1)Thank you very much for choosing our unit in South Beach for your "short stay". We hope you will have a great time.
2)We would like to give you some information that we need from you to make your visit and check in going to be smooth and easy one!!
3)Please read carefully the short term contract, sign and email it back to us at (email hidden) or (email hidden), our fax number is (phone number hidden). If you prefer you could bring it with you at check in. But is always better have everything ready before arrival.
4)Please provide us with flight information and time of arrival to the airport (Miami or Fort Lauderdale).
5)Please try to call us when you land (if you fly) or if you drive at least 45 minutes prior arriving to the building to insure that we don’t wait longer than necessary for each other.
6)The best way is to call us again or text us when you pick up the Baggage. We have the WHAT’S UP application that you could use to text free of charge, let us know when YOU ARE already driving your rental car or are in the taxi towards South Beach.

This Occupancy Agreement, dated as of(______ ) entered into between_6717 Tuscany LLC__, hereinafter referred to as “Manager”, and ___________________ a person(s) who is registered as the primary occupier of the residence, hereinafter referred as “Guest(s)” and/or(___ ) any person, company, agency, or organization, for which is making the concierge service reservation on behalf of a Guest, hereinafter referred to as “Client”, Agree to be bound to the following agreement for the term of the occupancy. (Attach Copy of Driver License). All guests and/or including but not limited to any of the Guest’s friends, family, visitors, staff, and/or invitees, hereinafter referred to as “Visitors”.

1.- Owner (6717 Tuscany LLC) hereby allows guest for not more than time listed below the use of apt #9, Hospitality Suite described as follows “ Studio apartment 740 Michigan Ave, Miami Beach, FL 33139, hereinafter referred to as “Condo”.

2. - This Agreement shall be for a term commencing on Date (________) at 12:59 am (when the suit are vacant from the day before otherwise its 4p.m) terminating on Date (______) at 10:30 am (Not to be used by anyone but client and said guests, this agreement is non-transferrable). Late Checkout requests would be considered only on the final day of reservation AND MAY BE CHARGED EXTRA FEES.
3. - The terms and conditions of this occupancy agreement shall be considered null and void if not fully executed, signed, and returned within 3 days of today’s date.
4. - Manager shall at its own expenses provide the following utilities or services.
a. Linens, toiletries, all kitchen cookware and dishware.
b. Lawn services
c. PAID Electricity UP TO TWO WEEKS of stay. Long terms (more than two weeks) will be pay full monthly bill payment (fpl)
d. High speed Internet Connection & CABLE T.V, PARKING UPON REQUEST (in the property if it is available or street parking with a special tag) Interior services (Plumbing, lighting/c)
f. Maid service will be made available for a final cleaning upon the date of termination at a charge of $150.00 for 4 hours of work. Additional maid service may be requires at $25.00/hour

5. - Guest further Agrees(URL HIDDEN)a)Upon the expiration of the agreement it shall return possession of the home being utilized in said agreement in it present condition, minimal wear tear excepted. No person or agency shall commit any waste to the leased premises. ____________Sign
b)All guest and/or visitors shall comply with all building, zoning, and health codes and other applicable laws for the use of said premises. _____ Initial
c)All guests and/or visitors shall not conduct on premises any activity deemed extra hazardous, a nuisance or requiring an increase in any insurance premiums. ____Initial
d)All guests and/or visitors shall not conduct on premises any illegal, immoral or improper activity. All guests shall not make or permit any disturbance, noise or annoyance whatsoever. ____ Initial
e)Owner will not be responsible for any personal belongings or any items of value left behind in the Condo or its premises. If found we will gladly ship it to you, at your expense.
f)All guests and/or visitors indemnifies and holds the owner and agents free and clear of all claims, suites, expenses and liabilities arising from personal injury, property damage or wrongful death occurring in or around the above referenced Condo at any time during the terms of this agreement, as a result of any negligence from said guests and/or visitors. _______________Sign ____________201_ date
g)All guests and/or visitors are required to utilize their own insurance and personal medical insurance, exonerating the owner and concierge firm from any accidents due to the negligence of the person or agency. The said person or agency shall check home for any hazardous areas that may not be fit for children. _____Initial
h)All guests and/or visitors shall also make all children aware of street rules and regulations. Unsupervised children will not be the responsibility of the owner to any extent, including but not limited to : slip and falls, owner will not be held responsible for any accident, death or injury relating to the property), anywhere on the premises _____________ sign __________201_ date
i)This is not a realtor agreement; you are not given any special permission to stay on this property aside from the mentioned dates. You may not extend without notice and you may not stay past your agreed dates. This agreement gives you no legal right to be on this property, aside from your scheduled event dates. j)All guest and/or visitors shall not change, alter, or fix anything in the home without explicit written consent from the owner. ___Initial
k)This agreement shall have no force or effect unless both owner and client or agencies shall have executed and delivered to the other part or fact of execution communicated

l)All guests and/or visitors acknowledges that the condo, all its furnishings and contents contained in the premises as of the date hereof are in good condition, and that tenant shall maintain them in such condition and shall be responsible for all damage thereto. Should tenant discover any damage or defects to the premises or furnishings, tenant shall, within four hours of occupancy of the premises, deliver to owner or concierge service via email thereof. An inventory of the contents of the premises ( including furniture, furnishings, window treatments, bedding, appliances, electronics, etc.) is annexed hereto and made a part of the agreement and can be provided to “person or agency” if requested ________ Initial.
m)“AS IS” “Guests” has inspected the premises and is familiar and satisfied with its present condition or waives his/her right to inspect before occupancy. Unless written notice specifying defect or damage so provided to owner or concierge service at the time of taking occupancy, the taking of possession of the premises by person or agency shall be conclusive evidence that the premises were in good and satisfactory condition at the time such possession was taken. ________ Initial
n)Guest agrees to obey the condominium rules and regulations. In the event that guest do not follow the rules and regulations, Landlord has the rights to termite immediately the short term contract and ask the guest to leave the Premises immediately. Landlord would not Refund the money to the guest under not circumstances because, guest were in default._______ Initial.
o)No shoes/ no towels or any items are allowed to be display or hanging outside of the unit. No towels are allowed to be taking to the Beach. ________ Initial
6.- Upon default or at the expiration of this occupancy agreement whichever occurs first, All guests and visitors shall quit and surrender the premises hereby demised in a clean and presentable condition in as good state and condition as they were at the commencement of this agreement. Guest may receive, at the owner’s discretion, a late check-out extension not to exceed three (3) hour in writing. In event that guest stays past the allowed check-out deadline, guest agrees to pay a $50.00 hour fine for each hour past the deadline time and will be responsible for any re-arrangements required for next expected check/in guest if any.

NO PARTIES ARE ALLOWED AT THIS CONDO, NO LOUD MUSIC AFTER 10 PM, NOSMOKING INSIDE, NO UNDER AGE DRINKING, CONDO MUST BE KEPT CLEAN, ALL LINENS, DISHES AND CUTLERY ARE PROVIDED, TABLE PLACE SETTING IS AVAILABLE FOR 4 PEOPLE UNLESS SPECIFICALLY REQUESTING MORE, ALL TOWELS AND LINENS ARE TO BE PICKED UP PRIOR TO DEPARTURE AND PLACED IN THE BEDROOM . TOWELS ARE TO BE USED FOR DRYING OFF ONLY, NEVER AS FLOOR MATS, CLEANING UP MESSES, AND/OR REMOVAL OF MAKE UP. IF TOWELS OR LINENS ARE STILL STAINED AFTER LAUNDRY SERVICE, THE REPLACEMENT COST WILL BE DEDUCTED FROM SECURITY DEPOSIT; INCLUDING BUT(URL HIDDEN)NOT LIMITED TO FURNITURE, DECORATIVE PILLOWS, BEDDING AND RUGS. TRASH REMOVAL IS THE RESPONSIBILITY OF THE GUEST, ANY WORK AND/OR TIME INVOLVED IN RESTORING THE CONDO TO ITS USUAL CONDITION WILL BE SUBJECT TO A $ 25 HOURLY RATE. THIS RATE IS NO INCLUSIVE OF ANY OTHER PROFESSIONAL SERVICES THAT MAY BE REQUIRED. _______Initial

Liability – Guest agrees to indemnify the owner(s), for any and all liabilities arising from any injury, which may be befall on the guest or guest’s visitor’s staff, invitees, as a result of guest’s use of the home. In the event that said action is brought against the owner(s) as a result of guest or guest’s visitors, staff, invitees, etc. at the owner’s home then guest shall personally pay for all cost incurred by owner, including but not limited to, any remedies or judgments, which may be rewarded, and owner’s reasonable attorney’s fees.

Security Deposit - Deposit shall be held in accordance with F.S. 83.49 and returned or retained from said guest in conformity with the requirements of said law. A $350.00 security deposit will be held by (website hidden) as an offset for any damages to the owner’s property as a direct result of guest or visitors use of owner’s home. The Amount used to pay for any damages will be determined by the owner at owner’s sole and reasonable discretion. These damages receipts for items or repairs will be supplied to the guest by the owner, as proof of repair or replacement of items that were directly damaged as a result of guest or visitors at the owner’s home. In event that damages exceed $350.00 then guest and/or client personally warrants being responsible for said loss and guarantees to pay the owner within the time frame establish by (website hidden) the determined amount. In the event that guest feels owner is not reasonable in his determination of damage amounts then guest may, at guest’s sole expense, pay the appraisal (said appraiser must be approved of by the owner at the owner’s discretion) to determine the amount of damages(URL HIDDEN) 5

In the event there is no damage to property, (website hidden) shall refund said $350.00 deposit at the time they stipulate in their contract.

Great location, a little bit expensive but it's a nice place and furnished, they provide a parking spot as well.
