This self contained one bedroom flat has its own street entrance & a small sunny outside area that has been decked. It is modern & well appointed, close to the beach & Brighton Marina. Ideally suited to couples but will accommodate three comfortably.

The apartment is modern and comfortable with an open plan living, kitchen and dining area and good quality appliances. The kitchen leads to a small decked area with bench seating for 5-6 people.
The shower room is en-suite and features twin sinks and powerful walk in shower with constant hot water.
The bedroom has a double bed and a triple sliding door wardrobe incorporating hanging and drawer space.
We are happy to accommodate a third guest for £15 (per night) on a very comfortable 'foldaway' bed with a full thickness sprung mattress (there is room for it to be left open or closed in the lounge if you wish, doing so frees up extra wardrobe space). Please bear in mind that the shower room is en-suite to the bedroom.
There will be a one off £10 fee, plus £10 per linen change, if you wish to use the folding bed when there are only two guests.

There is also a travel cot for infants.

The apartment is self contained and has its own street entrance, however, we live directly above and are happy to offer advice and assistance as required.
We are pleased to offer a service wash (wash, dry and fold) in our flat upstairs for £7.50 per load. (To be clear: there is also a washing machine in the apartment).

We are happy to accommodate a small to medium size (well behaved) pet- you will need to bring your own dog bed and bowl etc. East Brighton Park is a short walk away and the local beach is dog friendly.
If you have more than one dog or you wish to bring another kind of animal please discuss this with us first.
Please clean up after your pet so that we can continue to offer this facility for free.
Parking in Rugby Place is resident permit holder only. There is free parking nearby (3 minutes' walk away) as we are on the edge of the controlled parking zone. If you prefer we can acquire daily passes to park on Rugby Place for around £3 per day. I park my own car in the free parking zone nearby.
To drive to the free parking zone turn left out of Rugby Place then first left, and first left again- you will see the "end of controlled zone" signs at (and straight ahead after) the next left turn. There is a footpath that leads back onto Rugby Place at the top end of the cul-de-sac.

THE FOLDAWAY BED IS FOR THE USE OF THE THIRD GUEST, IF YOU WISH TO USE IT WITH TWO GUESTS A £10 SUPPLEMENT WILL APPLY (per linen change).
This apartment is almost exclusively let through airbnb and we do our very best to keep the calendar current. Glitches aside, it's available unless otherwise indicated.
Be respectful of the space and the neighbours.
Smoking is only allowed outside on the deck.
Almost everyone cleans up after their pet so we don't pre-charge for this facility. If you prefer not to do this however, we will levy a minimum £15 surcharge.
Keep the noise to a minimum at night- especially in the outdoor space or if you have windows or doors open.
Please do not place very hot pots and pans directly onto the kitchen work surface.
Please do not use the towels to remove makeup (we supply cream cleanser and cotton wool pads).
Please use the extractor fan when cooking, it helps take the smell outside.
Please do not flush anything other than toilet paper (this includes tampons, condoms and wet wipes- moist toilet paper is okay). Sanitary bags and a waste bin are provided.
Please, make yourself at home and do let us know if there is anything we can do to improve your stay next time. You are welcome to use everything that is in the flat including whatever is in the kitchen cupboards, fridge and freezer. There are many books with a "take one leave one" policy- you can swap one you've read for one you haven't.
PLEASE READ THE FOLLOWING CAREFULLY:-
No smoking indoors (it's okay on the deck but be aware of the fire risk ENSURE YOUR CIGARETTE IS EXTINGUISHED).
Ensure the iron is not left switched on (fire risk).
Do not leave food cooking unattended (fire risk).
Do not leave electrical equipment (particularity a laptop computer) left switched on unattended, especially on the bed or soft furnishings (fire risk).
The use of candles is prohibited (fire risk).
The oven and hob are gas, please ensure they are fully switched off when not in use.
If the fire alarm or the carbon monoxide alarm sounds please leave the flat and contact us immediately. There is a fire extinguisher and a fire blanket for fighting small fires.
There is a hairdryer in one of the shower room drawers, this must not be used in the shower room (risk of electric shock).
Do not place the hairdryer on any surface while switched on (fire risk).
THE FRONT DOOR IS YOUR PRIMARY FIRE EXIT.
-Do not Chubb lock the front door when inside the flat. If you deadbolt the door ensure everyone inside can operate the bolts.
-Do not block your exit.
