THE PROPERTY:
• Secure, key-entry gated property / Up about 40 steps
• Ample non-restrictive street parking on quiet street, usually within 4-5 driveways of our driveway. There are no parking time limitations (other than the city-wide 72 hr limit) nor “street cleaning” days, and no residential parking permits are required.
• Front house is owner-occupied (+ 1-2 quiet roommates, early 40s creative professionals + happy baby! (URL HIDDEN) of whom are sometimes out of town with family or for work)
• Large shared yard (50’x50’) in between your cottage and our main front house (where we live and sometimes rent out up to two of our four bedrooms—see our other listing on Airbnb). Yard has a lawn, rose garden with pebble path, fruit trees (lemon, white sapote, kumquat and fig), brick patio, firepit (we sometimes have a stash of firewood!), weber gas bbq, hammock, tree house and vegetable and herb garden (vegetable garden and grapevines are a bit dormant this time of year, though!). Depending on the season and weather, our homemade ping pong table, boules, croquet or badminton sets might be set up on the lawn and are ready for your use! The entire back yard and all of your cottage and private back yard are fenced in, on our 8,000 sq ft lot. Also consider yourself forewarned of the occasional skunk, raccoon or opossum (we even had two coyote sightings) come dusk!

LOCATION:
• The cottage is nestled, hilltop, behind our front main house, up about 40 stairs. We’re in a wonderful, quiet, hilly neighborhood, north of Sunset Blvd. on the border of Echo Park and Silver Lake.
• It’s just a few blocks to Echo Park, Edendale Library, Urth Yoga, quirky indie boutique shops and restaurants, etc. in Echo Park: Downbeat Café, Brite Spot, Pho Cafe, Mohawk Bend, Miyako Sushi, Masa, as well as Vons, Rite Aid, gas stations and fast food, too. Silver Lake Reservoir and walking path, and the adjoining newly opened Meadows park (great for afternoon kite flying!) area are also a brisk walk away.
• Also nearby: Silver Lake’s Sunset Junction, Trader Joe's, Vista Theater, Los Feliz Village, Atwater Village, Downtown LA (each of these areas with its own Farmers Markets), Dodger Stadium (we've walked the 1-1.5 miles there for a game), Chinatown and the (PHONE NUMBER HIDDEN) and 2 freeways. Silver Lake is central to Hollywood/Burbank/Glendale studios. Various buses stop at the nearby Sunset Bl. and Coronado St. intersection. Our "walk score" is 85, “Very Walkable”!...but don't forget to account for the fairly steep hills you have to climb and descend if you'll shop for heavy groceries on foot!

FEES:
• The rental rate listed on Airbnb includes a 14% Transient Occupancy Tax required by the City of Los Angeles for all stays of 30 days or less. See our reduced weekly or monthly rates for longer stays.
• Please also note that in addition to our rental rate listed here, Airbnb charges you their own booking fee of 6-12% of the final rental reservation amount, on top of our rental rate. As the hosts, we are also charged a fee, which we do not pass on to you.
• Cleaning fee – We include a $95-125 cleaning fee which will be reflected in your final reservation amount. This is for standard cleaning and any additional cleaning (such as for a sink full of dirty dishes!), will be extra.
• Number of guests – With the double high twin blow up air mattress we offer, and with the couch, the cottage can accommodate up to four people, for an additional $10/night per additional person after the first guest. As the cottage is definitely on the cozy side, we do not recommend longer stays for more than two people, though! Any impromptu additional overnight guests’ rental rate will be taken out of deposit, as well.
• Pets - Well-behaved pets will be considered. Please tell us about your pet before booking (including size, breed, weight, temperament, any special needs, temperament, how it will do when left home alone, etc.). See pet deposit, below.
• Deposits – For shorter term stays, we charge an $1000 refundable deposit. For longer term stays, we charge a higher deposit, depending on length of stay, and your references, etc. Pet deposit is $200 and up, depending on your type of pet.

A perfect Echo Park oasis. The cottage is comfortable and spacious - walking distance to everything you need, but tucked away in a charming, green sanctuary with hummingbirds and fruit trees. We were traveling with our dog and thoroughly enjoyed the front and back yards, even in the thick of an LA heatwave. The neighbors in the front house are sweet, and we felt total privacy the entire stay. Jodi and Jason were wonderfully accommodating and communicative. Great vibes all around. Wish we could have stayed longer. Thank you!

Jodi and Jason accommodated me very last minute which I was very thankful for! The house felt like the countryside which is nice but not necessarily what you want if you're looking for a metropolitan LA experience. The place was quiet and relaxing and close to bars/cafes etc. Thanks Jodi and Jason :-)

Overall positive experience. It's a super old house, the window & door screens are all broken, lots of spiders and insects came in to coexist with us, the doors don't hang flush in their frames, it smells like "old house", the water pressure is low in all the faucets and shower... all the typical things you would expect with a really old house. However, to my knowledge, there were no misrepresentations on the listing ad, so I appreciate the integrity of the hosts. Jodi had a phone conversation with both myself and my boyfriend (both of us were renting the place together) after booking the place but before we moved in. The only issue we had was with the internet connection, but it got sorted out within the first week of us being there. There is another house on the property (the main house) being rented to other people, so it's not a completely private experience, FYI. But the neighbors were friendly, and we had no issues. A couple downsides were the freakishly steep hills of the streets in the neighborhood, it made me constantly on-edge about driving anytime I left the house or came back to it (which was every day). There's also quite a long walk from the street parking to the front door of the cottage, including many stairs, so depending on your fitness level and frail-versus-spry-ness, this is something to consider. The area beyond the gate into the backyard and back house (the cottage) was full of unsightly rubbish that had not been attended to or cleared out, unruly vegetative growth, and rotting wood panels and steps. Not an functional issue of course; just isn't an aesthetically pleasing place to come home to. There is a washer/dryer, but it located outdoors, so it was super dirty, covered in spiderwebs, dirt, tree debris, and dead insects. They were also super tiny units, so could only wash a few pieces of clothes at a time. I ended up just using the local laundromat instead. Overall, the experience did not feel worth the price, but at the time we were booking, it was last-minute, so our pickings were slim. Besides the experience and the price not being equal, in my opinion, it was overall positive experience.

There is another house on the property (the main house) being rented to other people, so it's not a completely private experience, FYI. But the neighbors were friendly, and we had no issues. A couple downsides were the freakishly steep hills of the streets in the neighborhood, it made me constantly on-edge about driving anytime I left the house or came back to it (which was every day). There's also quite a long walk from the street parking to the front door of the cottage, including many stairs, so depending on your fitness level and frail-versus-spry-ness, this is something to consider. The area beyond the gate into the backyard and back house (the cottage) was full of unsightly rubbish that had not been attended to or cleared out, unruly vegetative growth, and rotting wood panels and steps. Not an functional issue of course; just isn't an aesthetically pleasing place to come home to. There is a washer/dryer, but it located outdoors, so it was super dirty, covered in spiderwebs, dirt, tree debris, and dead insects. They were also super tiny units, so could only wash a few pieces of clothes at a time. I ended up just using the local laundromat instead. Overall, the experience did not feel worth the price, but at the time we were booking, it was last-minute, so our pickings were slim. Besides the experience and the price not being equal, in my opinion, it was overall positive experience. We appreciate the feedback and that a few things were pointed out that we will be addressing right away. We are glad it was an overall positive experience in spite of thesissues! We love this neighborhood, full of older homes (95-110 years old, built at the turn of the century and up through the 1920s). This does mean, though, that streets were often built on the narrower side. Ours does have plenty of room for cars to drive between parked cars on each side, when cars pull over for each other. The area is full of steeper streets which afford us our lovely views, and breezy fresh air. As noted, the cottage is 50 feet behind the front main house, with both houses up about 35-40 steps from the street. The yard between the two houses is a shared yard. The cottage also has a private-to-the-cottage small rear yard, too, though, which is not shared with the front house, and which has a deck, grassy area, pebble patio, and access to the outside laundry area (which is in a separate, roofed cabinet with a door that must stay closed to keep it clean). Clearly, our previous guests did not do this, and we will—and also have asked our housekeepers to--keep up on this as well, between each visit. Previous guests were also offered a discount for yard maintenance, and when we realized how much was yet to be done, we hired our gardeners back on a regular basis again. Their first yard clean up visit resulted in a cut Wifi line, which we finally diagnosed and fixed during these guests' visit. Again, our usual, regular gardeners are back on the schedule and are taking care of many of these mentioned issues, including further yard clean up, regular maintenance visits, removing any collected yard cuttings, repairs to terraced grassy area in the middle yard (where the steps and wood damage were noted), and subsequent reduction in bugs (there is not a mosquito issue that we know of, since these guests' visit, as our gardener keeps on top of watching for any standing water, and trees and bushes are kept trimmed and away from the cottage, which keeps any spiders, etc., away from the house and laundry. The laundry area includes apartment-sized units, so one does loads that are one half to two-thirds the usual size, but the only real restriction there is that a larger blanket or comforter must be washed in a larger machine, and the housekeeper will wash those separately at the laundromat each time, so it hasn't been an issue in the past. We have booked this and our other properties for over 15 years, and have never had a shortage of interested or satisfied parties for the cottage, and it is in fact our most popular property. Being right on the border of Echo Park and Silver Lake, our immediate area has continued to rise in popularity, so while one can no doubt find other places for a lower rate, our rate has been in line with what the neighborhood can support, and reflects the relatively low inventory when it comes to a place this size that is it's own separate house (not a connected duplex structure), including original period charm, as well as the overall location. That said, it is indeed not a fully renovated, and fully up to date place, being that it is approaching 100 years of age! As noted, we do feel the wording in our listing accurately reflects the property, and for those who want a place with charm and some history, and who aren't looking for a recently built architecture, this has been a great fit! We will certainly have a screen company come out and replace any broken or ill-fitting screens, but as we stated in the ad, this is a place surrounded by greenery and we love that it feels like you are in a woodsy or garden setting. We know of two screens that have a small tear, but at least one of these screens is in a window that is usually left closed due to its location in the bedroom corner. We feel it may be overstating it a bit to say that all screens are broken. We hope that any prospective guests will ask us more about any concerns around any of these issues, as we're happy to discuss in further detail. Water pressure was fine the last time we checked, and we ask that anyone who books the cottage other than through Airbnb and who first sees it in person, tests the pressure, just to satisfy for themselves that it's fine, since this is an older place. No one has commented on this before, and when we've been there, we never felt it was an issue for us. If steep streets aren't your thing, there are flatter sections of Echo Park near the park itself and by Sunset Blvd., but much of Silver Lake and Echo Park are hilly, with lovely sweeping views. It's one of the things we hear neighbors and visitors like about the area...that it isn't on a regular, right angle grid. We would probably walk our bikes up this hill, and it's steep enough that passersby are usually residents of the hill, which is an added safety reassurance, but it's not as steep as nearby Baxter St. either. In the end, it is definitely our goal to offer a restful, quiet spot in the midst of the city, to all guests, and we hope to continue to earn positive reviews from happy visitors!

The cottage worked very well for us. It was a perfect location, walking distance to great restaurants and cafes. The neighborhood is very quiet and we were comfortable with the windows open at night. Jodi and Jason are extremely responsive and attentive hosts. The communication was very clear and timely. We would definitely stay in this location again! Highly recommended.

The cottage is beautiful, comfortable, quiet, and peaceful. We absolutely loved our stay here and extended it for a while. Jodi is the ideal host: incredibly responsive and caring, but not disruptive. The pictures and description are completely accurate. If you're looking for a sweet oasis steps from all Echo Park has to offer, this is the home for you!

I really enjoyed my stay here, I was only meant to stay for a few weeks and I ended up staying for over a month. The house is secluded , an inspiring place to write and read which is perfect for me. Lovely garden and right next to a very cool neighborhood. Walking distance to grocery stores and great music venues. Jodi and Jason are great, always reachable and very cool people.

The coach house we stayed in was in back of the front house which was occupied by regular residents I think. We didn't see them at all, but we were there over Thanskgiving so maybe they were out of town. The space was lovely. It's definitely an old house so expect old plumbing. The outdoor area is quaint and peaceful, although it was chillier than we expected so we didn't spend much time outdoors. Jodi and Jason were perfect hosts. They were also out of town, but periodically checked in to be sure we had everything we needed. They were very accommodating, as we booked at the last minute. They allowed us to check in early and check out late since our reservation did not interfere with anyone else's stay. The neighborhood was also lovely, quiet and quaint. The only hiccup was we had just come from camping and our car top carrier got stolen when we left it out overnight. Silly us- we should have taken it inside. It is an urban neighborhood after all, but perfectly safe. Just don't leave your stuff out. We really enjoyed our stay. Thanks Jodi and Jason!

Oh no! We are so sorry to hear about this theft! We do always recommend keeping any valuables locked in the car or brought up to the house as this is--as you've said--an urban area. We love that it feels like a little bit of suburbia within the city, and with so many spots to walk to, from the house, but it still IS an urban area.
