content including the linens. No items are missing upon the inventory check. (This includes, but is not limited to, transferring items to other units.) All debris, garbage and discards are placed in proper containers. All soiled dishes are placed in the dishwasher and emptied. There was no exceeding the maximum occupancy of the unit. There was no smoking or evidence of smoking in a designated non-smoking unit. Unit is left in neat condition. Pet friendly units show no sign of pet damage or excessive cleaning If you experience any problems whatsoever with the vacation property during your stay, please contact us and we will do our best to rectify the matter as soon as it is practically possible (right away if possible). No action can be taken or liability accepted for any complaints received after this period. We aim to resolve complaints right away, insects are occasionally inevitable, and are not cause for complaint. The vacation property is treated periodically as part of a pest and termite control program, and is cleaned after each rental. NO SMOKING: Smoking is not allowed in any of our units. Smoking is not allowed outside by any open window/door. Smoking is permitted on balconies as long as the doors and windows are closed. SEVERE WEATHER: We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do no warrant refund of rent or deposit. We suggest Vacation Travel Insurance during the hurricane seasons. Travel Insurance can be purchased through CSA via (URL HIDDEN) PET POLICIES: There is a maximum of two pets per guest allowed in each pet friendly unit. Pet fees apply so please let us know if you have any. Guest pets must be treated for fleas and ticks prior to arrival. Guests must pick up after pets and tightly tie the remnants in a plastic bag if staying in a Pet Friendly Unit. Pets are not allowed on the furniture and all pet hair must be cleaned up prior to departure. A $150 fee will be charged if there is any report of pet hair on bedding and sofas. Guest pets must be leashed at all times unless on the private property rented. The violation of any terms of this pet policy subjects the guest to additional fines or termination of the rental period. Guest pet policies and unit availability are subject to (EMAIL HIDDEN)MUNITY RULES: Guest agrees to abide by rules of the community. These may be posted in the unit. These rules may change from time to time.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check-in. GUEST assures us that the tenants will observe all conditions and terms of this agreement as to maintaining the rental in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. GUEST assures that any tenant who violates any of the terms of this Agreement shall be immediately denied occupancy and shall remedy any damages or other expenses, which are caused by the tenant and/or the tenant’s guest(s). GUEST agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises. GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises. GUEST agrees that during the term of this agreement and such further time as he/she occupies the premises, he/she will keep the rental clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of the agreement, reasonable wear and tear and damage by unavoidable fire and casualty only exception. GUEST agrees to indemnify and save our company and owners of property harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises. We accepts no responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by events beyond our control, including but not restricted to war, terrorist activity, civil commotion, flight delays, or cancellations, airport closures, loss of luggage, adverse weather conditions, fire flood, or industrial dispute. We cannot accept any liability for failure of public supplies such as water, electricity, Internet or breakdown of the air conditioning system. Nor for the consequences of the action or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control. We cannot accept any liability for your personal safety during your vacation. It is particularly important that children are supervised at all times in and outside the vacation property. We assume no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions. Whenever possible, valuables should be left secure and out of sight. We hope you enjoy your stay and will be happy for your return. Thank you! Virginia and Debbie do have many beautiful properties to offer but I was very upset by the communication. They listed their Mattituck house for 2 nights on Air BnB, then later claimed that it was a 3 night minimum. I asked them to please honor their original agreement and they said 2 nights would be fine (since that is what Air BnB listed!!). However, a couple of days before we were supposed to leave for the Mattituck house, my sister and I inquired whether we could have an additional 1-2 ladies enter the house to get ready for dinner. At this point, they created a big scene about changing my party of 6 ladies to a different house--which was 40-45 minutes away from all the activities I had planned for my bachelorette party and moreover, a more expensive house. They called me and made it very confusing over the phone, saying I had no choice but to change my reservation to the Rocky Point house. When I asked why, V and D claimed they were concerned about the number of cars parked, etc. They also mentioned something vague about the season being a busy time for the Mattituck house (they must have re-booked with another party for a longer period of time). This is my first time using Air BnB and since I am a business person, I was surprised at the way I was spoken to and the way things were handled. I would not speak to clients the way they do. Regardless, we made the best out of the situation and the house was beautiful and clean. I wouldn't say Rocky Point has high quality food though.

This house is absolutley beautiful! Thellivingspace is ample, the outdoor space is priceless. The house is just a stones throw from a private beach. The amenities made our stay extremely comfortable. This is the kind of beach house you arrive to and never want or need to leave! A definite gem!

A fantastic house, very comfortable and quiet. The location is excellent and you can get down onto the beach in a matter of minutes. Hot tub was great and whilst we didn't kayak, they are available at the house which is an added bonus. Not sure what this area is like in height of summer, but was perfect for a long weekend in May (think deserted beach, we saw no more than 10 people on the beach in 3 days).
