The apartment is equipped with a washing machine and there is unlimited wifi.

The apartment is a very cosy, comfortable space with lots of light and everything you need for a stay in Melbourne, and most importantly it is spotlessly clean! Even if you're only using it as a place to crash after a day of sightseeing, you want to know you're relaxing in a clean place with freshly laundered linen on the beds and soft towels in the bathroom.

Being a 2-bedroom flat, it is best suited to groups of up to four. However, I can arrange a fold-out single bed and linen (and additional towels if required) for a fifth person (or just for those who don't want to share one of the queen beds) at a cost of $10/night.

I'm also very family friendly, having a child of my own, and love having families stay. The only thing that I ask is that you are mindful of the close proximity of neighbours when it comes to noise. Please refer to the house rules.

The apartment is in a block of 10 apartments, in a 70s-era brick building - it's not the prettiest of buildings from the outside, but inside is bright, sunny, clean and comfortable!

Having previously been my home, the apartment is well appointed, and has lots of homely touches, including a bookshelf full of books.

Minutes walk to High St cafes, bars, and an eclectic mix of shops.

The apartment is fully furnished with all linen, towels, kitchen utensils and appliances provided.

Guests will have access to the entire apartment exclusively for their own use. They also can access a shared space at the back of the block where there are a number of shared clotheslines. They can also use the shared laundry on the ground floor, which has coin-operated clothes drier and washing machine. NB. The apartment is equipped with its own washing machine.

Complying with the following House Rules is a requirement for permission to enter and occupy the Property.

4.1 General requirements
a) Guest and Visitors must comply with all House Rules and instructions from the
Host during their stay; and
b) Guests must notify the Host of any disputes or complaints from neighbours as soon as
is practicable.

4.2 Noise and Residential amenity
a) Guests and Visitors must not create noise which may disturb neighbours, especially between 9pm - 8am and during arrival and departure at any time throughout the occupancy;
b) Offensive noise is prohibited and may result in termination of your stay, loss of rental paid and extra charges for security and other expenses which may be deducted from your deposit;
c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon neighbours and local community.

4.3 Visitors
a) As the apartment is not large, and is in close proximity to neighbours, no more than two Visitors are permitted at any time, and Visitors are not permitted to stay overnight.
b) Guests are responsible for ensuring that Visitors comply with these House Rules.

4.4 Gatherings or functions
a) The Property is not a “party house” and any such activities are strictly prohibited

4.5 Parking
a) One car parking space is available on the property, and unlimited car parking on the street;
b) Guests and Visitors are to comply with parking regulations and show consideration to neighbours and other vehicles

4.6 Garbage and recycling
a) Guests and Visitors are to dispose of garbage in the allocated bins, and rubbish must not be left in public or common areas; and
b) Glass, paper and aluminium are to be placed in the yellow-lidded ‘wheelie’ garbage bin belonging to Unit 9/10. Non-recyclable rubbish should be placed in the small, green ‘wheelie’ bin. Bins are located near the front fence of the property.

4.7 Security
Whenever you are absent from the Property, close all windows and lock the front door to maintain security and prevent rain and water damage.

4.8 Smoking
Smoking is not permitted indoors, and is not permitted in the stairwell, or in the car park, as smoke can drift into other apartments via windows and under doors. Guest and Visitors are to move off the property and onto the street to smoke, and MUST DISPOSE OF CIGARETTE BUTTS RESPONSIBLY (i.e. into bins, not on the street).

4.9 Pets
Pets are not permitted on the property, or in the premises.

4.10 Damages and breakages
• Damages and breakages must be reported to the Manager. You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. Management may recover from you repair or replacement cost (at Management's discretion)
• Any misplaced items will be deemed lost or broken and will thus incur a fee.
• Linen and towels must not be taken from the apartment, and excessive soiling may incur additional cleaning fees.

4.11 On departure arrangements
• Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition.
• All furniture and furnishings must be left in the position they were in when you arrived
• The property should be vacated on time and secured. All windows and doors are to be locked.
• You are responsible for the safekeeping and replacement of accommodation keys. Loss of keys will incur an additional charge of $200.
• Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dryer, emptying the fridge, removal of excessive rubbish, removal of excessive smells etc, removal of excessive finger prints.

4.12 Emergency Contact
In the event of an emergency relating to the Property, please telephone Lanie on (phone number hidden) Compliance
a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
b) The Owner and Host reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.

We had a great experience staying at Lanie's place. It was located close to the trams and train stops so getting anywhere was easy. The house it self was clean, tidy and comfortable. Thornbury has heaps of great places for food which was an added bonus. It was easy to get in touch with Lanie when required. All in all, highly recommended.

The apartment is in a great position, very close to a lot of public transport and a number of great cafes and bars on High Street. The beds are comfy and it has a great, warm, strong shower. The kitchen has everything you need the lounge comfortable couches to relax on.

Lanie's place is amazing for anyone wanting explore Melbourne whether it is the cbd or its surrounding areas. Only 20 mins in the train to flinders street station on a train located 5 minutes walk from the apartment the location couldn't be better. As someone not from the area I was incredibly impressed with Thornbury it's quirky and vibrant while being calm and laid back at the same time. My partner and I love a good breakfast and highly recommend brother Alec on the high street. Thanks for a great place to base ourselves while we explored a beautiful city.
