In the interests of fairness, we would like to provide some context around two issues. As an Airbnb host yourself, you would understand the detrimental effect that a less than positive rating on any aspect can have, such as the 3 stars you gave for our location. This was surprising and disappointing to us, as you mentioned that you liked the fact that the beach was a short 10 minute drive away, which the majority of guests would consider to be a major plus. Previous guests have commented they found our location excellent, given that we have a supermarket and restaurants one block away (an easy walk), and we are only five minutes away from the train, cinemas, golf courses and two major shopping centres with numerous restaurants. We are also only ten minutes away from the city, the river, all the fantastic attractions in the newly redeveloped Scarborough Beach precinct and Hillarys Marina (where you can catch the Rottnest Ferry). We also have close and easy access to the comprehensive public transport system, which puts the city, beaches and most other places of interest in the greater Perth area within easy reach for anyone without a car. The merits of our location are born out by the large number of new, quality commercial and apartment developments in the area. We wonder why, as a returning resident to Perth, and knowing the city as you do, you chose our location but then marked it down.
You commented that ‘The outdoor area has three properties that surround it in close proximity so its important to keep the noise down.’ The proximity of our neighbours is fairly typical of most Perth suburbs. In the ten years we have lived here we have not received any complaints from any of our neighbours, despite us having a large family, six young grandchildren and numerous friends, who visit regularly. During the first two weeks of your stay, there was no problem with your frequent visitors, so it was unfortunate that you decided to ‘entertain’, as you put it, on the third weekend. Excessive noise resulted from this, and it went on for 8 hours on one of the days. We therefore had to ask you a couple of times to wrap things up in consideration of our neighbours. As you know we did receive a complaint from a neighbour about the extreme noise level and bad language. We feel that the need to be considerate of our neighbours is no greater than that indicated in your Airbnb listing when you say: ‘Our house is a semi detached unit with a shared wall between ours and our neighbours properties. We request that guests respect our neighbours and keep noise to a minimum’. Normally with only two guests, noise is not a problem.
