Upon arrival, you will receive the keys from one of the members of the household. Any question should be addressed to me, and I will get you the answer or any assistance you might need. You will be independent in the rooftop level. You will be in a family home but on the roof top so you can be independent. Your set of keys will include a key to the exterior gated access from the street. Members of the household include Guillermo, a young lawyer, and my cousin Jose Antonio, we might have other guests downstairs. All communications requests or questions should come to me online.
Great location, near to Comandante Espinar and Pardo avenues intersection. Close to shopping, gourmet restaurants and fast food/take-out places, churches, public transportation where you can also find taxis, and bustling Miraflores commercial area.
Walk 12-15 minutes for great ocean views.

There is a portable A/C in the unit. We do not use it during the winter. There is also a space heater to keep you warm on the cold humid mornings of Lima's Fall and Winter.
Main room connects to kitchen area, bathroom, and another set of doors open up to the terrace. Your key set include keys to all doors. You must lock when you leave.
I typically contact our guests after arrival, to find out if they need anything or have any question.

Guests have access to the studio unit, with their own set of keys. The main access is through a gated courtyard "the Quinta" (KIN-tah) our home is one of 7 townhomes in this courtyard, on a secnd floor. You would be staying on the rooftop level (3rd floor). Access is through a stairway from the home's back door which leads to a staircase to the roof. There is also an emergency/fire entry way through a common service corridor, which leads from the second and third floor levels to the street level courtyard or "quinta". Your space will have access to an outside patio or terrace, where we have some patio furniture. Around the corner on this terrace, you can also line dry clothes, if necessary, and there is a laundry sink too. Independent intercom for the studio space from the exterior fence.

I live in Ohio, but I am always available by email in case you have a question or need help finding a place. My family members in the household might be able to help but the are not in charge of the hosting. My cousin Jose Antonio sleeps in the rooftop (third) level as well, in a separate unit. My elderly father, Gustavo, used to be our host and loved hosting. This is why you will see his name throughout past reviews.

If you need a driver to pick you up or drop off at the airport let me know, we could arrange this for you with a person we know, who does a good job and speaks English. (see taxi driver info in pictures).
If you have a late night or very early arrival, it might be a challenge for us to host you. Make sure you have flights and you give us this information to make sure we have somebody available to give you keys at your arrival.
We do not show the apartment before before your arrival. Airbnb does not work that way. Read all the detailed information and reviews before writing to me. And when you do so, please make sure you introduce yourself and you fill out the information in your profile. As a host, this is the only information I have to evaluate if I can invite somebody to our home. We reserve the right to decline hosting people who will not provide adequate information or do not introduce themselves properly.
No parties, no strangers should come upstairs. Please write to me with any exceptions. This is a home, not a hotel. We need to know who is home at all times.
Please make yourself at home, and at the same time respect and keep your space clean and safe for you and for everybody. Not following these rules will make us grade our guests poorly on Cleanliness when we have to write reviews.
No stranger visits, nor unannounced friends showing up at the home. Any exceptions needs to be informed and authorized by the host (Isabel) for security reasons and consideration to the other guests and members of the family.
You walk through the house to access the third floor, and we trust you to do that. But if you see an open door to a bedroom or bathroom, these are off limits. Do not access and do not use any other guest's bathroom or bedrooms. If there are special circumstances, it will require my authorization. Any other areas of the home is off limits.
No noise or loud music after 10 pm.
No smoking, no smoke, no fire, no burning anything inside or at the terrace. No smoking in the common areas and quinta *courtyard.
Please remove your trash outside the unit when you leave.
No cleaning service for extended stays. You will be provided cleaning utensils to upkeep your cleaning.
- Sorry, no pets allowed.
Do not leave food items in open containers lying around. As much as we try, there are seasons when it is difficult to control bugs. Any food item must be kept sealed, or in the refrigerator. If you run out of space you may keep your food items in our house refrigerator (second floor kitchen).
Please wipe and keep surfaces free of food stains or crumbs.
Do not throw towels to the floor. This is culturally sensitive to us. We take it as a lack of respect. We get a little offended. And to us it is not very clean to do this. During guest evaluations we grade our guests poorly on Cleanliness when we see that.

I will be your main contact to handle any questions and anything you might need. I spend most of my time overseas, but a member of our household will greet you and provide keys to access your space. All coordinations, questions, payments, and issues or changes related to the reservation should be handled with me online through airbnb or email.
Read ALL description and profile before writing to me, please make sure you have a good detailed profile and good pictures where I can see clearly who I am talking to. Refrain from writing to me if you do not have a pictures in your profile section, or if you do not have reviews. Please be nice, introduce yourself and give us enough information so we can have a feel for our guest before welcoming you into our home. It is a bedroom only.
