Classified "furnished house 4 * by the Departmental Committee of the Gironde, the house is scheduled for 8 (to 10 people with extra room).
Contemporary design and a 180m2 area on one level. It is bright, functional, warm and tender benefits treated for a peaceful and relaxing stay.
As for equipment, you find all the devices of modern comfort (Box wireless internet, flat screen TV, DVD player, mini-stereo, washing machine, dryer, dishwasher)

DAY AREA offers a large bright living room, cathedral living room of 60 m2 with high ceilings overlooking the open kitchen fully equipped to delight the most discerning cooks. Large windows open onto the tiled terrace overlooking at the pool.

SLEEPING AREA can satisfy the most demanding since it consists of 4 bedrooms with private bathrooms.

OUTSIDE , from the first fine days, you will not resist going on the terrace overlooking the golf course, to enjoy nice moments of conviviality with family around a delectable meal with friends near the barbecue or alone, with a glass of chilled wine and a good book. House with private pool in a garden of 1800m2. The rented place is provided for up to 8 people.
The tenancy is concluded Saturday from 17 hours (entry) to Saturday before 10:00 (release date). The agent shall not be obliged to offer accommodation before the time stated and the tenant shall not be entitled to remain in occupation after the time stated, unless by prior agreement between both parties. (Times can sometimes be flexible)
The lease automatically terminated at the expiration of the fixed term, without the need to give notice. The lease can not be extended without the prior written consent of the owner
At arrival: the tenant calls the local representative to make an appointment the previous day and when at least an hour away from the site. When checking in the house, the keys will be given and a visit of the house will done.
At departure: the tenant calls the local representative at least 24 hours before his departure in order to make an appointment for his check-out

Security deposit
In case of damage to furnitures or other property (including that in public areas of the building), any loss of items, a deposit of 1000€ is requested.
Attention! The loss of key will result in an invoice of € 120 per key.
If after departure the inventory reveals no anomalies and the apartment is properly presented, the deposit will be returned to tenant within 10 days after the day of departure. In the event of damage, loss, the owner will return to the tenant an amount equal to the deposit less the cost of repairs, replacement, etc. no later than 2 months after the day of departure.
If the deposit is insufficient, the tenant will make up the sum to cover the total cost.
This security deposit shall in no circumstances be regarded as part-payment of the rent.

Use of premises
The number of persons may not exceed the maximum accommodation capacity (8 persons) specified in the description, subject to penalty of immediate termination of the lease and immediate eviction of the tenant and the preservation of its rent without further formality.
The tenant shall enjoy the house peaceably and will take good care of its contents and its facilities and agrees to notify the owner immediately of any repairs made necessary by his actions during the rental period.
He shall ensure that the tranquility of the neighborhood is not disturbed by his act
Bedding should be used normally, especially is sleeping with sheets and pillowcases. The windows are equipped with electric shutters; the tenant will ensure that nothing interferes with their operation.
No Pets allowed unless by prior written arrangement with the owner. No smoking will be permitted inside the house.
The use of high-speed Internet must be done responsibly. Tenant is responsible towards the law of all downloads made during his stay.
It is forbidden to set up tents in the garden; the parking of caravans (motorised or otherwise) is not permitted on the property grounds.
The tenant will keep the parks clean, throw garbage in the containers provided for this purpose. Sorting household waste is required in the residence and the tenant will seek to respect the waste collection schedule.
Maintenance of the garden and the pool are the sole responsibility of the owner, as well as the maintenance of water quality.
The tenant shall in no case manipulate the machinery of the pool, sprinkler or other accessories without the written permission of the owner and shall be solely responsible for any breach.
All facilities are in working order. The tenant shall report to the local representative without delay any defects in the property or breakdown in the equipment, machinery or appliances in the property, garden or swimming pool and arrangements for repair and/or replacement will be made by the agent as soon as possible
The tenant can not object to the visit of the premises where the owner or his representative upon request. He has to let the owner (or his representative) the opportunity to make the maintenance of green areas (mowing, raking leaves), pool (adding water, water testing, cleaning filters ...) and all urgent work that would be required on site.
The tenant is not allowed to sub-let under any circumstances, even for no payment.
The premises are leased for the use of temporary accommodation, and this excludes occupation for any other activities, professional, commercial, artisanal or any kind whatsoever.

Pool: Warning - Recommendations - Security
The tenant has to take all necessary precautions for the use of pools, especially if staying with young children, Children should at all times be supervised by a responsible adult. A safety device do not replace in any way replace the vigilance of responsible adults, who must exercise constant and active surveillance. They should read and know the specific safety instructions. The swimming pool shutter ensures the protection of young children only in the locked position. (Rules of the pool are provided on arrival)
The tenant undertakes to respect the instructions given to the pool area and fully recognizes to remove the responsibility of the owner or his representative in case of accident to himself, his family or its guests.
Damage to the lining of swimming pool or pool shutter as a result of the fault or abuse, either wilfully or negligently or otherwise, of the tenants will be fully charged to tenants up to the cost of replacing, such liner and any consequences thereof.
In case of disagreement with this clause, tenants are asked to plan booking a house without a pool.

Inspection and inventory
The tenant agrees that the inventory may be made either by the owner or by the owner’s representative.
The inspection and the inventory of all furnishings and fittings shall be carried out at the start and at the end of the rental period by the owner (or local representative) and the tenant.
In case of non-completion of the inventory provided on arrival, the tenant will have 24 hours to check the inventory and to inform the owner of any anomalies. After this period, the leased assets are considered to be free of damage to the entrance of the tenant.
If the inspection on departure cannot be carried out due to a time of departure other than the one indicated in the contract and not compatible with the schedule, the owner or his representative shall unilaterally undertake the inspection at the time initially agreed and shall return the guarantee (as security) within 10 days following the departure provided there is no damage and subject to the correct return to initial condition of the premises. Should the owner note any damage, this shall be communicated to the tenant within 8 days.
The tenant agrees to notify the owner in case of problems
Apartment cleaning: The apartment will be clean upon the tenant’s arrival. The cost of cleaning after his departure is included in the price of its rental (except kitchenette, crockery and BBQ).
Sheets will be removed from the beds (when they were provided)
All items mentioned in the inventory shall be returned to their original position as found on the day of arrival.

It is the responsibility of the tenant to ensure that their personal possessions are insured. The owner cannot accept any liability for theft of, loss of or damage to personal possessions.
It is imperative to cover any damage during the stay. The tenant must therefore check that his personal insurance policy covers holiday accommodation. If it does not, the tenant must apply to his insurance company for an extension of cover, or else take out a special holiday policy. An insurance certificate must be send to the owner before the arrival. Lack of insurance, in case of disaster, will give rise to damages.

Automatic termination
In case of default by the lessee to the contractual obligations, this Agreement will be automatically terminated. Such termination shall take effect after a period of 48 hours after a single warning letter or by letter delivered by hand, which would still unsuccessful...

Disputes and complaints
For the execution of the present, the owner and the seasonal tenant make election of domicile in their respective homes. However, in case of dispute, the Court of the domicile of the owner will be only competent. This agreement and its consequences are subject to French law.

A la retraite depuis peu, j'ai plaisir à proposer à la location deux lieux qui nous sont chers : un duplex dans les Alpes à Avoriaz et une villa dans le Sud Ouest à St Sulpice et Cameyrac et ce lorsque nous ne les occupons pas.
En famille, nous les avons meublés et décorés simplement pour en faire des cadres de vie chaleureux, fonctionnels et agréables à vivre pour tous
Notre priorité est le bien-être et la satisfaction de nos hôtes et de faire en sorte qu'ils se sentent comme chez eux.
