Five bedrooms - two queen beds, one full and two singles - plus two sofa beds (one queen, one double) and spare full-sized futon make this an upstate haven! Four miles from the village of New Paltz (called the Berkeley of the East) , three miles from Rosendale, both towns accessible by road or rail trail. Bring your bicycles, your rock climbing gear, or your kayak, because we have private access to the Hudson Valley Rail Trail and the lovely Wallkill River. Enjoy the view of our pond out the picture window, take in the sun and the flower gardens on the deck or in the large backyard, or take a short walk and relax by the tranquil shade near the river. Greet the sunrise and do yoga on our riverside property. Make a campfire and relax. Fire up the Weber grill and enjoy a barbeque. In winter, Mohonk Mountain House's public ice skating pavilion is only 5 miles away. Natural views, fall foliage, local bounty, and local culture are spectacular. The house is child-friendly, but not baby-proof at the moment. Our fully-equipped spacious kitchen, two newly renovated bathrooms, dining room, and large, charming layout will make you feel at home. Unique Arts and Crafts era elements and antique pieces mingle with newly updated rooms. We have central air and top of the line heating /air purifying system. Enjoy the brand new, remodeled, spacious and sunny deck. Washer and dryer (accessible for long stays), dishwasher. Bus service from NYC (Adirondack Trailways from the Port Authority Terminal) will take you to the village of New Paltz, and taxi from there can get you to our front door. Metro North trains run to Poughkeepsie, a 30 minute ride from the house. Plenty of shops and restaurants in our beautiful, Bohemian town, and Rosendale is a funky village too. We can easily accommodate more than 11 people with airbeds, etc. or get rustic and bring a tent! Come and get reconnected with Nature in all her glory. :)

***Please note the pond and river are not suitable for swimming - beyond my control- but are picturesque. I do not apply chemicals to the pond since it is part of the river ecosystem, so algae does occur in summer.

You will have access to the house, large yard, and waterfront property across the street. Yes across the street is our property; the chain across is only to deter random cars. The check in and check out times are listed. ***I will contact you on the day of check-in with the door code please do not expect it sooner.
*** If your group needs early access (before 3pm) or wishes to remain late (beyond 11 am), arrangements can be made based on availability and for a charge of $50 each, early access or extended check out. I will send a "special offer" to adjust accordingly.

****By "events and parties" I am referring to civilized celebrations. If the condition of the house shows signs of excessive drinking etc., expect a security claim and a poor review, possibly even your Airbnb account revoked. This is a family home.
***Please use the easy single-stream recycling can for all paper, cardboard, glass, metal, and recyclable plastics.
*****Please refrain from using candles inside - I have many battery candles for you!
***Please retract outdoor umbrella if it's windy or stormy.
*****If power goes out, the propane generator should kick on automatically, powering the whole house. Please call if it does not.
*****Please be respectful of the neighbors. Town noise ordinance in effect at 10 pm
*****Ticks and poison ivy are realities here. Steer clear of any tall grass, and check yourself.
