Converted into a unique live/work space, this Georgian mews house combines period and contemporary design. Located in a cobbled lane 10 mins walk to Princes Street - a hidden gem tucked away, it's an ideal base for exploring and relaxing in the city.
This is an original mews coach house which was built as part of the Georgian New Town.
The building has been converted by a young team of architects and designers to create a unique 1 bedroom live/work space. There are 13 acres of private gardens on the doorstep with river walks, galleries, shops and restaurants within 10 minutes walk.
Everything from the kitchen and bathroom to the bespoke cabinetry has been newly fitted including the bed and sofa.
The Studio is private and entirely quiet, tucked away round the back of the square. You enter through your own front door framed by olive trees and into the living space.
The handmade kitchen is fully equipped with Siemens and Smeg appliances. All the basics for cooking are provided (salt, pepper, olive oil etc) as well as tea, coffee and fresh milk.
To the rear is a living area with L shaped sofa and under stair cupboards with storage and washing machine.
A stone and glass stairway leads up to a large bedroom and bathroom, which both have lye bleached floorboards. In the bedroom there is a handmade double bed with white cotton sheets overlooking the mews and an original fireplace with cast iron range. Coach lamp outside is on all the time as it is lit by the national grid - the bedroom has black out blinds.
The house is fully central heated making it warm and cosy. The light-filled bathroom has a full length bath with hand shower and additional shower overhead. Plenty of fresh towels provided. There is a hairdryer kept in the bedside drawers.
If you need an extra single foldable bed set up for a child or a relative, there is a surcharge of £35 (added as an alteration request) for extra linens, set up and cleaning. The folding bed is put in the bedroom and takes up little space just let me know in advance if it's needed.
There is no TV but there is free wi-fi throughout the house as well as books and radio.

You enter the Studio by its own front door. A key to 13 acres of private gardens is also provided - a handy shortcut to Stockbridge. Keys are usually left in a key box for guest convenience to arrive any time after 4pm. Key code instructions are sent before your arrival time.

Check in is 4pm. Check out is 11am.
I liaise with guests right up until they arrive as I live nearby. If arrival is after 9.30pm - keys will be left in a key box.
I should be contactable by phone or email but I prefer to respect the privacy of guests after they arrive and settle-in.

If you wish to leave bags for early checkin or for check out later there is a surcharge of £15 which is agreed dependent on whether another booking is checking in same day. The surcharge is added as an alteration to your reservation.
Parking is free (at weekends) outside the mews house - please park as close as possible to building so neighbours can manoeuvre easily. There's pay & display nearby (Lennox Street - left out of mews) for weekdays between 8.30am-5.30pm. I suggest using parking apps, like Ringo, that can be used to book your times on pay and display. There is a paid car park (£10 per day) at the Britannia Hotel in Belford Road, 15 minutes walk away. There is also pay & display in East Fettes Avenue (past police headquarters) in Stockbridge which is £3 per day and only a short 15 minute walk away. If hiring a car, it can be collected from city centre car hire depots - do check them out.
This is a home so please treat the house as if it were your own.
Please do not wear heels upstairs as it would ruin the floor!
No parties please - this a quiet street and I am friends with my neighbours!

Staying in the West End of the city is ideal for being near everything, Edinburgh Castle is 15 minutes walk as is museums and national art galleries a short stroll along the river. Dean Valley is an area of natural beauty framed by georgian architecture. Locally you've got everything you need from three delis, artisan shops, vintage clothing (in St Stephens Street), bookshops, numerous cafes and restaurants, bars and bistros.
