Water supply: We have a 100L water tank which is fine for more than a single bathroom and is usually enough for the guests to take shower at a normal pace. However, we should warn guests in advance that if other guests are using shower or hot tubs at the same time, the water pressure could become weaker and this may cause some inconvenience.

Temperature: we have one thermostat for the whole house, therefore we cannot provide every guest a dedicated access to the thermostat to regulate the temperature for your own needs.

Sound insulation: Also we cannot guarantee excellent sound insulation – the house was built over 40 years ago and building standards at that time were lower than now.

Considering this, we ask you to judge if possible inconveniences described above are crucial for you before booking our property. If you prefer that you have a 100% no-downtime Internet access, powerful dedicated water supply for yourself, luxury of regulating room temperature only for your own needs, expect 100% sound-proof property protected from any regular outside noises (people speaking, water running, etc.), we recommend that you look for other options.

1. General & Cleaning

a. Guest should keep the Premises clean and secure, protect the property, appliances and furniture from damage, fire and theft. Guest will be charged to restore damages caused by improper or negligent use of property. If the Premises is left dirty and/or damaged, Security Deposit will be charged to cover the cost of cleaning and fixing damages.

b. The cleaning fee is charged only once to inspect and prepare the room: wash the bed sheets, towel and clean the room for just before the Guest's arrival. Regular cleaning of the Premises is not provided by the Host and is solely the Guest' responsibility, as well as the cleaning of the shared space and facilities (bathroom and kitchen) is the collective Guests' responsibility. The Host is not responsible for on-going cleaning of the Premises and shared space and facilities (hall, bathroom, kitchen, utility room). Neither the Host is responsible for organizing, coordinating and managing the cleaning arrangements and procedures among the guests. If the Guest has complaints about other guest who does not respect the House Rules, this complaint should be communicated to the Host, who will take corresponding actions.

c. To respect other Guest(s) and Host, Guest will not play loud music or use any other devices that emit sounds at a volume higher than normal volume of human speech (this includes but not limited to TV, radio, computer and other electronic games, etc.). No screaming, loud voice, slamming the doors, running by the halls or stairs or moving furniture especially between 9pm and 9am. You can move staff in your room as soon as it does not damage the floor, walls or furniture. In fact, if you wish to move something it would be wise to tell us and we would try to help you rearranging the stuff according to your needs.

d. To protect privacy and security of our guests, parties or gatherings, overnight, evening or day-time guests are not allowed on the Premises.

2. Fire and other precautions

a. Guest is not allowed to smoke in the house. If you smell the cigarette or any other smoke (except that caused by regular cooking) or if you notice water leakage or other malfunctions, immediately inform Host.

b. To prevent fire, do not use any heating or other excessively powerful devices (including oil heaters, air conditioners, etc. or anything consuming over 0.5 KWt/h) without Host's consent. Do not leave any electric devices on while unattended.

3. Security and property damage prevention

When leaving the premises, please lock your door and common entrance door. Shut the windows to prevent water leak caused by rain or snow. Guest is responsible for any damage caused by rain or water leakage resulted from Guests negligence.

4. Mail collection and use of address

Do not remove from the mailbox any correspondence addressed to anyone other than you. You are not allowed to give our address to any authorities as your permanent mailing address. If you plan to stay long term over 2 months, you can ask for a permission to use our address as your residential mailing address.

5. Kitchen use

a. You are required to maintain clean standards of living, clean the cooking space and dishes after you finished cooking or having meal, clean the table, the range and wash dishes, pots, and cutlery after yourself.

b. When using fridge and kitchen cabinets, please store your food compactly using only the space that you were assigned and agreed with other guests as a space reserved for your personal use. There is no food or supplies in the kitchen for shared use. Each guest is responsible for their own food and supplies. Do not put your food everywhere in the kitchen or in the fridge and do not use other guests' food.

c. Do not cook burning or excessively greasy food (such as frying bacon) that creates strong excessive odour that can disturb others. When cooking, please switch air exhaust hood on and open the window (if available in the kitchen), avoid oil burning, making smoke or excessive odor caused by use of strong spices, old oil or any food producing strong smell (such as burning bacon). Consider that other people may be allergic to the smell of the food or ingredients that you use.

b. When cleaning the ceramic top of the range, please use only the cleaner such as CERAMA-BRYTE.

e. Although we have some supply of kitchenware and utensils, including pans, pots, cups, dishes, plates, forks, knives and spoons that we keep in the kitchen for shared use, we cannot control how the guests use them, therefore we expect that each guest should be responsible for their own kitchenware, pots, pans, dishes, knives, cups, forks, spoons, etc. An electric kettle, a microwave and a toaster are provided for shared use.

f. Please use the kitchen in such a way that does not interfere with others and does not make other guests feel uncomfortable. E.g. avoid late/early time cooking (after 11 pm or before 8 am)

6. Bathroom and laundry use

a. You are required to maintain clean standards of living, clean the bathroom space after you use, do not dispose any material (toilet paper and other stuff) in the toilet. If the toilet becomes clogged, the Guest will be charged 90 USD to fix this or will have to arrange fixing the issue on their own. Supply of toilet paper is individual responsibility of each guest.

b. Each guest is responsible for their toilet paper, bathroom supplies (shampoo, soap) and laundry detergent.

c. Laundry is coin-operated. Approximately 18-20 Minutes of washing or drying time costs $1 CAD.

d. Be respectful of others when using shower/bathroom
Time limitation of shared facilities is called to protect other guests including yourself from actions of those who do not care of others and may abuse shared facilities making others waiting too long. Consider the time which would be reasonable for shared usage. The suggested time to take a shower will depend on the time of a day. E.g. in the morning or evening hours (when people are using bathroom/shower to get ready for work/classes or after they come from work/school), it would be recommended that you use a shower no longer than 10-15 minutes, as other people may be waiting. The key rule here is do not do anything that may hurt or make feel others uncomfortable, do not do to others what you would not like the others do to yourself.

7. Electricity and water consumption

Please avoid unnecessary waste of energy and water.
i. Do not leave the water taps on while not using them.
ii. Do not leave any electric devices or the lights in your room or other common places ON when you are away.

8. Internet

Shared access to the Internet is provided to the Guest as a courtesy & has limited bandwidth & monthly downloading/uploading allowance. Guest agrees to comply with copyright laws, use Internet for personal needs only, and should not use programs that generate excessive traffic such as file sharing or excessive data streaming programs. Please use Internet in such a way that will not cause inconvenience to others. Individual usage should not exceed 1 Gb per day. Those violating this usage limit will be charged extra. The Host provides Internet access free of charge as a courtesy and is not responsible for connectivity problems, bandwidth, speed and any issues with the guests' network adapters, router, network, or ISP.
More details about Internet usage policy:
Since the Internet is provided free of charge as courtesy to our guests and is not a paid service, thus the rule to limit massive downloads and use of torrents is simply to protect all guests including yourself from potential abusers, who do not care about others and try to grab all Internet bandwidth to themselves. You will never be charged for excessive usage without a previous warning. In fact, we would prefer not to charge for excessive usage at all but simply disconnect the computer regularly abusing the rules from the Internet access. Normally, we do not monitor and count traffic as soon as there is no complaints from any of the guests. For several year we never had such a need – everyone complies with the rules and does not abuse download traffic. Only if we notices signs of network abuse due to excessive streaming or massive continuous media downloads or use of torrents, we will start network monitoring by each MAC address connected to the router and when we find the offender we first give him a notice. If this abuse continues we would rather ban this MAC from the network instead of extra charges.

9. Garbage collection

a. Separate recycling (any glass, paper, plastic or metal packaging – such as cans, bottles, newspapers, food containers, etc), organic (any food remains) and garbage. Do not misuse garbage bin (do not put organic wastes and recycling in the garbage) as it only collected once every 2 weeks, while organic is collected weekly.

b. Please collapse/crash the carton boxes, packaging and plastic bottles before disposing them to make sure they do not use up all available space in the recycling bin.

c. Do not leave organic wastes outside. Put the organic waste in the green bin and make sure it is locked.

10. The guest will be charged 30 USD for lost or damaged key. The charge for damaged lock is 50 USD. The cost to lock out the door in case the Guest left the key in the Premises and has been locked out is 30 USD.

11. Smoking, alcohol drinking, use of substances are not allowed.

12. No pets or visitors with pets are allowed on Premises.

13. Guest authorizes Host to enter the premises with a 2-hour notice to carry out ordinary repairs, provide regular maintenance services, cleaning (as deemed necessary by Host) or to allow a mortgagees, insurers, or purchasers, potential Guests, their agents or other potential interested parties to view the premises. Host can also enter the premises any time without notice in cases of emergency or to provide critical repair and maintenance services.
Examples and details:
Let’s consider 2-hour notice entry. In a situation when we have potential guests who want to rent your room after you and want to see it, we let you know that we would come some time during the day to show the place. We would ask you to prepare/tidy up your room so that it looks nice and attractive - similar to what the room looked when you checked in. Same with other situations when need to show the place to appraisers or other agencies. We don't expect such situations happen often. In fact, in most cases our property is booked via AirBnB without preliminary on site visits.
"No notice" rule applies to situations of urgency. E.g. if there is a water leak, electrical issue, fire threat or any issue that can potentially damage or affect your room or other part of the property and you are out of reach.

14. Supplies. Guests are provided with a blanket, a pillow, a set of bed sheets and a towel. Other supplies (such as toilet paper, cleaning supplies, washing detergent, etc.) are the responsibility of the guests.

15. Guest shall not assign or sublet the premises without the prior written consent of the Host.

(a) Guest must move out of the Premises and remove all personal possessions on or before agreed time on the last day of the booking period specified in the corresponding AirBnB Agreement. If Guest wants to extend their stay after the last day of the booking period, they must give notice in writing not less than 10 days prior to the last day of the booking period. The extension of the booking period requires explicit written consent from Host. If the consent is not received, Guest has to vacate the Premises before 11 am on the last day of the booking period. If after the last day of the booking period, Guest does not remove all their possessions, the Guest will have given up all right to these possessions and the Host will be allowed to dispose of them. If after the last day of the booking period Guest enters the Premises, it will be considered trespassing.

(b) If by any reason Guest terminates their stay (for bookings with a duration of up to one month) prior to the Last Day of the Lease, no refund of paid fees will be issued. Cancellation of the bookings with a duration over one month is regulated by corresponding AirBnB policy.


(a) Guest agrees not to alter, amend or change the decor of the premises or affix adhesives to the interior walls or ceilings without the express written consent of Host. Cost to fix any damages to the property will be deducted from the damage and cleaning deposit.

(b) Guest agrees to notify Host, immediately in writing, of any complaints with the premises that are, or should be, the responsibility of Host to remedy.

(c) Since Host provides Guest with a temporary accommodation with shared facilities, this Agreement does not establish tenant-landlord relationship between Host and Guest.

(d) Snow removal: Guests are responsible for snow/ice removal from the paths and the driveway. Shovels, ice chopper and ice melting salt are provided. Details are provided at the end of this document:

(e) Guest covenants to indemnify Host against any and all manner of claims (including but not limited to any civil or criminal liability litigation claims), demands, damages, loss, costs and charges whatsoever, which may arise out of any theft, injury, damage or loss suffered by Guest, Guests' visitors or Guest's/visitors' property, directly or indirectly, in respect of any matter or thing arising from Guest's occupancy or use of Premises or out of any operation in connection therewith.

Guest acknowledges, that he/she, as a legal adult, is solely responsible for own and their visitors behavior and personal and property safety while staying in the Premises.

Here is a short summary of major rules to remember:
No smoking, no drugs, no guests, no pets, no parties, no noise.
Please clean after yourself and keep everything in order as received at the time of your arrival.
1 – Security
The front door must be locked at all times. The windows must be closed completely (locked) while out.
2 – Overnight Guests
Overnight or daytime guests, friends or otherwise, are not allowed.
3 – Smoking/Drugs
Smoking/drugs are not allowed. Those who are into drinking/partying are not suitable for this accommodation.
4 – Noise
Quiet hours are from 10 pm to 8am. A reasonable noise level should be respected at all times.
5 – Food
All food will be personal, none is shared. Keep your stuff in a contained place in the fridge or in the kitchen cabinet allocated specially for you.
6 – Cleaning
Cleaning own rooms is a sole responsibility of the guest. Cleaning shared facilities (hall, kitchen and bathroom), disposal of garbage/recycling bins to the curb on Monday evening are shared responsibilities of the guests. All common areas must remain clean at all times. Please ensure that the bathroom, kitchen, living and dining room areas are clean after use.
7 – Phone/Internet
The home phone line is not available. Internet is provided free as a courtesy and is subject to fair usage rule (no torrents, now video streaming, no illegal downloads of copyrighted products). In general individual usage should not exceed 1 Gb per day. Those violating this usage limit may be charged extra.
8 – Furnishings
Please respect the furniture and household items (as you would with your own things).
9 – Snow removal
Guests are responsible for snow/ice removal from the paths and the driveway. Shovels, ice chopper and ice melting salt are provided.

Details regarding snow removal:
To help you remove the snow, we provide necessary tools (shovel and ice chopper) and to treat icy condition, we provide ice melting salt. Here are some basic rules of proper snow and ice treatment:
1. Apply ice melting salt only on bare ice, not on the snow. If the ice is covered with snow, first remove the snow, then apply the ice melting salt. If ice melting salt is put on the snow, it will not melt the snow, but rather simply create messy heavy wet snow masses that are harder to remove.

2. Remove the snow from the patio stairs and pathways early after each even light snowfall. Do not let even the think snow layer stay on the concrete patio stairs or asphalt driveway. If it is not removed early, it gets trampled down and compressed, partially melts and then freezes again turning into hard to remove icy cover, that can be dangerous to walk on.

3. When shoveling, take the snow to the lawn, do not simply move it to the other part of the driveway, as eventually it will be harder to remove it from there.

4. Try to throw snow further to the middle of the lawn to allow more space for storing disposed snow.

5. Do not chop the ice using plastic shovel as it will break it. Only use a metal ice chopper to break the ice.

If at extra cost you arranged parking of your vehicle on the driveway, here are basic rules of how you should take care of your parking spot.
1. You are responsible for removing snow on and around the spot where your vehicle is parked as well as from the path from the road to your parking spot.
2. In the morning, after the overnight snowfall, do not shovel the snow from your vehicle down to your parking spot. If you do so, you will have to remove this snow anyway and it will add you more work. The best way is to do as follows:
a. Remove the snow only from your front and rear windshields and from the mirrors as well as clean the path from your parking spot to the street.

b. Move your car to the street curbside and remove the rest of the snow from your vehicle.
c. Remove the rest of the snow that is left under and around your vehicle on your parking spot.
d. Do not leave the snow unremoved as it gets trampled down under your wheels and will turn into the ice by the evening thus making it very hard to get rid of and unsafe to park and walk.

if anybody want to feel him/herself as a representative of the royal family then welcome to Irene and Art's premise! They surprised me by their speed and quality of reaction to my even modest wishes. They take care about all details: my room was super clean and comfortable, all facilities worked properly, internet speed was more than enough for me. I strongly recommend this host!

Irene is a kind and considerate person who genuinely takes care of residents and strive to make the stay as comfortable as possible. I appreciate the fact that the communication was timely and pleasant. I also like the fact that the stay is comfortable and as described. The room is a very simple one and not too close to the downtown but the transportation is good. I've met only Art. Irene's husband whi were extremely kind, he gave me a bycicle fir free. Thank you! And I loved the city, I stayed for a months. It is a good choice if you stay more and need a cheap accommodation in a silent gardening area.
