The overall location is just on the edge of down town Sukhumvit Rd (Soi 30/1) tourist area. The European owner has well maintained the property which is located in a quiet small street with no commuter traffic. The unit has a standard spacious environment with three double bedrooms all with en-suite bathrooms and a jacuzzi in the master bedroom en-suite. Also, being family friendly, supporting guests with infants. There is a high chair and twin cot/crib play pen sleeper (see pics). It is really 6mins walk to Phom Phrong BTS(commuter train service) with 1 & 2 train stops to Asoke (Soi Cowboy) & Nana(Soi 4 Nana Plaza) entertainment center. There are two shopping malls nearby that includes the famous Emporium 'Cineplex Mall and directly opposite the new Emquatier. The Queen's Recreation Park is next to Emporium and lots more nearby shopping dining and entertainment. The Condo is equipped with cooking and eating utensils, linen/towels, Iron, hair drier etc. for essential living. Hi-tech furnishings include full home theatre surround sound DVD/MP3/Karaoke with large screen TV that is linked to a vast cable network of TV channels. Separate fully hi-tech fitted kitchen includes a ceramic hob, fridge/freezer, microwave, mini oven and water filter system. A separate utility room for drying with fully fitted washing machine. Even an electronic security safe box. Free dedicated Internet WI-FI for guest's smart phones and a local hand phone is available. Also an additional wi-fi hotspot login account while on the move around the city.
The 31st Floor offers spectacular city views day and night. It has a dining usable balcony with access from the lounge & two bedrooms with seating and table for eating. It also boasts a patio garden well stocked with plants and automatically watered daily. All living and sleeping rooms have integrated air-conditioning as well as conventional fans. Please note: Two extra persons could be accommodated in the main bedroom with two new futon roll-out floor beds.
Full VIP Club membership for the Balance Health that includes, club including modern fitness center, Sauna, Steam room with 2 swimming pool, yoga, dance studio, Table Tennis, Thai Boxing, Squash court,. The complex has a further 2 communal floors. One is for a garden play area and the other a second smaller swimming pool with an all round view. This Condo is in a well sought after area located on Bangkok's Park Lane only 5mins walk. A Taxi to the airport will cost about 250THB(US$8.6) shown on a meter/taxi.

Guests have access to all areas of the condo. The building has two swimming pools, one of which located 34 floors up offering fantastic all-round panoramic view of the city. A fitness gym has all the usual equipment. Also this floor includes a full boxing ring with Mouey Thai boxing lessons and Yoga classes in a separate hall. The inclusive health Spa offers a varying array of Thai massages, Steam Body Scrubs, Hot Stone packages, facial treatment, manicure and pedicure (Only US$10 each)
In the condo itself, all three guest bedrooms have private on-suite bathrooms with a jacuzzi bath in the Master Bedroom.
Resident security access is reinforced into the ground floor lift area by a security programmed access card.

I usually meet the guests upon arrival and can offer informative local knowledge that l have gained living in Bangkok for 28 years. Also, when guest's check out, l will meet them to collect the keys.

In any event that something goes wrong in the condo. The building has constant daytime maintenance staff to fix any niggles. I can offer additional contracting services within 24Hrs.
We are quite normal and flexible with this matter. You can listen to music at a reasonable level, party with friends is also OK. Simply respect other people living next door and nearby. If something is accidentally broken, damaged, soiled (bed linen) or missing, you will be charged at cost for replacement and handling. I do request that guests (in particular all male and student groups) maintain a proper normal level of cleanliness and further, please keep my property fairly tidy during your stay. Please turn off the air-conditioning when you leave the premises. It is my biggest maitainance problem. Their is physical and electronic security for everyone's benefit.
