Apartment Cusius is a comfortable one bedroom flat consisting of entrance hall, kitchen/diner/living room, bedroom with a glimpse of lake view, bathroom with shower box. Located in a typical period building in the historic center of Orta San Giulio, just a few meters away from the lake, it was renovated and newly furnished in 2012, enhancing its charming ancient wooden ceilings and cotto floors. Kitchen with 4 burner hob, microwave, convection oven, dishwasher, refrigerator with freezer compartment, kettle, provided with dishes, glasses, cutlery, pans and kitchenware. Living room with Full HD LCD TV, satellite receiver, DVD player, HI-FI system, double sofa bed, table and chairs. The flat is equipped with WI-FI internet connection and independent heating. Vacuum cleaner, iron and ironing board, detergents and cleaning products. Cot and highchair available for free on request. Our welcome guests will be granted a car place in a covered parking 200 m away (2 min walk).

We require our guests the signing of a rental contract as follows:
The rent will be ruled by the following agreements.
1. The contract is concluded for the stay of the agreed number of guests during the period from the check-in date (after 16.00) to the check-out date (before 10.00), when it will cease without any notice.
2. The agreed rental price is collected directly by Airbnb, which will handle the payment to the owner. The rental price includes the tourist tax, as determined by the City of Orta San Giulio.
Payment terms and cancellation policies are ruled by Airbnb terms and conditions.
The rental price includes all charges for the supply and consumption of electricity, water, gas and heating (from October 15th to April 15th) for the period of the contract.
The receipt of the keys is scheduled for the check-in date at the property.
The amount of Euro 150,00 (Euro ONEHUNDREDFIFTY/00) is agreed as a security deposit, ruled by Airbnb terms and conditions. At the end of the contract the owner will verify the good condition of the property and its furnishings.
3. The owner states that the property is in good condition and free from defects that may affect the health of its occupants. Before receiving the keys, the tenant will visit and examine the property. The tenant must notify the owner at this time of any defects and faults detected. Anyway, if they happened or were noticed later, they must be immediately reported to the owner in order to allow an early intervention.
4. The owner states that the property is duly insured against damage from fire and explosion, and for civil liability.
5. Receiving the keys, the tenant takes possession of the above mentioned property in every respect, becoming its caretaker. The tenant agrees to keep the property in good condition for the entire duration of the contract and to return it in the same condition in which it was received, otherwise he'll have to refund the damage.
6. The keys will be returned to the owner on the last day of stay at an agreed time. In the case of early return of the keys before the end of the contract, due to circumstances of any kind, the difference in rental price will not be refunded.
7. Together with the keys, the tenant receives a magnetic card to access the covered parking, that must be returned intact at the end of the contract. Use of parking is included in the total amount of the rent. In the event of theft, damage or loss of the card, the amount of Euro 40,00 (Euro FORTY/00) will be deducted from the security deposit.
8. The owner provides the tenant WI-FI internet connection, free of charge and password protected, which can be used by a maximum of two devices simultaneously. This service is intended for a standard use (web browsing, e-mail) and shall not be used to download files that are particularly heavy, illegal or protected by copyright. Technical support concerning the WI-FI internet connection is not provided.
9. Is forbidden to accommodate in the property more people than those specified in this contract.
10. Is forbidden to bring in the property pets of any kind.
11. The tenant acknowledges that this is a non-smoking property, and therefore agrees to act accordingly together with the other guests.
12. The fireplace in the property is closed and not working, and cannot be used.
13. The tenant cannot sublet the property to third parties.
14. The tenant agrees to perform a proper waste disposal, following the instructions for separate waste collection, established by the City of Orta San Giulio, that can be found in the property.
15. The tenant and the other guests cannot carry out activities in the property which may be considered annoying, noisy, unhealthy, noxious, dangerous, illegal or against the Italian law. They also commit themselves to a behavior that does not damage or disturb the other residents in the building.
16. The owner shall not be held responsible in the event of service interruption (electricity, water, gas, heating, WI-FI connection) due to circumstances beyond his control.
17. The owner shall not be held responsible for the behavior of the other residents in the building.
18. The owner or his delegate has the right to visit the property during daytime, after reasonable notice to the tenant.
19. The owner and the tenant authorize each other to the treatment and to the eventual communication to third parties of their personal data exclusively in relation with the formalities connected to this contract (Legislative Decree June 30th 2003 n. 196).
20. Any change to this contract may take place, and can be proved, only in writing.
21. The owner and the tenant mutually agree that, for what not expressly specified, this contract is exclusively governed by the regulations of the Italian Civil Code, since being a rental contract concluded only for tourist purposes (art. 1, c. 1, letter c, Law (PHONE NUMBER HIDDEN). For any dispute concerning the execution of this contract is agreed between the parties the exclusive jurisdiction of the court of Novara, Italy.
