First, I want to empathize that the AC and parking is NOT included in my listing. I provided a portable AC as a courtesy but I have no obligation to provide a AC to the guests (as its not on my listing). Airbnb confirmed that AC is not on my listing page during the investigation.
Second, the AC is working but the water tank needs to be drained. Before each guest checks in, I drain the water tank, but it collects water very quickly. Emptying and resetting is very straightforward and quick, like changing the battery in a remote control. I even left a note and told the guests they can drain it on the floor and use a towel to clean it up.
